  2. Close to 48K..actually can't really nego as she is giving out her best price. You can however, drop some of your ideas or do lesser jobs to reduce the price. For me is the price should match with the quality of work
  3. Yes, seems to be quite general and simple. It should be enough..However, do look around for more ID firms and get the best quotation.
  4. Do take note that even your ID firm has a HDB license, it doesn't mean that they are the one doing the reno. You probably see another contractor firm's name on the reno permit approval.

  12. So sad to hear abt this.... It is not really how much the cash above valuation is, it is the loan repayment and the amount you have to credit back to your CPF. If there is some cash proceeds after the deal, it will be split between you and your husband. But you can obtain help from the family court to get him to pay you alimony + maintenance of your kids..he has all obligation to fulfill the payout. You can pm me, I can share with you some experience..(not me) but my girlfriend's.

  15. True, I faced some difficulties when selling my house, when we mention that the new owner have to pay for the upgrading fees, all ran away. Because the new owner will have to pay for the upgrading work done for both my toilets...PR will have to pay full while citizen pays only the subsidised amount. So, PR will definitely not buy. Of course, at least they don't have to bear those inconvenience like dust, noise and washing of clothes etc we had during the upgrading.
  16. I guess as long as one of the owners signed the EA, it should be valid. this doesn't apply to OTP which all owners must sign. What I understand is that if you are not happy with your existing agent, you may write to his/her company to terminate the EA. Your valuation is 290K doesn't mean you can sell at this price. Just a hypothetical scenario, if you can sell above valuation, then it's a good but if you have already bought a new house and need to sell off current house, you may end up selling the house at or below valuation....like me but I was lucky to have it sold at valuation...good or bad actually. I guess it is unlikely that you'll get back cash...interest payment back to your CPF could be quite high.. If you have singpass, you may access to the CPF website, the amount you need to pay back. Do take into consideration your loan repayment as well : )
  17. quite difficult to squeeze them, one thing is that the cost of advertising your house and also lesser commission = lesser effort to push to sell your house (consider risky)...furthermore, they don't take the whole 2%, some will go back to their company. but for buying of house, maybe can squeeze to 0.5% as little effort required and no advertising involved unless if you are facing financial difficulties and they are of the very ethical type..chances of reducing the commission fees is quite slim.
  18. Well, to be fair I had pretty good encounter with them. The IDs (usually a group of 2 to work on one project) responded well to my queries. They even brought me down to see some finished jobs with the owner's permission upon me requesting. We met up a couple of times outside their office and they have no complains at all. It was such a pity that I'm not able to select them due to some small issues. When I told them that I have decided to drop them, they weren't even angry at all, instead, they mentioned to me that I can always look for them if i have any queries or if i need any advice relating to all reno matters in future. Overall, good service...

Well it really depends on what you have requested for...for a 4 room flat, if you are not doing any hacking of the existing floor tiles and replacing with new one vs you plan to have the floor hacked and replace with marbles, will definitely cause a variance of few Ks. If your husband told them about the 40K budget without telling them exactly what you want, they will most probably give you the max for your renovation. When you see their quote, you have the chance to reduce items that you think it is not necessary and therefore reducing the amount. I actually got my quote for almost 48K for my 5 room...I thought I'm being chopped but when I matched together with other firm's quotation, it came out to be roughly the same...I realised that I'm replacing and doing up a lot of things...or basically I'm doing an almost full overhaul for the house. Of course, if they say that the material they use is of better quality, do ask to see their works and decide for yourself whether you agree with their claim. Anyway there must be some reasons why your family friend reccommended you to him. Unless they are sabotaging you and that they are happy to see you guys being "chopped" on the chopping board...lol Most importantly, look around and get more quotes...see who is more sincere..
