Hi, Just my 2 cents worth of view......Last time i also think of doing MBA...........but then i feel its too expensive.........i feel that i got a degree good enuff..........after degree, if u r capable, no need prove to school anymore, prove to yourself.......instead of using that $20k to $40k (or more) to earn a MBA.....u might as well use that money to challenge yourself and try to earn $1 million with it..........on the way of challenging yourself, u surely will learn things which MBA will teach you......but u learn it the hard way........but also good cos it made u remember those hard learn experience.... Last time after degree, i am trying to get a master degree also.........one day my thoughts change....i saw jackie chan got awarded a degree from a reputable university............but i dont think jackie chan attended university before........then i realise if u r good, many good university will give you free degree, master or even phd......so from then onwards i prove to myself instead of proving to school........ One way to improve your business ability is to talk or mingle with business people and not from books.........last time my boss and i attended a meeting with a country manager of a hardware company. That country manager convince my boss(infront of me) to buy a hardware using his mouth only. I am dumbfounded. No demonstration also. Then i convince i must talk like him. I spend 3 months learning by keeps interacting with him. Lucky he dont know, haha, or else must pay school fee. I learn the way he talk, his confidence, his eyes contact, his voice, his body gesture and even his laughter. sorry abit longwinded. Have a nice weekend guys... Rgds, James

Hi Vicenzo70, U summarize very correctly..........allow me to expand abit...... I feel only 3 types of people should buy new/ resale flat in today property market. The 3 types are: 1.) Those enbloc people....no matter how high new/resale flat are they can still buy...... cos they got deep pockets after the enbloc money comes in....... 2.) Those people who already owned a first flat. Sell that first flat and sell high too. So buy high price new/resale flat also not much pain........of cos u sell high, u will expect to buy high too....... 3.) Those rich people or those very high income people..........where $100,000 to 1 million are just shillings to them....... If you dont belong to the above 3 categories and wish to buy a new/ resale flat.....allow me to advice alittle further.......go stay wif your parents....it cannot, rent a place to stay in............wait for the property game to cool down then go in........buying such expensive new/ resale flat in today property market will put you in financial stress.......... this is always what i think when i get afraid.......what is the most those ghost can do to me?...........can kill me right?...........got guts come out to kill me, no need to scare me...........i am here waiting for you to come and kill me................then after sometimes, still no action from the ghost........my fear subside.........i know there is either no ghost or the ghost more timid than me one thing happen in my childhood that still lingers in my mind..........when i live in AMK.......i am a small and timid boy.........always scared this scared that........my mom knows this........got one night she caught me feeling frightened again........she off all the lights and ask my sibling to go sleep and left me standing looking at the dark living hall...............i got very afraid and beg her to let me to my room..........but she dont let me in......so there was i standing at the dark living room for 2 hours looking at those shadows which i am afraid of..........my mom come out after 2 hrs and tell me that the most those "ghost" can do is to scare you.......but human can do worst than that to me...........so after experience and advice from my mom.....i become a less timid boy............

Er.......there might be some relation between the "pressure" and the face in the wall...........i got think that before.........but one thing for sure, i am forced to be brave when i see the face cos when i am small i am from a poor family..............my house is too poor to be frightened of ghost...........if i tell my parent i sure kanna scolding.......my family would rather worried about next meal on the table than seeing ghost.......my mom always tell me one thing.............."Ghost not scary, human more scary than ghost..." IMHO, i feel those "pressure" largely due to stress...........i dont know how others behave but for me....when i got that "pressure" last time........my hands, legs stiff and i could not open my eyes though i want to badly and got a super eerie feeling............but got 1 time due to much struggle..........i open my eyes.........i have a good look whats that "pressure" on me cos its not always i am successful in doing that.........u know wat i see?............nothing...........then i realise this urban legend happens to me just becos i am too tired............and strangely since then the "pressure" never fall on me ever again...............

