I noticed there is a "人" factor (particularly, interaction among human beings) being neglected in most of feng shiu discussions nowadays. In fact, feng shiu is all about 天, 地, 人。It is also the obervation and practice of laws of "天地人" to maximise the yield for 人 天 - Refers to stars/planets over our heads/constellations, astrology, Heaven or God, methods of fortune telling to explain the "will of Heave", etc 地 - Abt physical envirnoment/setting on earth. This is the area where most fs believers "discussed" abt. It includes all the NESW,beams, arrows, geomancy, 6 x $1 coin, dead ppls' grave, qi, etc. 人 - As a being, interaction among human beings and interaction between heaven & earth. In actual fact, Sunsze's Art of war (13 chapters), 陶朱公 's 12 business advises(商训), etc are great writeups as to "interaction among human beings" . Much of the western's management theories/principles are all related to "interaction among human beings". I come across only a very little feng shiu writeup on human being vs human being. In fact, this is very important & affect our life at every moment. We can't simply pray God to give us health by doing nothing, we have to exercise & eat consciously. We can't just simply ask God to give us wealth by putting a water feature at "wealth location" at home, we need to exercise judgement, doing homework. We can't simply putting 6 x $1 coins at top of main doors ,hoping to boost luck, we need to give and take, learn how to interact properly with other human beings who create "opportunities" for us! 共勉之。

I guess down the road in 3 months' time will reveal that MBT is the one will get badly bruised. Let's "see" a bit further: In coming 2 yrs from now, the supply of houses are "limited" - you can see from startistic board's charts & curves. No doubt, mass market segment (hdb/pte resale, pte new) will be suffered from low transaction, prices more or less remain because of 3 main factors: Good econ, cheap borrowing cost + S'pore is land scarce. -

The "wonderful" parts of hdb resale are: buyers can choose location, shorter time of waiting for completion, size, etc. But these "wonderful" parts come with a price = high COV! BMT has stressed this many times, over & over again. Why "join" the hot queue? Boil down to human nature? Long queue sure good stuff, like in hawker centre? Singaporeans should "enjoy" the previlege to have a "subsidised" hdb flat le, instead of queueing with those who couldn't le. -
Wind chimes whether in rods (form in a round-shaped with uniform length or different length), or rods (of different length) in straight line layout, or bell-shaped, or many other shapes, can be made of metal, ceramic, wood, glass,....having same function = produce some "sound" when there is movement of air causing pendulum hitting the rods or bell. The sound produced, following the air pressure difference, has a "smoothening" effect to human's mood/mind, in particular when the ambient is quite. However, when in party time( house with many ppl), windchime becomes a "nuisance". Windchimes with rods, produce sound stay "longer" time as compared to bell type. The longer and heavier, the "longer" sound will stay, as well as its amplitude (louder). Bell produces mono-tune, different bells will have different tune. Mono tune is "boring". 4-6 tunes are "just nice" to human mind, too many tunes of different frequencies become "noise". High pitches (esp bell, glass) with short duration tend to "break/disturb" one's thought, meaning when you're doing "planning" where need serious and fine though, no high pitch sound please. Windchimes are supposed to be hung at locations where having most air exchange (most air pressure difference), like windows or/and doors, or mid-way of passage way with constant air flow, so to "ignit" windchimes' function to its fullest. Not all ppl like windchimes, just try and choose the one suit your mind/ear best. Personally, I prefer stable and "longer sound" produced by long rods.

Believed these measures are meant to get MBT being "voted in" in coming GE, some measures likely to be short-lived. One function of the new rules is to shut opposition candidate-would be's mouth on property price issue. Everybody knew the houses are under supplied now, and measures aimed to curb BUYING all houses but forced selling some pte resale. It is now really putting MBT under test.

Look like u have not cleared yr loan for yr existing resale. HDB allows one to buy first and sell the existing within 6 months date start counting from 2nd appt date of the unit u buy. When u buy, if borrow "ah kong"'s money (I assume would be yr 2nd hdb loan) then need pack back 50% back...and 10% rule also apply. If you clear the loan of existing unit and use bankloan to buy another unit, no 50% cash issue , as well as no 10% DP issue, understand? -

1. Address change is to add "weight" in appealling for switching. 2. Already stayed >MOP already=owners don't need to stay there anymore & the whole unit could be just give "foc" for uncles/aunties/friends/colleague..... to stay = need not to inform IRAS, unless rental with consideration($). FOC whole unit subletting need to get hdb's approval hor 3. Once IC's address change, IRAS is "supposed" to be notified by the SPF, and know which property is "owner-occupied", and the 4% & 10% "supposed" to be done correctly & automatically. But not the case, IRAS keke....You need to "write in" to inform them and they "acknowledged" then the whole is deemed complete. -
Most agents like that one le. My agent( seller cum buyer) understand the significance of "non-disclosure" I was hinting to her. I put $5k cheque with her the 1st day I met her (1st viewing)and told her my situations and need to get the unit asap. Same as yr case, she told me the seller would look for a smaller hdb unit, but never mention "contra". I "open my book" during 1st meeting with her, yet she hide this & that... I gave her a deadline and if resale application not submitted by this deadline, everything void, I would initial series of actions. I told her my actions. Finally, I required no action.

