  1. from what i know, HDB cannot do concealed wirings if it is not "original". Any modifications, extention... should have exposed conduit. But i know many who still go ahead and do it without 2 hoots. I would too if it was me... looks neat and sleek. Above applies to HDB only.

  3. Its true. Sealant is around that price for a 3rm flat. $1400 for a 5rm flat is not expensive. it is not cheap either. its just about there. As the paint option they are giving 5 colours choices and any branded paint selection except All-In-one types. Quotes that are much cheaper might just use Matex Emulsion paint. Considered one of the cheapest and basic paint. So yes the market rate is about $1400 for 5rm flat. Nippon offers professional painting services inclusive of paint at $1600 for 5rm flat. maybe can try their service. But then, they are using contractors as well. so in the end its still contractors and not Nippon's inhouse experts.
  4. It is very possible that the feature wall console will crash if it is not mounted properly. It will also crash if unreasonable excessive weight is placed on it. A normal TV console will be able to hold a 42inch or bigger TV, plus few small potted plants, loads of CDs/DVDs, Speakers... should not be a problem. But if you intend to place heavy stuff on it like heavy throphies, collection of XO / Martell / Hennesy Bottles... You gotta inform the person who is fabricating the console. so that he will know, and further strenghten the mountings and support of the console. Of cos, the price will be slightly different. as material costs are more.
  5. Some tiles that come from the factory are already warped. These tiles should not be used if the warp is too much. In the case where the tiles laid have sharp edges, its hard to dertermin if its the tiles or the workmanship. or maybe both. Whatever the case, these kind of tiles and workmanship should not be acceptable. But those very slight should be ok. as it is not totally avoidable. How much is acceptable is very subjective. depends on circumstances and situation. Cheers

  7. Oh Okay... I happen to come across your other posts and it seems like U had a bad experience with your ID/Contractor. I can understand how you feel from your point of view. All the NATO and typical sales talk. I feel for you. But lets be fair and look at things from other angles. Do not take offence to what i've mentioned earlier on as I felt that your comments were not very fair. Targeted and focused on certain group... I hope not.
  8. You quote astronomic percentage profit to overseas clients. Astronomic means "extremely large / exceedingly great / enormous". what makes you different from the black sheeps? As to some vendors at Sim Lim when they see non-locals. Sorry but I feel its wrong ethics. If you don't charge locals that much, you shouldn't over charge overseas clients as well. Anyway don't be so sensitive la. Don't take it to heart. Pls do not be offended by my words. Ending the post with "cheers" to lighten things up and don't take words to heart.   9. Speak for youself, look at the list of items you have listed below your signature. All are of reasonable, if not good quality stuffs. Less your MIC Closet I am in this industry BUT I am not an Interior Designer. You are causing offences to IDs in here. OK Wow lets see... Daikin sys 3 , Why not go for Mcquay? Cheaper Frankel S/s Basin, why not get those Made in China / Taiwan? Grohe stuffs not cheap either Bravia W series 40' Is another good stuff, why not go select the cheaper range? And lets see, WOW... Serta Louisana, Ikea has a large range at a much cheaper cost. But you know those stuffs are made of pinewood and chipboard. Why don't you go for ALL the "cheap & good" stuffs? There are many replicas made in China & Taiwan... What about electronics? there are cheaper brands that serve the purpose, and some infact look quite nice. Some are even nicer than the expensive stuffs... But you know they may not last as long as you expect. you knew it. So reflect on youself before you post comments like that. Appreciate that. Seems like maybe you were ripped off in a way or another, so thats why you feel sour. Price cannot bluff, cannot run. To compare prices, why not compare materials first? Btw, if one already has a concept or design in mind, don't engage an ID. Engage a contractor instead. It will be much cheaper. But there will not be anyone to oversee and manage the jobs other than youselves. Not a big problem. While IDs sell you the concept / Idea and manage your project. People compare prices between IDs and contractors. IDs price can never beat the contractors'. So the engaging a contractor will be cheaper of cos. Contractors do the same old thing over and over again. They are most familiar with their trade. Those nice homes you see in magazines are not designed by contractors! they are designed by IDs! But work done by contractors, with the ID to oversee the work. Get the idea? So if you already have an idea on how to do ur house... You can play the part of the ID. Hope it helps.   11. Tempered glass will shatter into tiny diamond like pieces when it breaks. Normal glass will shatter with large and small shards of glass when it breaks. The "HH" print on the glass most probably wouldn't be fake. There is no point passing off a normal glass as tempered glass. You will find out sooner or later when it breaks. If it breaks and you find out, the glass supplier will be out of business. Also to take note, there is a reason to use tempered glass. not anyhow use. usually where the glass needs to be tough, it will be tempered. Otherwise, normal glass will do. Another alternative is to use laminated glass. it will break and crack, but will not shatter into pieces. Btw do PM me if anyone would like to do glass works.   12. You are correct at some points. I have to agree on the part where you mentioned that some Big Players in the industry have overheads to cover. And like you mentioned, its cheaper for a valid reason... Sometimes, the "valid" reason could simply be that cheap labour and materials are used. In your case, i believe your ID used good materials, as LamiTAK is of premium quality. Your ID may have not charged you expensive, but I believe its not dirt cheap either. I would say acceptable average price. Unless you tell me your ID uses all good materials and charge you 1/2 the price of what others charge.