Talk about this.........i kanna alot during my stay at AMK.......then slowly diminish when i stay at woodlands then punggol and clementi no more..............i guess its just too tired last time so always got those "pressure" experience.....last time always must rush between work and study so always kanna "pressure" effect alot.... Tell u another funny experience of mine........last time when i was in my primary school days i live at AMK.......something happen at my AMK house till today still bothering me sometimes.......its a mystery i cannot unravel.......u know i can see a face in my room.........how should i describe it?.....er.......everytime i about to leave my room...........i can see a face appearing in the wall beside the door..........at first i thought its becos i am too tired or becos of lights effect........when i first saw it, i got so frightened.........but slowly no feeling already until get used to it until the day my AMK flat is sold..............i dont want to tell my parents or my siblings cos i dont want them to get frightened too.................

Tell u some experience of mine......i often need to travel between floors at my ex-company at nite(rem my office is 5 storeys and my office space very big and cold at nite)....i remember this incident very well......i need to go 4th floor to get something done one sunday nite............as i reach the 4th floor.......i need to walk past a long stretch of cubicles then something arrest my attention.....from my side.....i see through the glass windows..........that at the finance department, a young woman is working......no matter how hard i try i can see only see her back view..........then i tell myself......wah so hardworking gal work until so late........ Then i carry on with my own business..........after 2 hours......i saw the gal(back view)....is still working...i got abit funny feeling......i take a good serious look at her for 15 mins.......i observe something strange.....she never move at all for the whole 15 mins......she just sat still......then something inside me ask me " is she human?"...........though frightened(i scared she notice me and turn her head)......i walk down gingerly.......... i agreed to what applefreak had said...... In my opinion, all these things u can feel are due to 2 factors...u choose to be afraid and your surrounding..... Let me explain what is "choose to be afraid". I remember in my ex company i need to work nite shift alone at a 5 storey building.......i also need to work at ulu spots around the building and even need to be more brave than the security guard at the gate.....why i said more brave than security guard?........becos i remember once a guard resign becos my company really too ulu at nite.........i always tell myself this is my ricebowl.........even the scary things want to scared me what can i do.......how fast can i run?........what the most that scary thing can do to me?........the most it can do is to kill me.........so got guts just kill me dont scared me pls...think of this, i become brave and work freely at nite at my workplace........but when i am back home, i become not so brave at nite, becos i choose not to be brave. Another factor is your surrounding, now my new home face the road and near the MRT station......every day people walk here and walk there, car and MRT zoom here zoom there, plus i live low floor, got alot of positive energy......got alot of "ren qi"...how to feel scary thing.... JUst my 2 cents worth of view.........

why this flat got so much you-dont-like-it stuffs yet u still buy?........anyway, u lucky cos only your kitchen is facing the carpark.........for me, my previous flat, the hall is facing the carpark.......everynite those cars frontlights will shine into the house.....i remember a buyer tell me sarcastically that my house must be very busy at nite........haha, i act blur...........at nite when you sleep.....some inconsiderate person will purposely starts their engine....and the sound can wake u up......but look at the positive side........you will get used to these negative stuffs eventually.........

Hi, Actually hacking of walls is a good idea cos it make your place bigger and brighter.....i also hack my kitchen walls for the more spacious effect.........but i never hack my room walls........i left all my rooms intact cos one day if i poor.......i can rent out my room to collect some rental to ease my life...... !! Hi, For me, my house cannot connect to local channels...........so i report that to HDB.......then i tell them about my missing starhub connector also.........so the first thing u do is to confirm if u can see local channels first?......if you cannot see local channel....when the HDB man comes to rectify........then u can ask him to check your starhub connector also.. I never take get that 20" samsung TV promotion cos i must pay higher monthly subscription......theres another to solve it....as you just move in......i think you cannot see TCS 8 and TCS 5 and channel U program also....tell HDB about that (blk 453 clementi)........they will send their technician down........after some fixing, u will see your local channels........at the same time......ask him to check your starhub connection.......bingo........you can kill 2 birds with one stone....... About the SCV point....another point to note is have u check your telecom riser?.....i have an appt with starhub to install my cable Tv and modem and when they come down for installation.........they say their connector inside the riser is missing (you can see my blog for full story and picture)...that starhub technician claim alot of household in our area also has their starhub connectors inside the riser missing.....i refuse to pay to rectify the problem and complain to HDB at blk 453........delay a few days but in the end it got fixed..........just to share my little encounter with u good people.......... Just my little opinion....My old house at punggol and my new house at clementi got some funny shape also. But my regret for my punggol house is to built customised carpentary for its shape....i remember my punggol master bedroom got a funny shape....to cover the funny shape i do some capentry.......problem comes when i am selling my house.......cos some couples find my room too small.....now for my clementi house, i have a open concept though it got some funny shape........it turns out to be better....sometimes dont touch better than touch.....

