  1. If HDB pass it, it should have complied with its standard. But over time, wear and tear set in, so it is the responsibility of the owner to maintain it and to make right before any mishap happened.
  2. It is the responsibility of house owner to ensure that their installed windows complied to HDB standard and also to ensure that the windows are properly maintained. Although pass inspection, if drop off u will be in trouble as well.
  3. U r lucky, i waited for a week plus because Power was performing system upgrade during my application. I even went all the way up to their manager, talk talk talk and talk .... but no. Come on, they are not flexible, how to do biz? They r lucky cause they monopolies the market now. Otherwise i would have moved to other provider. Why can't they sent someone to turn it on and do the paper work later.

I have done some calculation on my own and really the cost of refinance cannot justified the saving i have on refinancing to other financial institutions. Reason being my loan amount is not big enough, I will be taking only about 90k loan, keeping some in CPF for raining days. I will be taking the offer from the bank(A bank from my first post) which i serviced my loan. 1.7% fixed for a year, lock in for a year with conversion fee of $500, managed to bargain down from $800, cannot waive and cannot be paid by CPF.
  5. Since u r doing everything on your own, why pay buyer's agent coms? IN your own judgement, is your place very sought-after? If it is high in demand, i don't see why u must pay to buyer's agent, u can always sell it to others.

  12. Buying resale "as is", u accept it as it is nothing u can do about it. Resale no warranty one, unless u buy new from HDB, upon collecting key report any defect u can find and HDB will rectify for u. How much can a lock cost? Get a big pad lock, one key to your house, less key to carry. I don't even lock my wooden door when i'm out, only the duro pad lock on the gate.
  13. Get a aircon guy to check: leakage, cold, compressor etc. If not ok, ask for repair quotation if too expensive, change a new one.

  16. To me is pretty clear cut: If u have the capacity, go for more expensive EM near MRT, otherwise this should be it. Tried negotiating the cov, the lower the better cos renovation for EM is not cheap, at least 50k up for a standard overhaul.
  17. How often do u use the sport facilities? How often do u use MRT? It will definitely go up, those EM(any room type) that is near MRT will command even more. A lot of EM owners are paying 50k and up cov, comparing your 420k + 18k cov is considered reasonable at this time.

  19. That's why the COV part come into play. A transaction can takes months to complete, during this time price can go up. If u believe that the market is still going up, then u can ask for high COV to make up the future increase. Once OTP signed, it is legal binding. I suggest the legal action should any party wants to back out of the deal.
  20. Smell something fishy here. For whatever renovation, you contractor need to apply permit from HDB, be it just overlaying tiles. I think your contractor didn't apply permit and your neighbor complaint u.

If u r upset why signed and give in to the seller harsh request? HDB rules say no to any other form of agreement between seller & buyer, u have signed so u broke the rule even though u r force into it. U may get yourself into trouble as well can't advise u on this. Speak to a lawyer. Remember u r the rightful owner of the flat now.
  22. Partial repayment = one lump sum as well. Its no fee from HDB... but like u mentioned, HDB rules can su ka su ka changed anytime.
  23. Maybe contractor has got many people to feed, wife, children, parents etc. Of course the carpenter's action might not be the best way, but **** does happen. We should listen to both side of the story too bad the carpenter did not response to media questions.... maybe more things waiting to be uncovered? I find the contractor smelly.....
  24. You are right... no fee from HDB. I have done that before, partial repayment.
