Strictly speaking, the gate installation is incorrect. As a security barrier, it fails. A security barrier should be flush with the side walls (not protruding out) and secured on all 4 sides. In this case, the bottom side is not secured, allowing a person with brute force to start prising open the gate from this side.

However, it is common for gates these days to serve more as a deterrent device only and even for decorative purpose. It is common for the bottom latch not to be used. Often this is because the bottom is laid with marble or tiles, and the contractor does not want (or does not know how) to dig a hole to house the drop down bolt. In addition, the gate is not flush with the side walls, so there is no way to bolt the bottom side of the gate.

I think if the gate looks ok, you can live with it. I think the only way to rectify it is to move it inwards, and this might be problematic.

Wall paint - Not sure what kind of paint your contractor used. My white walls are doing fine after 1 year.

Gate - Definitely not acceptable. Should get him to rectify the problem.

Tiles - I do discover that certain tiles leaves water marks more than others. The "HDB" tiles in the toilets of my last 3 flats all leave water marks and it kills me trying to clean it. Not sure why. Maybe it's the choice of tiles you make?

My gate similar, can only latch top, only 'cos didn't want to drill hole into floor (thru laminate). But it is flush, not protruding out.

Thanks guys...the gate is obviously wrong right?! I thought it was just me being too particular, thanks for confirming :) Honestly, I could live with this, it doesn't kill me...what annoys me is that the ID refused to admits the gate is wrongly installed and Instead they wanna argue by saying that this is the new trend, wanted to show me photos of other gates also like that...makes me feel like a fool. So the more I want to pursue that this is their mistakes :(

Bigger problem is the tiles...they will get a tiler to pop one tile out to see what's the actual problem. They suspect that the water proofing may be a problem cox the water marks is on the join between tiles! Sian.....if really water proofing problem then we will get a whole new dirty nightmare with tile replacement arghhhhhh

For the paint job, my contract also puzzle why the wall could stain so easily. Luckily this saturday is paint touch up, so i took the opportunity to demo and lightly bump my rubbish bin into the wall...viola it scratches already! She said will ask painter what's the problem. Apple1, do u still remember what paint brand did you used? Maybe I should ask her if we could change brand or not 😒

We are using ICI. I think I know why the paint stain so easily. According to the painter, he said we got the cheapest 7kg ICI paint that's why even the slightest bump will make the wall scratch! This paint that was supplied to us is about $30/40 for 7kg and the higher end one is double the price. No wonder....

Is so irritating isn't it? I would rather my ID upfront let me know that the paint is cheap and this will be the outcome, then I will rather spend more $$ for better paint. Sigh 😔

No choice looks like I just have to deal with this and next 1-2years repaint again.

I think the paint is Dulux Super Maxilite (same range as Nipon Matex). About $23 for 7 litres, $50 for 20 litres. Normally only used for ceiling. Your ID should at least use Dulux Pentalite (same range as Nippon Vinilex 5000).

Where do you get the sliding/folding door near the balcony? And how much?

My ID was the one source for it. She quotes me $1970/door....May be cheaper if you go direct to supplier :)
