  1. Anyone bought any flat from open market this few months? Can you share the type of flats, valuation and COV? You may PM me if you don't mind sharing yet don't wish to post in the open. Thank you.
  2. at the end of the day, are you comfortable with it? If your conscious is acting, i will advise taking the flat, not worth feeling bad about it. You will not know what happen that day, so worrying for it doesn't help. At most they void the TOP, compensate you or whatever, that is up to them, also not up to you to worry. Just go with the flow, i guess, and decide if you are comfortable taking the flat....valuation also take into consideration of the current selling price, so is more of the property market "bubble" (or not), so to a certain extent it is till fair to the seller. Valuation is still pretty subjective......
  3. i think the key is not to appoint only 1 agent but leave it open...so you have more choice...if 1 attitude to you juz dun deal with him.....if you sign the agreement to let them be ur sole agent then u r at the mercy... if not, change the agent....
  4. Ya, need primary reinforcement....getting others to solve your problem is really not easy. Hi Reiki, can we do it ourselves instead of asking Seller to do it? Is it still dependent on upper level? I have the feeling that it is dependent on my neigbhour staying above me, and i have no choice but to convince him to do it, even if i have to pay it........ It is few hundred right...not like in thousand..faint....right??
  5. as u have not get the hse with any grant, you can still get a new one from HDB as every SIN'rean is entitled to 1 subsidised flat. if u have gotten subsidise and wishes to get another flat from HDB then you will have to pay resales levy. In thousands
  6. i beg to differ, i don't think it is 1.5 mth to 2 mths lag. If i am not wrong it is according to the first appointment. I did a check after my Mom sell her flat. HDB updates its website every 1st and 16th of the month. so at most 1/2 mth lag. And it includes valuation + COV. I guess COV is the part that will determine if you are over or fair paid for the flat. But funnily, recently i came across a "very good value" valuation report. ........puzzled.
  7. I called HDB up, not too useful as it asked me to approach the Town Council to ascertain the situation. And the officer also mentioned that it is the owner responsibility to patch up the "hole" in the ceiling, due to water seepage....quite common for flat build around 1980 era... Hope you guys know what i mean. So is it the owner responsibility to patch it up, or the seller just buy the flat in its condition....is it the right of the buyer to request the seller to patch it up?
  8. this is my method, not sure if it is good. Let me know as i am also going to negotiate for a price if the unit is not sold. 1) check HDB website to know the average price of the house. I try not to be (unless the hse is gd) the highest paid buyer in that unit. Follow the crowds~~` 2) Look out for area in the house which you know will bring down the price and keep harping on it. 3) Determine if you will have problem selling not at a lost I guess ultimately is based on how much u like the flat and your judgment call.
  9. How many buy without agent? did you pay any agent fee?? i am thinking of flipping the paper and sourcing my own flat, it seems ridiculous to pay seller agent fee when i am negotiating to push the price down....best is at valuation...hahahahahahaha

At the end of the day, it is because there is no regulation regulating this agent....causing all the trouble.... did nothing but expect to be paid...idiot. we also face w few problems when selling my parent's flat, due to stupid agent too. Luckily for us, the seller is genuine buyer, so we close 1 / 2 eyes, as long as the deal went smoothly. sometime, we argued w agent...funny right, he represent u, yet provide resistent to your demand.....

  13. i agreed, i think it is quite stupid to pay, especially when u r the one calling them to arrange for meet up, nego etc. the paper mentioned the seller needs to do paperwork. Excuse me, if you are going to sell your house, don't you need paper work? You are working for the agent, and it is only right for you to do it. in any case, you are negotaitng based on seller terms, not mine (if i am buyer)...i want cheap cheap...seller want expensive expensive..... doesn't that amount to conflict of interest?? the winner => agent
  14. Hi I was reading the article on today's Straits Time about a court hearing between an agency and the buyer over commission. For commission, it is usually paid by one party or both, in scenarios when there is only 1 agent, or 2 agents. How does it work?
  15. Hi you are the co-owner w your parent. It means you will also have enjoyed HDB benefit, i believe the resale levy will be charged unless you are buying from open market. The logic is like as you can't enjoy "subsidies" twice, so in order to be fair to the others, they must charge you levy (aka fine u..keke). I propose you write in your question to them, as least you have black and white. It involves $40K........
  16. i went down...the previous owner is a malay ( i think, depending solely on old brain) they owe HDB the mthly instalment so HDB take bac the flat. I think the flat has also been vacant very long. the side window is open (not sure if HDB left it open to air the flat and forget to close it, or being vandalise by others).
  17. Extracted from HDB: Upon exercising the Option, a binding contract is entered into between the seller and the buyer for the sale and purchase of the flat. The Option to Purchase is a legal contract and it is a prescribed form under the Housing & Development Act. The Act provides that any contract which is made in any form other than in the prescribed form or with additions/deletion/variations to the form that are unauthorised by the Board, shall be null and void. I believe you can sue the owner (which might cost a lot of money) or ask the owner to pay you some compensation and return you all the money you have paid.
  18. Hi If the seller is not trying to take advantage of you and is a reasonable person(s), he will return you the deposit if you reject this deal. I guess they have to a certain extent breach the integrity and loses your trust. I am thinking, can you "sack" the agent and deal with the owner direct/ hire any agent? since the agent is not performing his job and it is a bit "sickening" to pay him the comission right? Based on the news paper, there is an increase in valuation which causes the COV to be lower, but i believe this is on average, so it might not apply to you. But chances are you might get to pay a lower COV which will to your advantage. If you want me to place my bet, i will choose to set a fix amount - $330K, as per lundun1968 stated. You can also go to HDB website to have a look at the recent resales price to have a guage at the pricing. I belive the pricing includes COV so it might not give you the true picture, but at least a feel of the current market price.