  15. That is the problem with cheap Contractors or I.D firms that use cheap sub-contractors. It all boils down to the $$$ factor. Thats why the quotation is so cheap compared to others. Cos these people use cheap sources. From cheap contractors who charge cheap prices, because they know they need to compete with the better contractors with better workmanship and quality. Another factor is to consider the quality of materials used. Cheap materials can cut costs. Cheap Labour can also cut costs. But the one to suffer is the end user. that is the owner of the house. Prices should not differ much. But if its so much cheaper, have you wondered why? Too cheap to be true? It probably is. You decide for yourself. Cheers!

  17. Laying of homogeneous wall and floor tiles is about $7 per sq feet. For selection of tiles not exceeding $2.8 per square feet. We don't use sub con, thus reduce hassle and trouble from using sub con. PM me for more details pls. Cheers
  18. Hi, switching the hindge to the other side of the door will not solve the problem. Hindges on either side of the door will allow it to open either inwards or outwards. the problem is not with the hindges. Its with the DOOR FRAME. its the door frame that determines which side your doors opens to. You will need to change your door frames. If you would like to change your door frame, pls PM me.

  21. would recommend playing with switches. There are some nice looking switches by "hager" in the market. Those with oversized but slim rocker switches. Get those switches "concealed" into the wall, so the switch looks slim. Otherwise, you can get those with multiple but small rocker switch on a single switch board. usually up to 5 switches max. There are many options in the market. It is limited to your imagination. Alternatively, you can get those light dimmer switches. It will create the right amount of light to suit the ambience you want. But does it save electricity anot this way, im not too sure about that
  22. Hi what you are looking at is actually known as "cultured Marble". It is NOT marble at all, but material is actually similar to solid surface. Its some kind of engineered plastic / acrylic. I'm not too sure of the technical details. It will be able to with stand higher temp, compared to solid surface. Boiling water down the sink will not be a problem. Take a look at some chalets and hotels, they use the same design too. Boiling water down the sink, no problem. These are engineered materials. Not raw materials. The pros and cons. Cultured marble is more expensive compared to stainless steel sink. Since it is blended to be part of the countertop, if the sink gives problem, ie: damaged due to carelessness like you drop something sharp and heavy, you cannot just replace the sink alone. BUT, you save money on a stainless steel sink, and cultured marble is not so easy to get damaged. Unless extreme case. It is also nicer to look at. sleek design.
  23. I like your reply There are many different price quotes available. When a quotation differs alot from another, U have to find out why is it so cheap, or expensive. Want cheap, got cheap way of doing It may not be worth it in the end (Cheap).

  25. No offences, there might be miscommunication in our earlier posts. Like you said, "if there is any variable, you have to take up cos you already agree and paid deposit." So if the company tell you variable for this and that, means you have to bear the cost? Hmmm okay... Look at it this way, similar simple example ok. if you get what i mean. You go for a facial package. They did not access your skin situation before they quote you a price for the package. You confirmed and paid the initial deposit for the package. It is only after you confirm with them that you are taking the package, then they are going to access your skin condition. Along the way, they tell you additional cost to this and that cos your skin is situation is more complicated than others. Thus extra treatment. So you end up paying more than you expected based on the initial package price. Wouldnt' it be better if they could access your condition first BEFORE they give you any price quote for the package. At least you know how much you are expected to pay. This what i meant. Each to his own. Just sharing my 2cents worth. I have no wish to cause any offence, if you disagree with my point of view, I will respect that. And I will also respect your personal point of view on this matter. Afterall this forum is for open sharing. Pls don't take it to heart. cheers!
