70% rule applies for the 2nd mortgage loan. Let say yr HDB still under loan, and u take another loan for pte. This "another" loan = 2nd loan in force, and max amount is 70% of valuation. Woh lau, u said u got a hdb and a pte now, you don't know? If yr OTP or/and S &P doc signed for pte before 30 Aug 2010, you are quite safe - depend on banks. After GCT's remarks on Monday + NV Residence's positive response, likely MAS will act pressure on banks pretty soon. I'd just read yr 3+1 hdb floor plan layout - so soon buy pte already, look like you're very "hiong" than me. -

Luckily today got some clarifications, however, the signal sent out to PRs till "not so friendly", 10% is just an indicative figures......look like he will "need" to either appear in TV or in press conference on this issue. NV Residence in Pasir Ris yesterday received fanastic results 160 sold vs 200 launched, in first day. Look like MAS is on the standby. GCT ,Tue,openly admitted gov "did not expect" a sudden surge of PRs in 2007 & 2008, and MND could not therefore "respond" in due time to build more houses. I have been wondering why the statistic board's data not being studied and analysed and actioned in due course, or some reasons behinh? PRs # now stand at 500,000. Foreigners in Singapore, now at 36% of total population. That is to say, every 3 residents, there is one "foreigner".

Best not to take in those "auspicious dates" defined by those "fsms". My late father taught us how to "read" 通书=历书 when I was a boy. He did not explain in great details and I failed to appreciate and comprehen his intention, until I learnt more about sun/earth/moon/stars. He brought with him this bible when he alone immigrated from China to Singapore at age of 21. I'm no 8 in the family of 9 bro/sis, topdown. The language in 通书, full of "jargon" and at first look, seem "superstitious", 2nd look - "rubbish", 3rd look -how come here got mention this...4th look - not so bad, 5th look(many years later) - a book of wisdow, full of treasure. No wonder he brought this "treasure" with him from China. He wanted us to discover the treasure by ourselves, now I appreciated his intention....Life is always that finding treasure in rubbish, and true fact is treasure is just right in front, most of the times - some never understand, some realised at "last minute", some learnt in early stage, consume/enjoy treasure quietly. Ok, Long story cut short. In summary, as long as one starts any event in any day in any hour, taking into consideration of 天时, 地利, 人和 factors, being at upper hand already. - Quite "odd" hall/main door/kitchen door layout. - Main passage way caught in between TV & sofa, not a "good" layout design, will cause unnecessary disputes. - Preferably move dining table to near kitchen entrance. - Change study room's door facing main door or "sofa" in #1 layout. - Block up existing study rm's door, as "back for sofa. - Relocated kitchen's door toward extreme left. - Have bigger backgroud for TV. -
Buy/sell transaction should be a happy-happy event. I also buy first, agar agar the timing then started selling, at least I would not give buyer problem. I where got so good can handle ppl, the agent was in fact good & kind and the seller also kind enough, I'm softhearted le, alway let ppl "makan", then I "makan" others lor.

OTP does mention claiming compensation, the question is gathering of proof (transport receipts), time loss (based on one's daily wage), opportunity loss is the "worst". If you really love the house very much and very piss off with the seller, you may immediately ask lawyer to write seller a letter on your intents to claim this & that (better write long long)as well as to bear the legal fee(engagement of lawyer caused by one-way decision by seller), cc a copy to both the agents (if have) & hdb via registered mail or by hand lagi best. Seller has 14 days to decide if to proceed with resale transaction or "see you in court". You have "nothing" besides time & energy. Call Shin Ming Daily News or Lian He Wan Bao to cover your story and blow it big. They love this kind of story to boost readership, your beautiful face may get published too. I've missed out the bank loan cancellation charge, seller siao liao..... -

The "bad" could turn up be a "good" to you le. Before 1st appointment, buyer always being put in a "disadvantage" position. Can claim back 1. $5K 2. Valuation report fee 3. Resale application fee 4. Trapnsportation fee 5. Opportunity cost 6. Time loss Items 1,2& 3 very straight forward. Items 4,5,6 need solicitor to "write first then speak" and "fight" for you. Eventually items 4,5 & 6 all go into solicitor's pocket, and you may have to(very likely) top up some to make his pocket par par, and you lose more time & energy. "Threathening" is criminal le, SPF is just a call away. Beside 1,2 & 3, ask seller to give you an angbo of any amount for "heng heng". If happens seller too stingy to give, & say to him slowly with smile : "see you again". He'll have nightmare that night and give you a big angbo the next day. If that happen, you need to give me an angbo le. -
Thanks for your compliment, we indeed are the blessed pair (rabbit & roaster). Since we are given the "gift", so must treasure and groom it properly. It's quite amazing in the sense that we hardly "push" him to do things, he's just "auto-pilot" on his own, need minimum supervision! His younger sister not like him, need many external "pushing" to get her engine started.