If yr IC address remains at hdb but physically body at pte, IRAS will charge 4% to HDB & 10% to pte. Even if you change IC address to pte (4%) and hdb become 10%. IRAS will still keke, send you hdb4% & pte10%. So, make sure besides change IC, also appeal online! With IC's address change, you have proof, IRAS then LL. Althought the slip mentions address change notice being sent to all gov bodies.... -
I threathened my agent, by writing a nasty complaint letter to her agency's big boss as well as to the press after I realised she had not submitted resale application for abt a wk, and to my suprise and her non-disclosure, the seller was "playing" contra with another! 1st delay. I need the house urgently, never mind, during 1st appt, the "another" seller to my seller, "misplaced" the property's title deed! Another delay ! This was like adding oil to the fire!. In the end, the 2nd appt date was in my court (another settled td, seller needed money to go Aust to see son)I purposely delayed till exactly 8 weeks by putting the date in the cpf form (-15 days). You can do the same. You hurry, they take their own sweet time, now they hurry, you take your own sweet time lah! Want to "die" right?, all "die" together lor! I very bad hearted hor.

4% first property, 10% for 2nd property. 4% on the one where you stay. Just make sure you physically stay or yr IC stays at the one with more expensive annual valuation. -

Wise to remove your name from existing condo, if plan to get a resale hdb, private or new private in the coming. 1. Yr dad abt budget since $ from him. 2. Comparatively, condo is good for security & facilities (esp for children), but higher daily/monthly expenses. 3. Good to have a resale hdb, stay 5 yr, meanwhile save $, then but pte and rent out hdb. 4. If now stay condo, only advantage is to wait for appreciation then sell away, but stay need a home to stay right? 5. Most Singaporeans are getting smarter - try to get a hdb and a pte, rent out one & stay at the other. This should be your strategy for future!. 6. Bananas, monkeys & the farmer story, heard before? Monkeys were originally fed with 3 bananas in morning and 4 in the evening. Then come one "smart" monkey, psycho the rest to change to 4 bananas in morning and 3 bananas in evening, ended up hungry and angry in mid night and could not sleep well. Bitter first then sweet, better than sweet turn bitter and sour later on. -

IRAS super intelligently smart, always presumes you staying at unit with "lower" anual valuation- so charge 4%. The "higher" AV charge 10% - must apply to "switch", hor. Quickly change IC's address also hor. -

OMG, many options available ahead le, lies with whether one can identify those and how to weight them. Can leave aside foreign property for time being, focus more on if to rent, buy resale HDB/pte. Go to URA web, pte not necessarily "expensive" depending on criteriors(location/age/facility...), just ROM? The "road" still loooong await for you ahead le.... I'm actually pity MBT. No lah, the slippers are meant to prevent foots get wet while in tiolet for poo poo or shsss shsss, cos you know hdb tiolet is really small & compact, showering, "doing business", brush teeth, comb hair......"all in one". Once showering (without shower screen, tiolet too small) whole floor wet, take quite some time drying up. I like nature therefore like to bear foot, but put a towel-liked cloth right outside tiolet, on the floor, for drying foot. This cloth is washed daily.

If commit and proceed resale application 1.1 "Save" the $1K. 1.2 Brother oversea's accomodation become problematic 1.3 Have to fly down to do marketing/promoting and sell the house, expenses $?, profit $? Estimated time "loss"? 1.4 Got own place to stay here. 2. Don't submit OTP to seller, ONLY $1k down the drain. 2.1 Don't have to "bother" oversea's property issue. Save yr time, & "save/waste" your $ 2.2 Brother got place to eat/sleep/study. 3. How urgent u need a "own" shelter here 3.1 HDB resale price likely to fall soon, you target is by how much? By when? 2.0. becomes negligible. 3.2 Get a "cheaper" resale private unit? It seems more worth to forgo the $1k and wait for a few months for price to slide then action.... -
Don't like that lah. I'm too far from "well versed", just that some how or rather got this "passion" on fs, kena like "addicted", keep reading on different areas..... keep observing the surrounding as well as apply a little at home. Sort of influenced by my 3rd elder brother who's a TCM, got so many books on medical, plants, history, art of war, fs, books on methods of "fortunate telling", He got a 33 "rings" luopan.

1. House audit is to detect any "flaws" in the existing "completed" reno. 2. Without reno, fsm cannot detect much, except some doors/windows facing. 3. If you have a overall plan in papers with drawings, fsm more or less can detect something, but effect not as good as "as built" where fsm can see & feel, therefore comments. 4. House audit is not a one-time thing, best review every 1 or 2 years. You are right & clever enough to ask such questions. If I were you, I would adopt 3. I think you are right MAN. Those existing pte property owners who've just signed OTP/or paid 1K after 30/8/2010, kena very "suay" - must sell their pte property within 6 months after 2nd appt.
