  6. anyone knows what they use to pain the sliding gate. Does not look like the normal brushed type. It is powder coated and how to tell? If it is powder coated, can it be done on site? and not needing to have the b***dy gate taken off and transport to a factory to do it? Thanks.
  7. Lee, some of the things that you are sharing are to me fundamentals that contractors or architect do not discussed with you (maybe they do not know). It can only come from experience, if i boo boo here, next round pay attention here. This balcony above a room thing, roof extension, sloping gradient, no of drain holes....all are critical factors. I guess having a forum like this will give others a perspective to what to look out for.
  8. not sure where is this sponge and joint area as i am technical inclined in this area and it is hard to see as my view was blocked by a cassette AC. During the build, it never occurred to be about all these provisions. I am worry about water proofing but the rest of the stuff like inclination, drain-hole, extension of the roof...all these never cross my mind until i started staying at the house. The composite roof is on my to-do list but it never took off as the ground time never did allow me to start this. Can you PM me the contractor that did your repairs?. Thanks.

  10. Aiky: my builder(main con) is a general contractor and my reservation is that they will still need to bring in their half-pass 6 sub-con which i doubt will get you the result you want. I will consider this as part of the main upkeep enpenses that i will need to fork out regularly other than repainting etc. If you have came across a company that can help me solve this headache for the next few yrs, let me know. Thanks.
  11. lee, thanks for the reply. I can see the stalactite formation when i opened up my false ceiling. My 3rd floor balcony form part my master bedroom. Water proofing if not done sufficiently will have this issue in the long run, the other thing i found out is the gradient and also the location of my sewage hole on the balcony. It was designed with a gradient that will sweep all the water that falled onto the balcony to one path to the sewage hole thus making that area wetter than others. I would like to deal with companies that has core biz in water proofing not general contractors that may not appreciate the concern here.
  12. I have water stains due to seepage (poor water proofing) on my false ceiling. My balcony is open and the rain for the last few mths have been hard and i would like to get the fixes done. Quality is more important to me than cost.

  14. just go and do what the bank is telling you as they are also looking after their interest as your original house and land is the collatoral. The construction loan will not harm you, just watch these 2 things; 1. Penalty if you do not draw down the total construction loan, see if you can get away from it. 2. When your builder quotes you, you can always tell the bank that you are only looking for 10% or something that is smaller as the construction loan and the balance you will pay out of your pocket and this is totally acceptable. As construction loan is like a credit line, it will invite high interest, thus back to my pt #1, if you do not have penalty, you do not need to draw down if possible and all payment can be between builder/contractor and you. In fact, when i did my rebuild, i manage the funds as such but i was not successful in getting rid of the penalty which i think you can manage if your loan amt for construction is not high. One thing, i miss to pay attention to is when to convert the construction loan to term loan, some banks uses TOP and some uses CSC. You shd shoot for using TOP for conversion. Thru the years, i have also pick-up a few nuggets, to get TOP, you need not have a completed house, you just need to satisfy a few of the requirements of the BCA and authority. If TOP is where you can convert, you can also save some interest, just need to be a little smarter here. Another thing you need to bear in mind, some contractor i met would prefer you to get a loan for the construction as they felt, the payment is guaranteed, they have also whine about non-payment from house owners for completed work. My advise is that there is no such things as handsoff or minimal supervision for any rebuild; you just need to be aware of what is available and set some direction for them to follow and that will help you along the way.   17. read the papers, they are being liquidated by stan chart for defaulting on loan, take caution... There are quite a bit of news about a few company going belly up in the last few weeks.
  18. hafele is another one you can try. When you say expensive what does that means?, all these are a few $$ parts, not worth to spend too much time to worry over unless you have >1000 of hinges.

  20. my last reply for this thread, seek legal advise. You have no other recourse, all these self help/splitting money, being fair etc, just makes the situation more complex and muddy. You will have issue explaining it to your lawyer and for him/her to understand and position your case, you just burn your $$ more. Your lawyer will charge you by hours, the range can be from $300 to >$1000 per hr. This is clearly a contractual dispute, please don't add more salt and oil to it.

All: I only managed to read the last 10 pages of this thread but i am concern and suspect most of you signed up with this "ah soon" and his jolly gang thru this forum, the best thing you can do is, band together and do a list of who is impacted and the $$ amt and form a grp to seek legal advice. Your lawyer will be able to guide you on the details that you will need to provide in terms of contract, work done, outstanding items etc. No pt quoting and referencing to what is there in the internet as it has little reflection on this case other than that it has happened before. Bring ah soon and his jolly gang into the legal purview and see what timeline can be agreed upon to rectify the delays and completion. The legal route can be long but you can at least get some closure on what you need to pursue and what you may want to seek alternatives in terms of contractor to move forward. I think my only advise for all in open forums like this, do your research well and not go for the flavor of the day as sometimes a sudden fame drives the wrong behavior. just my 2 cents.
  22. folks: i have a big mirror in the toilet, over the last 1 year due to moisture and poor quality of the make, the black spotting started to appear. Believe me it's a big mirror and it like glued to the wall. I always have reservation about this mirror as i am always fearful that it will topple and comes crashing down. I have been comtemplating to try something new and am not sure if any of you have use arcylic mirror before, i called up the factory and they will cut to size and deliver but will have to find someone to get it installed and disposed the current one. All these home improvement stuff, it is always a learning for me as it takes my mind away from work and do some thing else.

If there are new technologies that can fix this, do let me know. one suggestion is to get one of those colorless vinegar, i think ntuc has an inhouse brand one...cheap cheap like ~$1 per bottle and you pour and let it soak for a while and then brush, see if it will help to lighten it or not.
  24. the law society is correct, they are not liable for the lost. As they have acknowledge the issue and you have made a police report, your best bet is that this lawyer get caught and face justice. As to your $30k, i think colder than water, sorry but that's the reality. Don't stress yourself but complete the transaction and move on.
