WHOA.... you guys haven't even met the sellers.. technically the option should be signed with both parties present although that doesn't always happen. BUT IT SHOULD cos it is one of the clauses in the document. If I were you... I wouldn't. 1) Highly possible. BUT due to point 3... 2) unmotivated sellers are always a big problem. 3) not valid. if two people are buying you need two signatures. So it depends on how good you are at talking. If Point 1 really happens then you can argue that it's not valid and that you want your deposit back. But... due to point 2, they can argue that it's not valid and dun wanna sell also. 4) true. I guess if you can get more cash first... why not? But it's not true for every case and some sellers are willing to take less cash at first. Market isn't good right now and there are probably more flats at valuation or low valuation.... I would keep my options open by looking at more. I dislike this kind of agent. IMHO.

**Shopping Updates** Sister went shopping for a mattress. Hers is a little too soft for her and she has been suffering from insomnia and some backache... so off she went. After trying Simmons, Seal, etc.. she finally went back to King Koil (where we bought our 15 yr old mattresses). She saw something she liked and that fit her budget. *perfect* So the very helpful salesguy started writing the invoice... and continued by saying.. "I have a surprise for you! You will like the surprise!! You wait you wait, it's a secret, later then I show you." So he continued writing... 1 queen sized mattress.. free mattress protector.... My sister got a bit excited thinking that she could be getting good quality bedsheets as the "surprise". Then he said, "OK! I'm going to give you the surprise... Excited??" And secretively he went and took this out.... "ARE YOU SURPRISED???" She certainly was. -------------------------------------- On 23 Dec... we went mad at Ikea. These two trolleys were joined by another rather full one later on.

mmm in terms of cost.. good quality solid surface can easily cost more than granite but judging from the samples you are given (same as mine) .. yours should be cheaper than granite. Granite is better if you can afford but I guess balancing your needs and budget is more impt.

Yup!! The carpentry, plumbers, electricians, window people were ALL IN today! It was SO CRAMPED everywhere! I stayed there the whole day with my dad to answer their questions... *phew* I'll be moving in on Monday even if the cabinets aren't done. The shower screens will come in January so we'll live without those first. no biggie. I do hope you can settle everything and move in on Sat!! Who's Jason btw?? YESS hehe I love my single sheets. But by the time we got there there weren't anymore fitted sheets for king and queen so my parents and sis cannot get theirs there. Sigh Hi mitlancer!! haha You really went ah? hi shearerkk... ye man. I certainly learnt a lot in this sinking incident. But I guess everything's going to be good now! Hi mitlancer... It's alright for asking. My sister most likely will not have her own nest because she won't be in SG often and my brother has still got many years to go before moving out. If you want to know why... you need to read my blog. hahaha Moreover the fourth uni will be built near the Expo within 15 min of Simei in time to come. And even if there are empty rooms then, my parents can rent them out to students. That'll be in the future but meanwhile we all want to stay there so it suits us

**Continuation of Jojo Saga** So after her claims that the hairline scratches are part of the design, my sister calmly explained to her that we did not see the scratches when the sink was first delivered and were all satisfied with the condition. It was only after the drilling that the scratches appeared. She then offered to let us go to her place, check the sink and self collect it. But we don't drive and delivery is included in the sink's price so why should we have to collect it and take a cab because of that?! So I told her we can do that but we would like our taxi fare reimbursed. She refused. Then she said we could view the sink, approve and she would drill and send the sink back to me the next day. ISN'T THAT WHAT HAPPENED AT FIRST?! We refused as we would be in for the same cycle all over again. Anyway then JOJO insisted that she needed to call her boss. She didn't say for what reasons just that she needed to call her boss. We gave her a deadline that we wanted the sink by Wednesday as the cabinets were going to be constructed. Then went a dozen phonecalls of her REPEATING that offer that we kept refusing... In the end, we told her we didn't want the sink anymore. She could just refund the money and we'll buy elsewhere. Miraculously... at 4pm today, her deliveryman appeared at our house with a good sink and a hole drilled. GOOD RIDDANCE. I will ALWAYS.. ALWAYS remember this JOJO from VIVA NUEVA!!!! ******** *agreed* but luckily it was a good hole. I am very proud of my sister's photos and kept offering to show anyone who would listen. haha the photographer is in Taiwan though he can fly to Singapore on special request. mm but it would certainly take a lot of $$$. Sigh. I just glad the sink saga is over.

** CONTINUATION OF THE JOJO SAGA** The sink was sent back and on Sunday I called the showroom to remind them to call me 1-2 hours before the delivery of my sink the next day. They agreed. The next day, at 11am, the DRIVER called me and said he was at the flat already. I was at ORCHARD! He even said he couldn't wait and will just leave it there. I called the showroom immediately and scolded them for not calling me beforehand to tell me. Anyway the sink was left there. At 4pm, I went over.... the sink now had a hole. BUT there was a print (resembled a footprint) in the CENTRE of the sink and there were MANY hairline scratches ALL OVER!!!! I know that stainless steel has this linear grain (like wood) but they run in the same direction. These scratches that we saw were haphazard and all at random, some were circular even. So we called back the showroom and told Jojo about it. Her response.. I call my driver. 10 minutes later, she called back and said that her driver will pick it up. I asked her what time will he arrive. She said he was coming right away. BUT WHAT IF HE COME FROM JOHOR?!!!! *!@&*(!&*($&!@ Then she said he will arrive within an hour. FINE. He came. AND he told us that he NEVER wants to deliver our sink again. As if I want to see him AGAIN! When he left, I called JOJO again and asked her what was going to happen. YOU KNOW WHAT SHE SAID? HER RESPONSE: Oh All the sinks in my showroom have this hairline thing one. This hairline thing is a DESIGN! You come and see lor. *** TO BE CONTINUED***

But there were a few things she said that made us think she's the lady boss. Ya.. tell you all the details of the crazy woman in a while... mm yes in your case it could be due to the weight of your tap or your plumbing that your ID chose for it to open on the surface top. I now know that kitchen sinks can come with/without a hole... the salesperson is suppose to ask when you buy. huh. was it the right spot then?
