I beg to differ. HDB help and advice is just a phone-call or email away. In any case, if buyer screws up, seller gets to keep the option fee. SPR/FT wont screw up cos they are financially savvy folks, wouldn't have qualified to work here if they aren't. (My SPR colleague and his wife didnt even take loan to buy his HDB flat.) -

When we buys a HDB, we only buying over the lease of the small piece of concrete in the air. HDB owners dont even own the land that the building is built on. The land belongs to the HDB. So, HDB get to set the rules. Not us. We just play by the rules... It would be interesting to see what happens when the lease expires and HDB takes back those places, should be able see this our lifetime. -

Sorry about the divorce. Note that Resale Levy is 50% for the divorced individual. Suppose total levy is 40k, you shall have to pay 20k. -
Correct me if I understand ur qn correct. I have rephrased as follow... Owner X and Owner Y (joint owners) own Flat A. Flat A is revamped so Flat B is offered to Owner X and Owner Y (joint owners) Owner X passed on. Owner Y becomes sole owner of Flat B If Flat B is sold, the sales proceeds shall go to Owner Y. Unless there is a Owner Z not mentioned above. Is there a Owner Z?

I think it is okay to donate. But I think this will also depend if the temple is willing to accept the donation. Some temple only accept donations from their worshippers. If you do decide to buy the status, you need to make every effort to take care of the status. If you don't think you can do that, I think you should not buy the status and put in your home.

Need to pay. and there can be different scenarios. Scenarios below involved taking HDB housing loan and the cash used for the deposit is excluded. 10% of purchase price within 10 days after 1st appointment must be paid. Suppose purchase price is 100k, valuation is 70k >> Within 10 days after 1st appt, 10% of 100k = 10k >> 2nd Appt = 30k - 10k = 20k (cash/cashier order) Suppose purchase price is 100k, valuation is 100k, CPF only have 1k, >> CPF monies is first used to pay for the initial 10%. >> Within 10 days after 1st appt, (10% of 100k) - 1k = 9k -
Well done!!! More should learn from your experience! Valuation requests, HLE applications, resale applications, etc can be done online via MyHDB website. No need to waste money to get others to process such simple tasks (unless you have excess money to give away)! Even bank housing loans are easy to secure (unless you have bad debts). All you need to do is to visit a bank branch and speak to the banker.

You can try to complain to IEA, SAEA, HDB, etc... Probably cannot help much though. If you dont complain, definitely nothing will happen.

Cpf Valuation Limit

So, the 2.6% interest accumulated over time are to be paid in cash if the CPF-OA and SA accounts have less than their minimum sums upon reaching the valuation limit. This is one of the reasons why majority buys units direct from HDB. There is no Valuation Limit in this case! Nothing to worry about if plans have been made. -
I am looking for a carpenter to do a simple furniture. Any good ones to recommend? Please PM me. Thanks I have not been successful looking for a carpenter able to provide furniture with a glossy black paint finish. Most carpenters, I got in touch with prefer to use laminate.

I prefer curtains. Window film, I used to reduce amount of heat. There are day and night curtains, I think getting both would be good.

That sounds really sh*tty to me. I think I remember that the intent of HDB was to provide affordable housing and encouraging home ownership. I guess I am wrong. -

i worked in philips years ago. Walked from toa payoh mrt to philips. from the toa payoh dbss site, just walk along lor 2 to reach toa payoh mrt. all the new hdb buildings in toa payoh are very tall now. -

I drive so I am not sure if there are short-cuts that pedestrians can take. From what I can see, the DBSS at Toa Payoh is the closest to MRT; less than 500m from Toa Payoh MRT. -

Showflat for DBSS is open for viewing now. 10am to 6pm. I went there for a look-see after my lunch at a nearby coffeeshop. Also planning to go to the showflat of the DBSS at Toa Payoh for a look-see. -

It would less hassle to have the renovator coordinate the renovation along with the electrical re-wiring especially if the electrical wiring is to be hidden behind L-Box, false ceiling, wood works, etc. -
Some sellers are hesitant and some are greedy. When I was looking for my apartment, I came across a seller who was represented by 3 different housing agents (who were not co-broking and each asking different COVs) and a seller who changed her mind after verbally agreeing on a price. As long as no money has been paid (lost), as a buyer, I learned to move on and looked for another apartment. I think the process is irreversible after completion of the 1st appointment.

The quotation is very detailed. Noticed that you will be supplying the toilet accessories and your renovator is supplying the labor to install. After all the hacking and dismantling, isn't electrical re-wiring required? -
Share with you my experience. We wanted to buy an 6 yr old EC. We signed the OTP first and returned to the agent. The Seller did not sign the OTP. After 4 weeks, they decided not to sell and returned the cheque to us. Since the seller did not sign the OTP and they did not bank in the cheque, I guess they can back out.

Cancellation after signing OTP - Lose the deposit paid ($5k max??) Cancellation after making appointment and before turning up for appointment - Lose admin fees paid and the valuation fee (assuming that you paid for the fee) You will most likely lose the agent fee, the amount dependent on the agent's commission agreement. Not sure if the loan you mentioned is HDB or bank. -
