  1. Have same feeling, likely the 23% will shoot up to 30% by end June 2011. Believed gov has already "foreseen" this, many houses are being built le, very scary also. Anyone can confirm: Down payment =50% in HK now?
  2. We understand that all matters radiate out energy in form of "radio waves", and, after many year of radiation, the matters change state to another matter. Radio active materials generate radio waves (these waves with different "penetration" power) that deform living things' basic cell-structure....Pls read physic & chemistry if want to know further. These "radio waves", to my personal understanding and believe, are "qi". Any other opionions ? We don't shift heavy furniture here & that everyday/month/year. We "bring in", "throw away", and "move" around objects to/within residentiial unit. I therefore said qi i is dynamic and changes every nano second. Weather change will change chi too. One big doubt remain uncertain (not sure) is, how to know which qi is good and which is bad. And, is it "bad" ones will remain bad under all situations, or put it another way, this chi bad to A, but good to B, possible? - Another question for Master Tong, ok?.
  3. It's quite a personal taste. I love wood which gave a natural touch. When young stayed in kampong where there were many wood factories nearby,...loved wood so much, worked part time in wood factory before. Knew different grade of sand paper, coating... 1992 - built raised platform in MBR with Nyatoh wood strips with my brother. Wood selection, carrying, laying, sawing, blowing hot air, nail, glue, aligning, sanding, applying coatings. DIY with brother. He was a professional carpenter. He had advised me not to use wood as flooring but I insisted. Abt 2 year, wood started to "strink" and gaps became visible, used wood putty to patch up, mixed the color....another 2 year or so, again "strink".... 2006- First time deal with p flooring, to my horror, found scratches here & there less than 6 month. Went Ikea bought big transparent rubber mat, lay on floor. After abt 1 month, wife mop floor, wanted to mop underneath of the mat, slowly lift up, you know what happened? The coating "eat" with the rubber, some coat tear and lifted up, she quick put the mat down. Abt 2 years, observed wood strink and gaps became viisble, putty again, sigh.

  5. - There are agents who don't mind walk extra miles. There are also quite many "insist on principle". - He might have thought he have spent "enough time/resource" on you, and doesn't even want to spend $5 from his pocket for the fl plan. Without knowing the rules of game and yet taking part in game, can you image the situation? Many 1st timers don't know what are rules of game. Agent know rules too well and always look for "holes" to enter.

  10. I've confirmed with agent, for hdb resale, seller CANNOT sell with tenancy.
  11. Parquet - pcs of short woods formed to make a square < 200mm x 200mm, can be in any king of woods. Mostly seen in Singapore is teak. Timber is also wood, but in "stripe" form, can be any type of wood. The most common "pitfalls" of woods are: - Strink over time, especially when humility is low, or the wood itself are not "dried" properly before laying. Will see gaps getting wider. Need to fill up with putty, to prevent dust get traped. - Pretty easy to get scratches - Rot (near tiolet)if frequebtly get wet and not let dry fast enough. Laminate is just a thin lay glue onto wood.

