  3. Cheers for Rows & Columns Pte Ltd i engaged them after i saw your unit 797 woodlands which they show me before i engaged their services. Your done up are nice and video on their Facebook page as well.
  4. the constructed floor already got the gradient if i not wrong. the most worries is water seepage in between old tiles n your new lay tiles. do ensure the contractor dont save on the material to build instead to prevent fungus growing or smell coming out from the seepage which i feel more annoying
  5. if i not wrong there is a package discount like 16k+ inclusive GST on Reno Fair u may wan to look out. your item is quite standard for package offer which u may wan to consider.
  6. Happy new year to all! Replied all your PM please contact him direct instead. U can see my post regarding on the pricing too for reference.
  7. Maybe u can do a background check for the contractor before u engage, visit their workshop will be preferred as the factory won't run and your renovation is in good hands. 30k is a gd budget to hack n retile for new looks
  8. Maybe it's a lump some package? The number looks auspicious
  9. Maybe some forum mate could comment on my behalf as there is a lot of them came up to visit my place in the North and engages my contractor for their place too. What I can say is most value for every single cent spend as low price and recieve more than what you paid for. Thumb up
  10. Normally it's not worth for us to buy paint and let them paint. I tried asking before and labour charge was 750-900 if we provide paint for them.
  11. If you have your own ideas why not find a contractor which u can save many Ks from your renovation and buy furniture using the saving?
  12. Prices on the high side, it's ID or Contractor? Maybe u can take my price guide Protection for unit 180 Clear debris 250 False ceiling and cove light 900 est False ceiling for bedroom 400 x3 1200 est Pelmet 20 pfr Painting 1200 -1500 max House cleaning 350 using professional cleaner Electrical must see u decided how many point if extension my contractor charge less than 1k Shut down water shouldn't be any charges <~ first time heard of this Carpentry should be Kitchen 120 pfr Feature wall + console 250 pfr Storage cabinet 200-250 pfr Hope u able to compare versus yours. Seem yours quite ex.
  13. Retiling cost should be ard the range if u engage ID but if u go for contractor will be $9.5 psf for floor and $10.5 psf for wall which includes tiles, labour, building material.
  14. Good and bad. As bare in mind they come in big container which comes in thousand of pieces one time. If temperature really consents then those store in warehouse already crack by its own am I right to say so? Can't be the whole container, thousand over pieces for the same model sold off once it reaches our port? There is still lead time in storage before it been sold like 3mth to 1 Year..
  15. But do ensure your contractor doing the correct step of building the base. Egs if you place a brick on the tile floor, it easily move able acting as an add on only. I do understand during the building of the base they need to mix the 2in1 concrete screed, adding a black bottle chemical name cement hardener, add water and the whole mixture become more sticky and they will lay on the area you intend to build your base and start doing sand casting. The end result will harden and stick onto you allocated floor to provide a more secure base. My last hdb base was having gap in between the base and the tile area which I think it's an add on instead of the proper constructing of base as mention above. Hope this help
  16. I did my 5rm resale hacking for less than 5k for all tile removal and I got relocation of door entrance and removing of walls to build my centralize walkin wardrobe ") every women's dream!
  17. I think the contractor is way out to chop you. So do consider your choice to choose. I understand from my contractor that the permit is free if he a HDB registered contractor. He didn't charge me a single cent for the permit or the documentation which I see many ID'S or contractor do this to enable them for extra earning. Best you consult more before you pen down your confirmation to any Id's or contractors.
  18. Thank Daniel for the kind comment for them, hopefully they can serve you all well to clear their flaming from this 'Pinkbirdsky' whom din engage their services yet throwing negative comments which I found it fishy. Heard that you went up my place as well to take a look on the marbles they done for me, he ring me up to ask for permission to let customer site viewing before he bring them to go up which I impress and in fact I am the one who post here allowing you all to come up. Prompt and responsible which I can rate it!
  19. 10.5ft by 24ft is your living size with sum up to 252sqf with 10 peerage wastage which normally contractor charge. So if the re tiling price is $9.5 for labour + tile + building material it will sum up to 252 x 9.5 = $2394 for retiling your living Hacking will be slight ex a bit cause onli single item renovation costing 500-680 which I asked before and haulage and disposal is $300 ba. Total sum up to $2394 + 680 + 300 = $3374 If you don't mind overlay then u save the hacking $$$
  20. You can go for 3mm aluminum plastic composite type of material for your awning which you can see on hdb linkway. I done it for my old EM to change my balcony to indoor. Advantages are it's lasting, light, no maintenance required and cheap.
  21. done renovation for my place and never heard u could overlay three times for our toilets, you will be at risk for affecting the below unit and u need to redo your renovation again if the below unit complaint and HDB come up to check. As for the waterproofing for your toilet will be affected as too many layer of tiles that lead to condensation of vapour causing the below unit to be affected. my advise is don't risk it as your money will be burn and the contractor suggesting so is actually out to earn your hard earn money. its up to you to decide as hacking cost for per toilet is less than 1k I presume. chemical wash issue is depends on your tile whether its able to chemical wash. went hafary and asked and some tile if you chemical wash it, you will get white spot or stain forming even the tiles is newly lay so be sure to ask the tile company before you purchase. as for experience contractor they will ensure for you the tile you purchase to solve your future worries which my contractor does! thumb up for him.
  22. The tops are more ex costing 145 per feet run minimum. Mechanism wise I heard from my contractor say it can't use the normal kind ask replacement part only can use back ikea ones because of the total thickness of the plank is different. We usually using 15mm cabinet body 18mm or 21mm for doors.
  23. Dear pinkbirdsky, Question is have you engaged their service? What are the prove of true you referring again? Any prove of the things you posted earlier for flaming them? 3 key points I shortlisted for you can you example? Don't escape from the question ask.
