  1. If the item price is below $100, the contractor/ID might throw it for free. However, if it's more than that, it would never be free, you would have to pay in 1 way or another. That means the quotation has some INFLATED items to cover the free aircon. Few things you have to consider: 1. Does the aircon suit you? 2. Is it a good brand aircon? This would affect the maintenance and quality. 3. Is it inverter? If it's non-inverter and there's a hefty PUB, who will pay? If you want to go for budget, maybe you don't do any built-in carpentry except for kitchen cabinet. Your MBR wardrobe can always buy from IKEA. Same for shoe cabinet. I bought my shoe cabinet from S&C around $150 +/-. Can your custom shoe cabinet be cheaper than that?

  6. Sounds like BS to avoid glass backsplash. In my case, the electrical outlet/switches are already up. The solid surface is also up. Then the glass contractor will come and measure the area which exclude the electrical outlet. Once, the glass is ready, they would mount it up and around the edges of electrical outlet, they use silicone to seal it up. So, it's OUTLET then GLASS, not the other way round like what your ID propose.

  8. Actually even if you have budget 28k or even 15k, it does not matter much if you have not specify the scope of your reno. 1. Which area you want to reno (eq. toilet, kitchen, bedroom, livingroom)? 2. Any tiling job need to be done? 3. Any carpentry work like kitchen cabinet, tv console, study table, bookshelf, etc.? 4. Any changes on the electric switch or point? Any changes on the lightings? 5. Any changes on the main door/bedroom door? 6. Any changes on windows? 7. Do you need to paint the house?
  9. I'd rather to do major repiping. This is to ensure the pipings/insulation are in good condition. No point that now you go for so many hoops to retain the piping, yet in 3-5 years down the road, you having piping/leakage issue. And you have to open up the piping again.
  10. Exactly. If the ID never bother to check on this IMPORTANT points, they might chop you for other items or doing a sloppy job. If you have not paid anything, might as well change your ID.

  12. You can install some spotlights on your ceiling directly. This way, you don't need to get L-box.

  14. In any case, always keep your HDB Queue number together with the officer name. It's always useful to keep this kind of evidence
  15. What i learn from the design process, don't think too much whether the dining pendant would be bright enough to light up the area. A dining pendant is used more for decoration & accent purpose. To brighten the area, you would depend on other lights (eq. downlights).
  16. Before that ... you should check your bed frame. Previously, we use our mattress in a lousy bedframe. The mattress is supported something like a metal mesh. And my wife has the same problem as you. Whenever i move around, she would woke up. Now at new place, we have new bedframe. The mattress is supported by a solid wood. And the problem dissappear So the support of the mattress is important. Maybe you can try to put your mattress on the floor and check it out.
  17. It's possible that your flat electricity does not have enough allowance for big electric appliance. However, it also depends on how big your (inverter or non-inverter) aircon compressor is. In other words, how many indoor unit you install (system 1/2/3/4) and how powerful each individual indoor unit is. Alternatively, consult a 2nd aircon company.

  21. I know which one Initially, I bought IKEA GRUNDTAL series which has 3 disjoint spotlights. In the end, I returned that to them because it's not suitable. It's using halogen light and produces yellow light. For counter top, it's better to use daylight bulb so you can see the color of the food correctly. My marble floor came from original only :P
