  2. $10k not much diff?? i took the near family grant and first timer grant; if not, for the price of the unit that we select, monthly hdb loan has to fork out cash. you didn't take grant and loan cos you waiting for bto right?
  3. for the unit that i had just bought, the seller's same floor neighbours just release their unit for selling. my agent told me that while the new unit's condition is poorer than mine (ie poor upkeep and no aircon units), their valuation is higher than ours by 10k. cov asking and offered is the same as ours!! scary....
  4. forgotten, guess what, after reading this thread, i quickly go dig out my valuation report to read through again. cross my fingers and hope that i get my move-in condition flat - i don't have budget for renovation already.
  5. taps and doorknobs are movable? might as well said toilet flush also remove cos it is movable and remove the aircon controllers too. oh...windows and doors also movable what. sellers should put themselves in buyers' shoes. buyers like me had already factor in the existence of these fixtures when we consider the selling price. jinnous, do you have an agent? if yes, your agent should be the one liaising with the buyer's agent. if for sentimental reasons and that it is your oversight in not highlighting them before OTP is executed, you may perhaps want to offer a token to the buyer to get back these stuff if it really matters to you. JMO.
  6. you cannot remove the bathroom accessories and fixed accessories unless you told the buyer before they purchase the flat. guess what? how about removing the aircon blower and compressor and window grilles and reinstall at your place? remove the shower head, rail, tap, mirror etc etc? jigsaw puzzles is decorative de. pls be reasonable. i was worried and asked my agent if we should list all the aircon units, shelves, mirrors, heater in the OTP and he said it is considered as fixtures and come with the house. the seller agreed too. we of course took pictures. but dont dispair yet. tell the agent to relate to the seller that if they intend to do an overhaul, to allow you to take away those stuff (that you want) for them.
  7. that is what my husband told me. to earn money for first flat, the only way is via BTO or hope that you'll meet a divorce case (choy choy choy!!! but my relative actually did and now he can net a tidy $80k if he sell his resale unit)...but if the flat is too cheap, one will worry about shady pasts and loan sharks right?
  8. HDB's website transacted price is based on Resale Application date. erm...how will you know when it will show up at the HDB's website? via HDB email notification?
  9. lolz. sleeping with my 3yo zaps more energy from me than if there is a tv in my room. i had wanted a tv in my future bedroom, but after some thoughts, decide to fix a tv in the guest room (1 small 4rm with 2 tv set already pretty extravagant) where husband's computer will be cos computer is the last thing he'll say goodnight to before he sleeps and while i don't mind staying up with him (while watching tv), i don't want that computer in my bedroom!
  10. i am a chinese and don't mind following. my husband is not into it and he has the final say (cos he head of the household), so i cannot go against him if not, no nothing already bad vibes. interesting, MIL also not a strong believer and they already moved house like 3-4 times, profitting from every move. so anyone here, NOT doing it?
  11. ours is a 5th viewing of the same area, on the second day and the first weekend we started house hunting. i had targetted that area 1 yr ago and is very familiar with the units layout. when we first saw the house, i can already visualise us staying there. we spent less than 10min in the house. owner has a young toddler (although staying with grandparents due to working parents) who was around that day, so more or less rest assured about the background. both my boys are pretty comfortable on the second visit and elder boy already chosen his room prior to our decision. additionally, he was initial reluctant to transfer school when we shifted, but as the decision starts to materialise, he is getting excited about his next phase of life. the price exceeded our budget, but husband said he is willing to work for it as liking our purchase is very impt as it is a day-to-day experience next time.

  13. velv, close the deal with the seller based on the current valuation. then submit the resale application before the current valuation expired. then you will be safe. we did something similar. but cos we want our appointment to delay, after submitting the resale application and getting an earlier appointment date, our agent will be writing in to change the appointment date to a latter one. according to my agent, all applicants are entitled to 1 change of appointment date. alternatively, if your cov is very high, using a revaluted (higher amount) figure will reduce your cov if you and the seller had agreed on a fixed selling price in your OTP. but if your cov is low and your revaluated amount exceeds the OTP, i dunno if HDB will accept selling below valuation (may be possible cos already exercise OTP). i had a friend who agreed with seller on a price even before valuation report is out; when the report is out, it matches their selling price. ask your agent la.

  16. you are very lucky! the seller is unlucky to have met a CMI agent then! valuation expired can revaluate one ma.... unless there are inside news that the valuation will drop...if not....CMI ah...the agent *CMI - Cannot Make It. on a separate note, as the seller is hardly in SGP, you may want to get your agent to check if they fulfil the MOP; sometimes HDB can be sticky about it, cos the condition is 'physically staying' in the flat to fulfil the MOP.
  17. for this bankruptcy checks, i had initially asked my agent and he said should not be an issue cos seller is doing contra. but after being advised by BIL to better check, i called up my agent and gave him the website to do a check. i told him that it is his 'due diligence' duty. i also asked for MOP and flat ownership documents. i asked for all these before signing the OTP. husband said i was over paranoid. so for those people who have yet to exercise OTP, please try to squeeze your agent.
  18. You have a flat, but no money and no baby, so not as much worry. I have a flat, no money and 2 kids, more worry what say you? Luckily we are prudent in saving whilst living with the ILs; hey, i go to the salon only once a year before CNY!! lolz. To think back, i married my husband when he doesn't have a dime to his name, so after all these, we are back to square one but with a fixed asset!! lolz. Luckily, PIL is kind enough to let us take whatever furniture we want from their place. cacabi111 is right. a space of our own and to start a new life experience...priceless.
  19. if you had an agent, get the agent to do the checks for you and pay for the fee as it should be under their scope.
  20. alternative is go and find your agent friend to do the paper work for you. before i found this agent, my friend had offered to do at 1% commission with freebies (plasma tv), and another friend offer to just charge 40% of 1% commission.

  23. woah!! it's no wonder the bukit panjang agent i contacted told me that with only 20k cov budget, i can only get 2nd floor. From your stats above, Dec cov is really high..
  24. can i know what are the things we need to check on the seller? how do we check 1. financial background? 2. whether they had fulfil the MOP? 3. whether they are the legitimate seller? etc etc TIA.