To clear yr doubts, XKFX Experts say, -Property has 9 periods/9 starts (1-heaven,2-water,3-sun,4-thunder,5-wind,6-moon,7-mountain,8-land,9-earth, based on luoshu)Who "invented"?? -Each period has 20 years. So 20 x 9 = 180 years. Who invented ?? why not 30 years? -Has a "pre-determined" table to follow the priod, always begin from (lichun date of this year, to the lichun date of that year), who invented the table?? - lichun = CNY= beginning of spring - DOD of property should be from "ground breaking" day, like when an egg meets with a sperm. When "things" start their "change". Clear? Strongly suggest you to write to FS Federation/Association to request URA/SLA/BCA/HDB to put a plate somewhere in the building, clearing printed the ground breaking date, since u are so keen to know the property period.
  14. I sold my 5 rm HDB in tenancy (while whole unit sublet out) in 2007. See my post somewhere. It was legal then.., now not too sure. 1. Should get whole of a copy of TA from agent, and forward to HDB officer, to delay the completion till end Jan. Good for both party. Action has to be quick, lawyer of both sides now take mid Jan as completion and started calculation the sums. 2. Or you can ask HDB officer if you can take over the tenancy, whether legal or not. 3. Obviously the agent has failed his/her duty to inform you of the tenancy ( how did you find out eventually?)Concurrently "shoot" his/her professionalism, ask him/her to absorb all "extra" cost involve, as a "standby". 4. I have a lady supplier whose husband is a prison officer (both PR) both stay in prison quarter, got a resale 5 rm and sublet out with approval from HDB. Got key, renovate & sublet within 2 months. MOQ does not apply appearantly.
  15. Actually you are buying the resale flat in tenancy. Beside buying the flat, you also buy the tenancy agreement which was earlier established between yr seller and the tenant. 1. You have the right to enjoy the "rental yield" from completion till tenant TA expires. 2. Seller is not supposed to remove a single asset which is needed to constitue a reasonable "rental" envirornment - chair, bed, table....cannot be moved always when seller is moving out! Don't tell me yr agent don't know this. 3. Extend 2nd appt till TA expires. You pay money(2nd appt), tenant & seller out. This is a fair one.
  16. We understand that mass & energy are interchangeable. One school teaches that only "living things" generate "chi". Another school of thought teaches that "chi" can be in the form of matter or energy or a combination of both. Therefore, chi can be either visible, invisible, or partially visible and partially invisible. What do you think which is more chun(correct)? Ancient chinese classified all things in nature into 5 elements: metal, wood, water, fire, and earth. All things are a combination of these primary bases, therefore different combination have different influences; ie some are fortunate and some are evil (situational dependant). "Chi" is the contributor to "fortunate" ? as well as the culprit to the "evil"(Sha)? How to know it is a "sha",situational dependant also, or all time "real"?

  18. Look like the firing angle control to the Triac is loosen or malfunction. Switch off power, dismantle the cover, pull and shake the cables, check any loose connection. If not, can consider to get a new set.

  22. Must thank you for yr compliment, I'm sort of similar to kalimentan, prefer to look at things scientifically, objectively....but I also believe that sometimes have to accept things "by faith". Religions always have to be accepted "by faith". Sorry to steal this thread to discuss some religion stuff. Among 9 bros & sisters, I'm the only one got baptised by holy spirit and some years later baptised by pastor via tapping "water" onto head and received certification - I'm a presbysterian. Presbyterianism follows Calvinist's theological tradition, which emphasizes the sovereignty of God, the authority of the Scriptures, and the necessity of grace through faith in Christ. There are simply too many "branches" or developments of christanity till nowaday, more will come. Like fs, since origin, many "branches" developed and more will come and started to get away from the "origin"....put it in dialect: pattern liao liao. Traditionally, ancient chinese ppls prefer to use the word "heaven", instead of "God". Actually, they are the same. And ancient astrologists took "star constellation" as ways & means of "God" revealing His intentions to mankind(How come they know??How they interpret?? remain very chim). This is the"origin" of "fortune telling" methods which use DOD(like bazi) and Zhiwei (DOD + stars) as inputs for calculation. I believed you know how/when fs is origianted, too long the story to write here. Along the way....ppls started to "map" heaven, fs and mankind together and therefore have this comos Trinity. Read that Taoism development will lead you the way to this. But original taoism also like christianity, drifting away from its "origin" as time passes...read more you will know. I shall stop here.

LKY remains in GE?: 50%:50%. Personally prefer him to be "in". 3. Opposition wins how many seat?: >1<6. 4. US economics still in "ICU", no marathon, money printing machine still remain "ON". 5. "Hot" money everywhere in asia. Good or bad? 6. Asian banks up bank reserve ratio to "press" cpi down but extent of ecomonic activities remain active. 7. Domestic interest rates remain low. 8. "Red hairs" start moving to asia, will see more reports on this. 9. Some property price "trembling" in Singapore from March. Will correct back after that. 10. Finance and property in asia countries under "tests", will see many reacting "patterns". Please add some more, see how well you understand yr envoronment & test your anticipation power
