  1. In accordance to yr definition, here the "kpo king" comes. My intenitons of involving in forum here is to "steal/share" info, express views, as well as to perefecting my angmor.   3. Existing law still allows one agent to represent both seller & buyer. Need to fulfill what you've signed. As to extension of stay, must understand that once completion (2nd appointment) you take over and responsible for everythings (pay instalment, property tax, utilities bills.....) No free luch in this world unless you granted.

  8. Har? Civil law suit? Ask them or you to bear the cost? The house is legally yours, you can enter it at anyytime as you wish when things turn sour. Further more, you need not to enter, just chain up the gate, intention is for them to contact you automatically and send signal to them that you really mean it.   11. Aiyo, Never sublet to local. No matter got big gold chain on neck, big diamond on fingers, gold teeth, merc.....got all these still need renting house for stay? You can sublet house meaning you're not just passed out from school. Local should have their own place to stay, no place to stay = serious financial problem. Likely everything you see WHAT on them, are from "rental". Serve them written notice and ask back what you should entitle to, and get them out. Standby your own set of chain & lock.
  12. CU=copper. One "tap water" pipe in to heater container, usually at top portion of container., and, one CU pipe(hot) out from container. This hot cu pipe is "supposed" to be thermal insulated. I worked in SGH's maintenance & facilities dept before, you know what, the hot water supply system is so old that, stop-cock's head became "rounded" and cannnot be "off" by any tool. The white thermal insulating cloth-like material turned "harden" and by one knock, one big piece cracked and dropped down. I "bao" all those mechanical, electrical, electronic, building, aircon maintenance stuff - now become Jack of all trade, master of none. Anyway, just work there for abt 6 months cos found many systems there "too old to be maintained", and too costly to be replaced, and said bye bye. Telelift cart cut nurse's finger off, blood pack in cart and burst while transporting and blood dripped onto visitor's head and kena complaint. Aircon too cold and too hot also kena complained. Rotary ceiling fan on top of bed dropped down, luckily patient not on bed. Nurse-call system not working and no spare part and B1 patient got angered and "pulled" away the whole set....Raining day, false ceiling get wet and become too heavy and dropped down onto visitor....so many incidents. Work till no night no day. On & off at underground tunnel saw dead bodies being carried away... Centralise hot water supply system once problematic, be prepared to drain $. Mixer, sometime could be difficult to find in market too. "cold" or "tap" wate pipes usually, even within 20 years, don't give problem. It is the "hot" pipe, contract and expand on & off, copper becomes "tired" and refused to work to its intended function anymore and goes on strike. It is an "indian's" work to bent the cu pipes as what you've drawn. Should use "joint" for 90 degree bend. If not, copper pipe's external wall get stretched and become thinner - become a "hidden" time bomb. For my house, I supervised the aircon installation process the whole day - no break!. Told the electricians not to bend the cu pipes at 90 deg. He siad I "old bird". Basically I don't want "timed bomb" being placed at my home. Few days after took over keys for my previous condo(sold in 2009), brought one ladder and open up false ceiling's cuttings and located the 2 heater reservoir and familiar my self with all the stop-cocks. I don't want one day, pipe burst and don't know where/how to stop the water flow.
  13. Get things straight first: 1. HDB inspection is done aft 1st appointment make sure seller make good to illegal modifications, if any. 2. Seller is held responsible for damages to TC/neighours's properties, during reno by buyer before completion date. 3. The indemnity form signed between seller & buyer is to "Free" seller from pt 2. 4. Seller needs to sign in the reno application form prepared/submitted by contractor, cos legally during the "period" under reno, the flat under seller's custody. It is legalised to do such, however, be reminded HDB would still hold seller responsible for damages, if any. And by signing idemnity, seller will hold buyer responsible for damages.....If seller is "kiasi" type, usually he would not sign on both. Understand some situations, HDB may send inspector for inspection while reno is being carried out, permit holder will laise with inspector.
  14. BS, 1. The "valve" hidden above false ceiling, is called "stop-cock". 2. T&P discharge pipe for only for water, but "pressurised air" (heater container needs to be sealed, air-tight, to prevent heat loss)as well - pressure created when tap water flow in or hot water flow out from heater container/reservoir. 3. From symptoms described, very likely to the the CU pipe's problem. 3-1. Even stop cock is on (all the way on, off only when maintenance done to heater reservoir) and mixer valve off, water will flow contineous fron the CU pipes (if there is a leak) 3-2 Cu pipie cannot bend 90 deg lah, need Rxx 3-3 Believed the leak in CU pipes should be at the 90 deg bend, see with magnify glass.
  15. Gloss finishing not necessary slippery. With water on surface, both matt & gloss finishings stand same chance for "slippery". The only "problem" with matt finish is the look : "dull" like dead fish's eyes. Looking at one or 2 tiles on rack with warm light(supplier like) cannot spot this effect. Pay attention to friends/relatives....'s matt HG tiles finish over the floor, when visiting them, u will know what I mean. Marble has this "dull & dead" effect after some years. If die die must use "matt" then choose much lighter color, near white. Try same finishing for hall/room/kitchen. Look "odd" if hall/kitchen with different finishing, pay attention when visiting others' houses.
  16. Experience tells.Now get smarter. When choose color, I would lay on floor few tiles, stand near and far, with white light(natural) & warm light ambience, spot the differences. A single tile on rack vs same tiles over whole flooring always look quite differently, ambient lighting condition play a part too. "Matt" surface finishing is good enough for tiolet's flooring, but could be slippery with soapy water. Rought surface tiles good for tiolet's flooring - good for rubbing foots while bathing.
  17. My 1st hdb with light brown HG, 1ftx1ft, matt. During self-painting, paint "droppings" everywhere on floor, cleaned them the next day. Poured water on floor and sweep, hope paint melted. To my horror, "diluted paint" kena over the tile everywhere. Washed again with some acid, still have some marks, and soak and wash again. You can try paint over and mop/wash later when "dried". You will know the consequences. Will repeat what I did. Matt, darker color HD tiles really "absorbe" natural light and appeared to be "dull and dead", not recommended for kitchen flooring. HG tiles very hard, raise a hammer over head & let free drop, tiles swee swee.
  18. Sorry to say "Matt" is kopitiam's tiles. Look dull, affect one's mood particulary when it is in darker color. Advise you to choose much lighter colour "matt" tiles for kitchen and the tile size as big as possible (say 600mm x 600mm), don't get the 1ft x 1ft or 1ft x 2ft. Glossy surface HG tiles wit darker color is ok for kitchen. The one (matt, dark)shown in kitchen, "absorb" natural light and looks dull and "dead" and can stain easily - exactly the same as mine.
  19. "Eat" big & many, cannot digest (swallow in not), vomit out ALL. Suffer bodily internal injury still ok, the "mental stress" tak boleh tahan, can end one up talking/smiling to himself on the road, or, taking mrt and scold commuters $%&*# and "seow" ah.

I think MOP is a good policy for young owners, or, comparatively less power earning sorts, keeps their "hearts" calm and less "itchy" to sell to make profit, or to "upgrade" but landed in $ trouble later on, and couple frequent quarrel, children no mood to study, and .....MBT & WKS can tell more.
