  1. If u buy from open market, and taking bank loan, no levy imposed. If u buy from direct HDB or open market with HDB bank loan, must pay levy.
  2. For the case of bank loan, 5% of your valuation needs to be paid by cash, + your COV. (Did the bank officer info u about the 5% cash?) Loan = 300k 1) Excluding your COV, 5% of 465k = 23.25k in cash. 2) 165k - 23.25k = $141.75k from CPF. 3) whatever left in CPF can be used to pay for stamp fee etc. So, your bank appointed lawyer will help you compute the required amount, how much cash and how much from CPF. Usually on first appointment of buying with bank loan, no deduction of CPF yet. Thus, you should have plenty of time for cash from sales of current flat to return back to CPF, you save on bridging loan.

  4. garment; u don't ask i don't tell. You appeal for sales during MOP not about the grant, not surprise that it is not mentioned in the approval. As long as we want to buy HDB unit, then LL we have to abide by their rules, seems like we r at their mercy. Sad. U have the following options should your appeal failed. 1) Ask MP to appeal for u. 2) Return the 20k loan and continue with your buy. 3) Forfeit 5k option fee and look for house in AMK.
  5. Skill#1 works well for me, have been working for 12 years only. Which means i have 13 years to go... what a long way. Skill#2 i think u had sent me a copy. After checking, not too far already. Skill#3 Luckily my wife is not reading this forum. Skill#4 already done that. Skill#5 Use to do that, but realised i don't have "HENG CHAI" so i stopped.   6. U had appealed, now just have to wait patiently for the reply from HDB. However, u probably do not have enough time cos your seller can get really impatient. Keep calling HDB, it may help. Another thing, have u tot of returning the 40k CPF grant, it may just solved your problem.
  7. ID got many ideas and reno 3D drawings to show, which can give u an overview of what your house will look like before u commit. Contractor normally don't have such service but if u insist, they can outsource at a rate of $60/3d pic at your expense. The cheapest doesn't mean the best. Get someone that's reliable, committed, responsible, have customer interest at heart and reasonable price to run your reno project.
  8. U have pretty much everything(basic) installed. Electrical wiring is laid, thats correct but should u want additional socket/power, lighting point etc, that's got to cost u. From what i see, your main spending will be on carpentry work on kitchen cabinet, wardrobe, feature wall(optional, most of the time to use to conceal or for storage) ,window grills and painting. There are many other things to do, that's only the wants if u have big $$. Keep to your basic and u will save alot.
  9. BTO = new flat right? Then normal renovation counts: 1) tiling if not tile. 2) wardrobe 3) kitchen cabinet 4) lighting 5) windows grills 6) bathroom shower and accessories and others if u wanted more things.
  10. Best to get a reliable ID or main con to run the reno project for you, save all hassle. You have only one guy to deal with, any compliant just go straight to him. Actually, being the coordinator for your reno doesn't save u much also, the quotes u get for work/material isn't cheap either, usually there is 2 prices, contractor pricing and house owner pricing. Once your supplier or tiler or electrician etc knows u r running your own project, they will normally quote u higher. Very easy for them to tell that u r a house owner, cos there is no referral and u r new faces.
  11. My interpretation is: Seller is very rich, has the $$ to return the buyer's deposit but choose not to cough out the $$ and came out with an excuse: "oh! i did not receive any money and documents!"
  12. 2nd that, it is just right to file a police report, let them do the investigation. TS may or may not get back the deposit from seller but if agent/agent co convicted, can always file for claim from agent and co. If not, save the trouble and just move on and enjoy your new place.
  13. True. Corridor or corner is just one of the many factors to consider. Some people looking for NS facing, some looking for near to branded school, etc. In general TS unit should not have any problem selling, ultimately it is the asking price.

  15. Sorry to hear this, 1.2k to install a system 4 inverter already sound fishy to me. My system 3 non-inverter already cos me 2.2k. Your only option is to go to case with the report from aircon manufacturer. Ask to reinstall and compensate on the damage cos to renovation.
  16. Marble is one of the most common material use for flooring. I only know marble are natural stone, natural colour, every piece of marble is unique in pattern/marking and colour tone. If u have broken marble why not just keep it, can save u quite a bit. Commonly use ones are from china and india.
  17. New hdb flat is preinstalled with sockets and switches, wire lighting point. If u have no additional lighting point or sockets then it is about it. Just need to pay for installing lighting, $8 to $15 per lighting. Eg, if your ID proposed additional spot light / down light, then u have to factor the cost of running the wire and instaling the light point.

  19. Not true, executive hdb units are bigger in floor area. Nowadays HDB built smaller unit, an old 5 rm is much bigger than new 5 rm, logically u pay more reno for older 5 rm. Some big items like overhaul 2 toilets, overhaul washroom, over haul kitchen, awning, paint whole house, casement windows, windows grills, wiring, polish marble, varnish parquet and carpentry amount to 38k.

  21. Don't pay the additional 3k. The more u shouldn't pay since u r not happy with the work and not to mentioned it has been included in the quote so what does he meant by additional....crap talk. Must have patient looking for contractor, get one that is willing to help solve your problem, that will work within your budget, that will advise you what's wants/needs(usually wants will cost more), have pride in their work. Cheap doesn't mean always good. Must check out their workmanship, visit their current work sites to have a look at the work done.

Below foc: supply sand and haulage material to door step clear debris off site acid wash You might want to check with your ID/contractor how much they charge for hacking fee? My time was 1.5/psf including clearing debris.
