Checks To Be Done By Buyer Before/during 2nd Appointment

Hi,

My second appointment is nearing fast. And as i am a newbie i want to know the following.

1) What are the things need to be checked about the unit (Floors, leakage in the bathroom, any past history of problem in the pipe clogging/ electrical wiring problem, etc.,)

2) Does the buyer need to check the unit for any unauthorized renovation (ie. renovation not allowed by HDB guidelines/rules)? If so, how the buyer can do it?

3) Do we need to engage an Engineer (HDB ) or HDB approved engineer to do this task?

any suggestions?... please!

have u made any agreemeent wiith seller to fix anything? its advisable to do a check on nite before appt date. check that permanent fixtures like cabinet, window grilles, ceiling fan, doors etc had not been removed. unauthorized renovation usually refers to buyers who are not supposed to start on reno before completion of 2nd appt. no need to engage engineer to inspect however it is best agent should be present during inspection should any issues rise. if there is leakage or wiring prob u cant do anything cos when u purchase that flat u take the flat as in present condition. but for my case my seller removed the toilet sinks so we asked him to install it back and he agreed. if seller agrees to fix certain item that u request for then it it seller's obligation to fulfil before flat handover.

i have asked the seller to remove the ceiling fan at both bedroom and living room but they never removed. 1 bedroom's ceiling fan got noise sound. since then the sales completed. I got no choice to stay this stupid flat.
