  2. maybe the agencies could think of something to warrant that kind of commission...eg.. number of houses viewed....fetching to view houses?.....fixed sum + variable ...variable could based on amount over and above the valuation? cos both side high motivated to sell high....and close deal....
  3. when i was in tokyo, i stayed 1) minshuku operated by taiwanese ; shared toilet, got washing machine and kitchen 2) hostel - cheap cheap cheap...thou not comfy at all... 3) serviced furnished apartment (with small kitchenette) - own toilet and bath, tv, no curfew 4) hotels (including love hotel area) - free breakfast too... different experienced....if u wan a mix...u can try two different type....

Song Cho is the best...no rust on the dishdrainer even after two years... agree....my gate is those old school model with metal plate in the middle......think if i change...i must keep it to sell to garang guni....solid metal..... yeah...going to bintan next week and HCM in oct...yeah!!!

Rinnai...stainless steel...3 burner...still working... but now kitchen makeover...tot having a change to a glass hob with 2 burner and 60cm hood. having using 3 burners for past 8 years (but constantly covered the big one), i know i can jus live with 2 burners. if not enuff, the most i buy a portable induction stove.
  8. LS can strike at your house not becos your previous house owner borrowed and defaulted. It could be your neighbours next door or upstairs. Nowadays i heard LS will disturb neighbouring units to create embarrasment and inconvenience. Wats the point of splashing paints at the defaulter' house when the person already default and could not care less.

  11. i am too looking at two burners recently. having used a 3 burners for 8 years...i end up with a forever-covered burner cos i only used 2. now a revamp of kitchen, will change to two burners to save space, more work top. saw bellari - $260++ tempered glass leh... saw turbo - $220++ at courts wow fujioh $358 abit ex hor..

  14. i stayed at youth hostel at hakone http://hakone.syuriken.jp/hakone/ told you before i am a budget traveller. hehe you may try to look at a japan map to have an ideal where actually is osaka, kyoto, hakone and tokyo. then you will decide on your travelling direction. it is easier this way... do surf the Japan Railway website for info on travelling via trains. you may use this for timetable and cost of JR train. http://grace.hyperdia.com/cgi-english/hyperWeb.cgi
  15. osaka to kyoto : using local train, no need bullet train, 30mins about 500yen if u only visit kyoto one or 2 days, then it is ok to stay at osaka. but u can also choose to stay kyoto, saving time and transport cost. osaka to hakone : using bullet train at least 16000yen and change 2 trains. from hakone to tokyo : using bullet train at least 5000 yen cost saving : use overnight bus from kyoto to tokyo. stay few nights at tokyo. then use a odakyu hakone 2 day + 2 way pass 5500yen to go hakone for 2 D 1 N...then back to tokyo again. saving at least 8000yen.
  16. i rather spend money on travelling which is my priority over renovation..haha... i also spend more on furniture rather than on flooring or lights, thats why some of my frens who visited my house find the 'theme' abit weird. it is like very expensive bed in a room with window grill of 20 years ago design and MDR door is those with carving on it..haha..... sigh..all little money so many WANTS..work hard work hard

  18. patsy, thanks for sharing, could u advice on the following? i will be staying at Le Duy Hotel seems to be near the Ben Thanh Market. wish to get a coffee filter (made of metal) widely used there and the coffee also. frens said very nice. wish to get nice laquerware or clayware or ceremic ware...big plates and bowls. wish to get cushion cover, big big floor mat (or big big table cover to be used as floor mat for coffeetable) wish to get nice design looking wall clock, table lamp, small stool or bench thanks
  19. hi lawry, yours is a metal frame.? Wooden door frame is diff from metal door frame. one the top part of the metal door frame is metal pieces that poke into the wall..to remove would mean..remove the top wall as well. yours a resale...the toilet door originally has slanted opening on top or frosted wire glass on top??

  21. u can see mt fuji from many direction and prefectures. Can see from kawaguchiko, can see from Hakone. hakone has many onsen hotel or ryokan with views of mt fuji (if u are lucky for clear sky). you may surf the net for more info..per pax would be at least 15000yen. Japan Railway is a company that operates train, bus, ferries. The JR pass can be used on trains operated by JR, and we call it JR train, JR lines. There are also private lines, metro, subway which JR pass cannot be used. But as the JR pass is expensive, you got to calculate if it is worth it, or jus simply pay as you ride when u are there. hakone has many museum, art gallery and even a tin toy museum. also natural sightseeing (smelly sulphur) and more than 5 diff modes transport to sight see the whole of hakone. But you need to buy a hakone day pass to make it worth. From tokyo, at shinjuku, you may opt for Odakyu company for the train + 2 day pass for your overnight stay at hakone.
  22. meaning u not going to hakone or lake kawaguchiko??.. u add up your transport cost loh..and see if worth it or not.. i will 1 to book a ryokan n maybe 1 more hotel in kyoto is i staying there a night... i am more of a budget traveller...so i dun stay in hotel most of the time when i am in japan. cant help much on accomodation. but near kyoto station has one nice hotel. u taking express train from kansai airport to osaka city? think it is about 3000yen...or u can take normal train..think can save half.... dun buy JR pass also can....one ride from kyoto to tokyo is 12000yen, travelling from kansai airport to osaka city...then to kyoto...then to tokyo...to hakone and back...to narita....should be 23000yen ba...

If u dun intend to take overnight bus from kyoto to tokyo and would consider to take bullet train, then u can consider to buy a JR pass 28300yen from JTB at Takashimaya. 7days unlimited travel on bullet trains and JR trains (except nozomi line). for the total of 8 days, you may use it from 2nd day to 8th day...then u can take 3000yen narita express airport train (JR company) from tokyo city to airport. not sure about your budget per pax, i give rough estimate : airticket $1000 (SQ) + JR pass $365 + non JR transport $50+ acccom $500 (budget $70 per pax per night) + food $300 + disney day $150 + shopping $500 about 3k per pax. there is one tori gate in the sea at Miyajima....dun think u got time to go. since u got time contraints, advice to get hotel close to train station, so u save time locating it and not get lost.

Sightseeing in Osaka Day 1 : airport to Osaka castle (morning), shinsaibashi to dotoburi (noon to evening) if u loves shopping, Den Den electric Town (never been there) Day 2 : Universal studio, Day 3 : kyoto temples famous ones are kiyomizu, Kinkakuji, Ginkakuji, Arashiyama (mountain), bamboo forest, Gion District (geisha) if u only stay one day, then 2 temples can liao. many places closed at 530pm day 4 : hakone lake ashi or Kawaguchiko to visit lake kawaguchi onsen + den hiking n sight seeing Day 5: Tokyo.... Day 6: Disney land /sea / sanio land (only choose 1) Day 7: blue label (keio plaza & takashimaya at shinjuku), Matsuya at Ginza, Bluelabel boutique at harajuku Day 8 : shop at Shinjuku (if taking limo bus) or shop at Ueno Ameya Yokocho (narita express or Keisei line) before going to airport.. personally : if i only have 8 days. i will jus visit osaka + kyoto OR tokyo + hakone
