  1. You can't seize the flat till court order is issued. You can sue for your losses in getting a new flat.
  2. $250 psf is steep. Just to reconstruct a 2000 sf house is $500K-- are you sure? At that price how to rebuild? 2000 sf not very big for a landed, you know.

  16. You need a better lawyer. What's the point of signing a contract if you can't rely on it, or if you can't sue for losses if the contract is not carried out? The purpose of a contract is to set out each party's rights and obligations legally, and to allow any disputes to be resolved through the courts, and have redress through the courts any failure to perform the contract. In any court case, there's no guarantee of winning of course, but if you believe you are in the right and you have suffered losses, then you should sue. If ruled in your favour, then you should get full restoration to your position before the contract.

  19. 1. Don't know. 2. Yes. 3. Yes. 4. HDB's job is not to listen to anyone. They give you a date, if you both don't take they'll give you another date until you take. If you both still don't take then it's your problem, not HDB's problem. If you don't take the date, you can't sell or buy the house-- simple as that. Bottom line-- HDB not here to solve your problem with your seller/buyer for you. This is not primary school, you are not two students arguing, HDB not your form teacher.
  20. What is your question? The date is fixed by HDB, and if change is requested, both parties + HDB must agree. Why should you be forced to agree? Why would you be at losing end if they don't turn up at 2nd appt? You can then sue their pants off.
