Renovation @ Waterway Banks Mr K

Part 3/3.. Renovation completed and moving in.

Dear all, I can see quite a lot of neighbours are also in this t-blog chat too =) welcome everyone!

I apologise for the late post as I just moved in last week and still in the midst of cleaning up etc. I believe some of you have seen some excellent job and pretty homes that Mr K have helped to designed and oversee. However, for my case those design is what we requested, it is simple nothing much fanciful. We just want a cosy and practical home that’s all. Hence, this is my last update for my house but please feel free to ask me any questions.

Let me segregate this post parts by parts according to the house. PS: please pardon for the messy house as it contains our stuff, it is unlike those professional

photos whereby everything is placed nicely.

1. This is the new furkid that just join our family. She is just 4 months old, but her size doesn’t make her look like one. And that tree we bought is apparently her

next “best friend” when we are too busy to entertain her.

LIVING ROOM

2. Sofa, coffeetable and carpet bought in star living, and the fan we bought is fanco with LED lights. Just a side note to those buying fanco brand type of fans, the package doesn’t come with bolts/nuts. Mr K’s electrician found it unsafe, so he went out to help us source the bolt out to tighten and secure it. I have seen cases in my FB group post that they found it wobbling for their home.

The curtain is always drawn down due to some fengshui thingy and the windows cannot be opened at all times. We opt this option than creating a partition to block which will eat up quite a far bit of space. Just some suggestion for those who believe..

3. Our customise TV console whereby we hide the plugs etc inside. The TV and soundbar are mount onto the wall. The quality is super thumbs up!

For those taking my republic plan for their home network, you can ask the technician to fix the router up at tv console of course it looks abit unsightly, but I can say the signal is really good and fast even in my own master bedroom which is down the corridor. Alternatively, you can have both the router and modem all fixed up together in the DB board and buy another router and fix it somewhere in the house to have full coverage. I have tried starhub and singtel service back at my old place, the speed and signal is not as good. The only downside of this is that have to buy 2 cordless phone, one is to be fixed at the modem (DB board) and another outside. Because the home phone line must be fixed to the modem.

We pretty much do a two way control for our lights (living room, walkway and master bedroom) that why you can see a long stretch of on/off switches. It is for easier accessibility.

4. This is the shoe cabinet that we had. The empty space became our deco area.

5. The small side cabinet to join the DB board and shoe cabinet, it is used to store umbrella and dog leash etc. There are small spaces under the DB board, the carpenter is nice enough to help use add a few planks to put our stuff.

6. Our dining place, table and chairs etc is bought from starliving as well. We purpose shifted our switch up so that easier access to have steamboat etc.

7. Another view of the dining tablet, simply love the lights we bought from Ikea, we can alternate the shape and the amount of light. And also the see through glass to the kitchen and living room

KITCHEN

8. For this end we did a top and bottom cabinet and a full height cabinets to accommodate our oven, microwave and water purifier.

9. there is a glass plank in between the bottom and top cabinet, behind the sink.. there are two types of sink out there, stainless steel and ceramic type. Stainless steel is cheaper but was warned that if thaw stuff, the condensation might hurt the carpentry in long run. Ceramic is more expensive and more heavy, it can be undermount/top mount. But undermount would require more materials to hold it in place. So we did a top mount. The tap we bought is a pull out type, the nozzle is flexible. Apparently the water quality in punggol aren’t that clean, so we bought a 3M water purifier dispenser. It has a filter and UV ray function, on top, it has hot, cold and normal water too. Just to say those intending to buy one dispenser too, remember to have your contractor to ask them drill a hole on the countertop and carpentry so that the tubings can run through. Otherwise it will be super troublesome. And drill a hole on the glass plank if you intend to buy those magnetic knife holder. The dish tray below remember to clear it once a while as it will trap water and ideal place for mosquito breeding.

For this I’m thankful that Mr K is very understanding and kind to help me drill a hole etc as I only inform him after all of them are up. Because the countertop drilling would require special equipment that only can be done in the factory.

10. The other side of the kitchen we have the bottom cabinet installed from end to end.with a white color glass plank half height behind the stove to prevent splitter and easy cleaning. From what we know there are different quality for the white color, for the normal white plank will carry a tinge of green as it is made of glass. So we upgraded it to be using the crystal type so that it doesn’t have the tinge of green.

11. overview of the kitchen. For some reason the kitchen lights appear to be purplish/blue totally have no idea why it is so. We have totally given up hopes on the kitchen lights, initially bought one from taobao but its too big and its malfunctioning. So we bought it in Singapore’s LED shop, but it appeared to be different tone for the light and according to them it is the brightest already.

SERVICE YARD

12. We are using city gas for our water heater, dryer and stove. We have the water heater and dryer installed at one end. The water heater is linked to both toilet shower as well as hand wash basin.

13. The other end of the service yard is for washing machine with the kerb. Some people will prefer to have dryer stack ontop of washing machine that the service yard is neater. But we prefer top load washer as it cleans more effectively and we do not have to buy special detergent.

14. Just to say, we have installed magnetic insect net screen for our service yard and one of the bedroom and going to install more. This can help to deter lizards and unwanted pest. I do believe it helps in a certain extent as I have seen complaints from my neighbours they are infested by houseflies, fruitflies etc. as of so far, we only encounter one or two very tiny midges.

BEDROOM 1

15. Just simple painting, lights, curtain, wall fan and magnetic net so that we can open the window and allow ventilation for my dog.

BEDROOM 2 and BOMB SHELTER

Didn’t do much in both places, just lights and painting. In the bomb shelter we have installed the metal type boltless rack, I didn’t snap any pics because its too messy inside. Wood material is cheaper but we are afraid of termites in long run so we choose metal, and once it happen it hard to get rid of. However, our project is near the sea, high in salt content and will rust easily. Its up to you to decide.

17. A space suit concept for the shower screen. In honest opinion, I think it eats up quite a fair bit of space and the edges are sharp on the edge of the floor tiles if one is not careful might get hurt. We overlayed the floortiles and it looks nicer and its rougher in surface for extra safety for kids and elderly.

20. Our queen size bed and customized bedframe and headboard fit nicely. There ae also drawers underneath the bed.

22. We also install our aircon and mount TV in our master bedroom. Aircon was installed there because air circulation is better and will cool down the whole room faster.

That is all for my home renovation done up by Mr K. Really like his service that he is patience with us and giving us guidance. He tried to cater to our needs whenever we suddenly wanted to add or change things. Even after everything is done, he helped us to arrange his people to come down to touchup and fix things. We do not have to worry about the progression during renovation as he will be there to overlook and give us updates time to time.

Would you mind sharing your quote or the lump sum amount of carpentry, wet work (hacking + flooring) , plumbing , electrical work etc

Hi, would you mind sharing with me Mr K's quote. Also the net amount you paid for the entire renovation.  How's the workmanship of his carpenter, wet works, etc.