Congratulations to u, Zc31.....very suprised to see my name.....allow me to say something....i feel that one should not spend too much on renovation.....most important is that your place is spacious and easy to keep....dont spend money make this make that........remember if ever you sell your house....u cannot take your built-in wadrobe, false ceiling... etc with you........even if you renovate your house until nice but if its hard to keep...no point also... Also when selecting renovation contractors be careful.....alot renovation company employ alot of those nice salemans which they call "ah meng".........they just sweet talk you to sign up then after that they fly u aeroplane... lastly, happy new year to you and may your dream house come true...:-) Rgds, James aka gohkm

i guess my reply is too late to help u.......but IMHO, its possible to cut your agent commission.....before u sell your house, u have a written agreement with the agent on the price that you think your house can sell realistically........if your house in the end sell below the price.........i guess u can request to pay a lesser commission to your agent.........if your agent sell your house at the dream price u want or even higher.......pay him more commission also not bad lah.........its a win win situation for both u and your agent........

Hi rina, Thank you for visiting my blog....i am touched …..i try to record things I find interesting in my blog…… of cos things about my new house ………….this is the 2nd times I buy a new house…….so I got 2x experience………..i wont spend too much money on renovations…..cos I want a spacious feeling…………..i want to use my furniture to bring out the beauty of my house……..i learn this experience during my reservist…………I was talking to a friend during reservist who bought a resale flat sometimes back also in clementi………he told me he spend $70k++ on renovation…….i am impressed………..so naturally I ask him:” can I visit your place?”……he says difficult……..i ask why?.........he told me his place in a mess(he no time to keep) and very difficult for me to visit…….then I know one thing………spent so much to reno until so nice also no use………....most important is yr house got a spacious feeling……..easy to clean……..and use your furniture to bring out your taste……….one point to note……when u shift house……..u cant bring your renovation wif you…….but you can bring your furniture with you (another lesson I learn)….haha Ya, I got google ads…………….i am new into this, so please click on my google ads to gimme moral support. About the lighting……..i am sorry I am not clear enough in my description of the location….i will pm the address when I get back home cos now I am in office…..Btw, that nam wah lighting cheap until u faint………..its near simei and Singapore expo. its just beside Lorenzo warehouse/showroom……….1st floor of Nam Wah cheap already……7th floor of nam Wah cheap until u faint……..ya do seek help from a guy call Malcolm(tall/slim/40s/spectacle/ chinese) or his boss son (1.68m/ slightly round/ spectacle/ Chinese/always walking around to serve customers). That Malcolm guy very steady, talk with experience and no sales talk….even forbid you to spend money wrongly…….haha………That boss son lagi good. Superbly helpful/ cheerful/ understanding/ keep on smiling to you/ attentive………go try yourself and you know…… . Uncle Eng Hock always busy….haha……..but once he takes your job………u will forgot your house is doing renovation……..you can relax and just wait for magic to appear to your new house……....you ask him do simple things out of your package………..he do for u so fast that make u appreciate him………….all the things I ask him to do, he do for me already when I go “inspection”…………u ask those HDB contractor do……..they either fly u aeroplane or made u wait long long……….i heard from uncle eng hock some forumers contact him already……… Allow me to clarify what I meant by “HDB contractors”. For new flats, HDB will flat have some of their contractors stationed there. In case u complain wall/window/ ceiling crack, toilet/room door spoilt, basin crack….they will come fix for u. These “HDB contractors” are made up of normally one young/old singapore ah beng and 2 or 3 malaysian workers. Their working style u simply beh tahan or surrender lah…….some more they can offer to help do your house cheaply……..dont accept hor or u sure regret……..they throw u to ****, but uncle eng hock bring you back to heaven….
