  1. my kitchen / living wall is brick wall = can hack but beam on top = structural element = can not hack same goes to column = can not hack prefabricated wall = reinforced concrete wall = can not hack rule of tumb = any thing is reinforced concrete element (beam, wall, column) = can not hack unless PE is engaged and convince hdb removal of beam/wall/colum is still structural sound for the whole block. hope not too late to reply u

  4. wao that is very ex. $850 is foreign worker wages for a month! but do homework 1st call town council to check call contractor to to check at least u have a figure before talking to your ID. may be the price include supply of material?

  6. "true" ID who we pay good price for their professional service, yes. self declared ID, no contractor? no need but sadly to say that most of the ID in our house reno is not the upper hand of the industry.
  7. totally agreed. i would love to co-ordinate every trade myself but only if we have the time!! i work with a contractor company mainly build condo. i would have save lots of $$$ if i co-ordinate our reno myself. nevertheless it is simply impossible for me to take off every alternate day to co-ordinate work with diff sub-contractors.
  8. between door handle & floor. the latch is similar color to the handle, so it gives an overall 'part of door handle' visual. or can choose those hotel type 'chain' latch or flat type of latch & place slightly above/below door handle. i think it wil look least visible2
  9. yes with fair quality of material but need very close monitoring of work. no work to toilet? painting? door? window? air-con? few hundred here & there will add up a sum. lesson learned from reno.
  10. my gate & main door latch to the top but main door we put extra latch to the sides. no hole to the floor. scared of poor workmaniship (crack tile) and dun wan to clean sand n dust inside the hole
  11. if the holes on the outside panel i.e. can be seen w/o open the cabinet door can insist to change, but if holes r inside... err unlikely.
  12. May be u would like to check with those shopping center locksmitch i.e. master key? but they charge much higher than the neighbourhood key cutting stall.
  13. mine 1 fit slightly above the eyes level when lean on sofa back, but at the eyes level when sit on the sofa. good carpenter will clarify the height before fixing, can not use standard height as excuse la. just like kitchen cabinet shorter ppl would like the cabinet top to be slightly lower, taller ppl would like it to be higher a bit.

  15. remember to check with supplier is transportation cost (and loading/ unloading) included if sourcing for own tiles.

If do flooring 1st, other trade contractor may charge u higher cos need to take extra care not to damage your newly laid floor especially if hacking and wet trade i.e. tilling work (toilet?), plastering involved. i will not wish my contractor put toilet tile, packs of cement and mix cement & sand on my kitchen newly laid floor although have protection sheet on the floor.
  17. feel very disapponted when found out the no casing is done to the wire inside kitchen cabinet to cover water discharge pipe. wire is just taped around the pipe! very doubful that there wil be any casing on top of the kicthen cabinet too. we paid for whole house re-wiring. how can ppl cut corner like that? lesson learned, next time must physically there to ensure all pvc casing is put up before kitchen cabinet.
  18. 1.5cm big gap between wiring casing & the ceiling ... that i have to insert cupboard in between the gap before putty otherwise 1 whole pack of putty also not enough to fill the gap.   19. may be can go for back colour to match the furniture or go for floor colour? unless the living area is spacious, otherwise i think more than 2 "rich" colour choice will be too much for smaller space.

  23. slightly less than $21K include hacking, tiling, plaster, window, kitchen cabinet, tv console, re-wiring & 3 system Mits air-con but exclude painting, doors, all sanitary wares and furniture purchase. toilets r up-graded, so didnt do much reno except re-route the pipe for heater & wash basin re-location. wiring & cabinet contractor r engaged separately.
