  1. This is very very ridiculous. Leaking ceiling ????? The most after ggodwill from HDB and upper floor cost. Lower floor only foot 25% ( $200 - $300 ) Like that also call lawyer to claim. siao ah Don't know where you are also later ...
  2. TV mount are held to the wall by wall plug, You need tools to remove the TV mount. TV are just hook to the TV mount. Meaning you don't need tool to remove them. You unhook TV just like you unhook curtain. 'non-movable fittings' do not include thing like, TV, curtains .... anything that can be move without any " tools or equipment. " are movable fittings
  3. The repair itself is a simple task, same day, finish liao. But the procedure is very lengthy. 3 party meeting ( HDB, both owners ( up & down ) After verbal agreement, 1 of the owner must go see the RC committee to request them to issue letter to HDB, request that HDB foot the 50% out of goodwill. RC can see you only once a week. Upon receipt of this letter, HDB will issue letter to both owner to sign back by certain dateline. Impossible to do it in FEB, cos chinese new year + 2 weeks... etc. My case already sign back 2 weeks ago, earliest repair can only be in March.
  4. DIY myself. Material cost Letter - $16 ( real brand ) door - $ 11 gate - $ 8 just need tool ( + screw driver, long nose plier, adj spanner ) Less than 5 mins per set .... next I will change the room lock... haven,t start yet.
  5. If the buyer is doing reno on the toilet floor, it should be of no concern.
  6. If can't built a shower screen, may consider a 2 ft glass part, least some water don't splash over there.
  7. This toilet comes with hot/cold water. Can try to isolate the hot water first to see if that pipe is leaking. Conceal pipe very hard to quote, lucky strike can find, otherwise, must hack everywhere. Can test by knock on the tile for hollowness, just a gauge. It you want cheaper, get plumber to divert both pipe for expose pipe and make good whats damage. Mine is the hot water pipe in the common bathroom, just get plumber to install a tap to cut off hot water supply, cos I can using storage tank.

Owner install shower screen so that water don't splash to the toilet bowl One way, to counter that would be to put additional drain hole inside the shower screen. this drain hole link to the one ouside. Then again ...all these involve hacking the floor and reintalling the toilet bowl ) finding the matching floor tile ... May cost you like $600 ~ $700 After that you can seal the hole.
  9. 1.Keep cool... on the 1st appointment. 2. Do not commit anything about the 2 mth ext, do not argue on this matter too. Just say you have to check if it is legal to do that. Try to keep calm. 3. Buyer lawyer will issue letter to owner for compensation of max 21 days if they don't vacate the hse 4. If you allow the 2 mth ext, you break the HDB rule as renting out the unit. ( don't tell them first )
  10. Your floor area pretty small, may wanna go for lamainated flooring. Your hse will look very cosy Most ppl keep slated marble not broken marble. Edge of broken marble turn brown, looks like rust over time if the grade are poor.
  11. Was told by GC that this sharp model has the lowest BTU compressor = 20, Thats why, its on promo, system 3 inverter = 2400 Mitsubishi Electric is the most bulky indoor unit, yet very popular. For condo, usually GC sales will do site visit, ask for their advise. If you want slim design, check out the new Panasonic model ( also Ions tech ) Better to use higher BTU unit, than regret later...not cold By the way, this weekend got offer, check it out man
  12. Manage to change all 3 by myself. What you need is a long nose plier, adjustable spanner & phillips head screw driver. Material Letter - $3 or $15 ( good type ) door - $10 gate - $ 12 After unscrew, just watch carefully which part fit to where and the rest is a breeze. Don't need a lot of technical skill. Next task, gonna change all the 3 bedroom lock. Might be a bit catchy. Will try 1 door first
  13. You only get back at them when they have important documents send to your hse. But... I didn't get back lah... I just can't live with it. The seller ask for 1 day extension. Meaning after completion, we get the keys, but officially I get to go there the next dayevening . So, I agree lor, no big deal lah. But, on the actual day, he told me to reimburse him with $40 for the cooking gas tank deposit. I thought, wah, this seller don't give and take leh. I gave him 1 day stay free ! So, I just replied, I don;t need the tank
  14. 4k for 2 ...cheap liao. for this price, maybe you are getting $2/ft2 tile Toilet is very time consuming task. Many job involve. Unless you wanna take risk by overlay. ( save also 20~30% only ) Risk is, if the base tile pop up, so goes for the overlay tile. BY the way, never overlay wall tile, newer tiles now are heavy. if one pc fall, you can take out all the other pc 1 by 1.
  15. ME ... old gas = 2059, new gas = 2159 Also need to upgrade pipe & insulation = 180 due to R410 gas more pressure. Also, for servicing more ex. gas If you keep all the " up " ... might as well buy the invertor ? So, it's either invertor/non invertor. nothing in between. I think you make the right choice for now ...

  17. 1.Valuation report do not mention fittings. 2.In the agreeement, quite difficult to state everything. Usually just state fixed fixtures to remain. ( Fixed meaning those that required tooling to move it ) can be a small tool like screw drive. 3. Buyer may take picture on the pretence that the pictures are meant for his contractor to make quote. Finally, back to the actual practical world. Seller can still damage those fixtures deliberately. You can't dispute that as seller do not need to make good anything. Buy " As It Is " meaning, all these were damage when you view.
  18. Seriously, you might wanna consider keeping the storeroom. In the years to come, you'll need space to keep all those bulky stuff. Not all cabinet can hide those. Most probably your excess bagage will end up in the spare room. So untidy. Trust me, I have been there
  19. Mine is those 8@@ series prefab flats. Look at the wall, if they are around 3.5", maybe ok. I wanna shift the toilet entrance 2 ft left. ( cut & fill ) But the wall is 7" thick. Structural Engineer in HDB advise not to "TOUCH this wall. Prefab wall is like that, bascially like lego set. Those joints that are adjacent should be not mandle with. No reinforecement, or PE can change that. Suggest you revised your design plan than to wait >>>> Besides, you would need the storeroom in the years to come. NOT all flat of the same series are prefab.
  20. Understand that non inverter cut off / on rmore regularly compare to inverter. Thus, non inverter are nosiy, you can hear them even though the window is close, cos the noice come through the false hole of the wall. Anyone care to comments, cos I dread the thoughts of disrupted sleep in the MBR as this is where my non inverter will be install

  24. Mine was a 24 years old flat and rejected The following renovation works do not comply with the current renovation guideline: 1. Reposition toilet entrance for commom bath/WC1, seal up existing entrance (mark blue on plan) and opening new entrance (mark red on plan). Reason: This is a prefabricated flat. Our Structural Engineer has advised that: a) The existing reinforced concrete walls between BATH/WC 1 and kitchen/Dining are not allowed to be demolished or tampered with.
  25. Not gonna appeal hdb liao, no time, wanna shift in soon, so that I can rent the other hse. Wife overseas, everything I decide, very stressful. Hope she likes it Tonite going to Hafary, cos the tiles I choose not enough stock. Actually reno no fun leh, very hectic. Luckily I am not a ID/contractor Just wanna keep a practical "HOME" not house for my family.