This "quick" question has no definite answers nowadays. I assume you are asking about "move-in" date, instead of "moving house". House is considered as immovable property, cannot be moved. Only human and things being moved into that house. Allow me to explain in some details then you can judge on your own. The "good" dates pick for moving, wedding, reno, construction, or whatever events(including making love!), originated from concept of "动土". Chinese has 24 jieqi(节气) system and believed that any sucessful completion of an event is weather-related. 通书 breaks the 24 jieqi into more details, and has some classification systems as to "good", or "bad" for "动土". "动土" is event and weather-related. Some events take a few hours, some few days, some few years for "completion". Traditionally it always refers to the "first moment" of the start of an event. If follows this definition, I couldn't tell when was my "move-in" date. It should be considered as the very first day, the first moment I "steped" into this house right after ownership exchange hand, not necessary "sleeping over night" within the house, not to mention moving those things in.

Woy, don't say like that le, saying this implies that all of us are kpo? The few sentences above make me feel all people's discretion & helpful opinions are just s h i t s to you thought you've expressly said thank you. Fat hope le, "yr case" has been input into simulator designed by top scholars, processed, result generated and intepreted by these scholars, well before the rule is make in force and known to the world at large. Must always be appreciative to people/kpo's "disretion and helpful opinions" whether these are in your favour or not. Let me highlight bluntly to you in this way: The "road" ahead of you still very loooooong for you to walk. You said -you can't afford condo -don't want hdb units with "common tiolet" in kitchen -don't want "shoebox" mickey mouse unit -you can't afford to wait -you said you want to keep pet -you want to rom -you want to have kids - what one person's income rule??? To me, you are lost, priorities seriously mixed up with too many "wants" and too many "don't wants" at young age! -

Since you ask, not that I how lian, till now I still a bit can't believe ...... He is already in sec 3, RI, enrolled based on his PSLE results, join Raffle Academy, specialised in Geography, Administrator for Humanity Club. Japanese as 3rd language (this yr, 1st batch staying japanese's residence for 2 wks, 3 candidates)(Previous batches a few days, at hotels). Have taken parts various competitions during primary and secondary, and won so many...........both myself & wife till now can't believe. He is gifted- we noticed since he was young, particularly languages. Got photo-genic eyes, good memory, like(love) to eat fish, can speak fluent teochew, mandarin, english & japanese, understand cantonese, can write mandarin, english & japanese. So far, we only sent him for extra english tution class from P1 to P6. You are right abt strong-willed, stay focus. He learnt to paddle bicycle within 2 hrs, roller blade in 2hr. Fell down, got up - never gave up until he mastered it - learn thing super quick, read books super first also. Imagine, he can sit there 3-4 hr "still" & complete reading the whole book, since he was young - very focus till we scared. One thing he is poor - motor skills, the way he holds cup very funny. Thumb goes into handle first, other fingers grasp the body. Changed him many times and he's back to his habit again. The way he carries plates & bowl - anytime would fall to ground - now is very much better after he joined Scout - I want him to join, now he appreciates and love it much. Upbring, thought he is energetic (like the TV flash: Energiser battery, energy never end), we taught him "right" in the beginning - since young, he enjoy talking to all level of ppl without fear, can do public speaking well, everything auto-pilot, we do not have to worry much. His taughts run first. Hands fast legs also first . Sort of impatient with slower learners. Must admit - Initially his display of strong will, stay focus (during todler stage), language speaking, photo-genic memory - make us scared. Now we know, he is a gifted child.

Wow lau, only last night realised that my wife's both inner palms got 川掌,all the 3 lines do not meet each other. I got "normal" lines. Son's RH is "normal", LH is semi " 断掌". He is a left hander.

Ely, look like you're determined to sell away the house in Australia? Think twice and for long term, since you've already obtained a PR status. This is your advantage. Must you die die get a resale HDB flat? (Think hard, ask hard, do homework hard as well). Based on my "instinct/sentiment", more accurately is the accumulation of working experience (work like cow as therat said) - Look to me this particular rule, is just a tool to "test" the reaction of the market (especially PRs, to see HOW willing they are going to "sacrifice" for Singapore), and will be short-lived. Probably 3~ 6 months, we shall see. I think all HDB units (whether old or new)all have "common" tiolet within kitchen? The way you wrote sound as if you want the hdb grant very much. It comes with costs. What you've fought hard and gained it, do not give up easily. -

Many ppls want to poision the "kateh horse" to death, whether before or after the policies. LKY mentioned if MBT can't handle well this issue, and he deserved to be voted out. May be MBT now being put under "spare tyre" list. The policies are very tought tests as to present's condition: good econ, low borrow cost, ss of home supply. Policies try to "suppress" buying spin, at same time expedite new supply. Policies sure cool the # of transaction down in all segments, but not necessary the price, unless sellers & developers are desperate for cash due to bad econ which is not the case. It might(likely) has adverse effects of the policies - it "please" home buyers, in particularly 1st time buyers, but "offended" sellers as well as developers. And the price "bouncing effect" is yet to see -- Newton's second law always applies.
