I just heard from my neighbour that some poor neighbour from Blk 90 was robbed, not at knife-point but screwdriver-point, electrical appliances (including a 40" plasma/LCD!!) were stolen, sounds like the same case as TYM mentioned. I also heard the poor neighbour was injured by the robbers, somemore it happened in broad daylight about 11-12pm+. On another different day, saw four police cars parked at Blk 91, with one guy inside (machiam handcuffed behind his back) and being questioned by the officers. Also broad daylight, about 7pm+ on weekday. I think our estate is still rather quiet, being tall with alot of secluded corners. Somemore we still have workers walking around day-in-day-out, esp those haulage guys or ID working on a particular unit, they everyday come, sure can observe our daily routine, eg what time husband comes back, what time the wife/maid will be alone, etc. I really suggest that for these few weeks or months, we take the effort to change our routine frequently, dun go out too late, leaving lights on when go out for dinner, etc. until the estate becomes more populated. On a similiar note, I am trying to round up some volunteers for Citizens-On-Patrol (COP) sessions. If you are worried about commitment, fret not. The current members are also very busy people, some doing own business somemore. Plus its on voluntary basis, no need to sign contract or what; if suddenly you cannot do it, just drop out. Simple and no hard feelings. Anyone game, pls pm me with your contacts. Really appreciate some support... -
I think the conflict started for this case because you went to view the flat without your friend. I supposed you did not say that you have an agent to represent you, right? So the seller's agent would be thinking that you are "playing" him by *suddenly* bringing in an agent. This is actually a no-no in their market practice, although I think its stupid lah. Anyway, have you signed the OTP and paid any deposit yet? If yes, then dun care lor; the seller's agent can't stop the deal just because you refused to sign the commission agreement. Also, as long as you did not sign the commission agreement, you do not have to pay him anything. But if you had not signed the OTP and/or paid any deposit, then like what inix said, quietly go contact the owner directly and make a deal. Maybe can ask your friend to get the OTP from HDB and sign it with the owner. But of course dun cut out the seller's agent lah, give him his due commission, ie the seller will still have to pay him.

Erm, if you engage PTC to deliver and install your items, they are the ones who discard the boxes. But agree with you lah, more likely to be a selfish owner then the contractors... Congrats!!! -
The only financial differences between OPC and normal cars are the upfront ARF rebate and road tax discount. If you convert, you do not get the ARF rebate in cash; it will be given only when the car is deregistered. So you only get road tax discount, which IMO is not worthwhile financially. But if you are considering to sell the normal car and buy another OPC car, then you will have substantial savings. However you would probably lose money by selling your car now, so that has to be factored in as well...

Actually I am having problems with the toilet bowl also, seemed to be 'leaking' every now and then. Duno how much water wasted liao. And rem my traditional flushing method? Think must have skill one, cannot pour too fast or too slow, cuz either way will still have the backflow. Also those whom had emailed me your unit nos, thanks alot! They had all been submitted to HDB, whom said that you guys are not the only owners that had complained. They are currently speaking to the contractor to see what can be done, whether a new model can be changed. However it will be a case-by-case basis, because its not economical to change for everyone, especially those who did not complain so they will assume everything is fine. -
Practically, very difficult to maintain. I had hardly seen a home water feature that does not have any algae growing on it. Those at commercial areas (office buildings, outdoor, etc) are regularly maintained and scrubbed by cleaners and M&E people.

This is so nolstagic! Remember my younger days playing with them at fast food restaurants like Mcdonalds', burger king, etc. I was getting abit too old (big-sized) after awhile, but always sneak into the play area when the manager is not looking, and tried to hide inside the "balls' pool" whenever a manager walked by. Oops, off-topic...hehe... ;P

Agents would only be present if you are going to rent it out again or you have alot of other deals for them; that's reality in life. Taking over from tenant is usually done on the last day when he had vacanted the place. The general rule of thumb is that they are supposed to reinstate everything to what you had handed over to them two years ago. Save for some wear and tear, sometimes if they had been nice tenant, do be flexible for minor defects also...

When come to buying properties, cannot shy lah. Just ASK for the price you want, if cannot then cannot lor. As long as you show your sincerity to buy and not just asking for fun, they will be serious too. Actually for those cases where the asking price seemed to be dropping or got "fluctuations" like stock market over a few days, to me its a good sign because the owner does not seem to know what he want to sell at, or the agent could be new and easy to negotiate. -

Start with doing initial yield (or gross rental yield) on your potential developments to shortlist the units you should consider. "Initial Yield" refers to the annual rental divided by sales price, which means how many percentage of the buying price can the investor get back on an annual basis. {Buying Price / (Monthly Rental x 12)} x 100% WARNING: initial yield calculations do not take into consideration of the taxes, mortgage interest's changes and assumed that the rental rates and property's price remains the same. Thus this is a very, very simplistic way of calculating yield and pls do not use this alone to make your decision to buy. However like abovementioned, it gives the investor a quick, on-the-spot judgement whether to further consider buying the property or move on to see others. Want to do more 'chim' calculations, just search for "rental yield" in Google and you can find alot of info. Some kind souls who are real estate experts also give out spreadsheets with ready formulas inside.

Yes, werdna is right; black tiles will make ur house look really dark. You will have to switch on your lights all the time and waste electricity. I know, because I also "bu pai shi" and went ahead to choose dark grey tiles for my kitchen, stain my parquet black with dark laminate for the WIW. Now quite regret, somemore my WIW is using halogen lights so stand in there for awhile will start to sweat if aircon is not on. Unless u just want to use the dark tiles sparingly like in certain areas then should be ok...

HDB will send to you, confirm. But sometimes got screw up or you never change address etc. So best way is to check on MyHDBPage to see if permit had been applied for. The paper itself is not important anymore, nowadays hi-tech liao mah, so as long as MyHDBPage shows that got apply can already. Doing works without permit may attract a fine, so better be careful.

I was also stuck at a stage like you, but later on I realised this is very personal. The layout depends on your clothes and what is important to you. Eg, the wardrobe of office-workers who wear shirt/tie/pants everyday would be very different from those who work in industrial areas, or those who wear uniforms. You should go take a look at your current wardrobe and see what are the must-have's and what is lacking in there, then you will have a good idea how your personal wardrobe should be.

I see some condo showflats nowadays, the toilets have the walls of the dry areas tiled halfway only. The top part is covered with either textured paint or wallpaper. Seemed to be the latest trend leh, full tiles are passe and boring liao. I did ask about the wallpaper, won't peel off meh?? Apparently nowadays got new type of wallpaper glue that can withstand mild, indirect steam, eg from showers/bathtubs. If you use a steamer and aim directly at the wallpaper of course will peel off lah! Safer way is to have full shower/bath screen, and/or with a window inside the shower/bath area.

For instalments, go to big big dept stores like best denki, harvey norman, courts, etc. To pay one-time upfront (cash/card), check out those small electronic stores in your neighbourhood. Even if they do not have the models on display, they can bring in for you. Usually cheaper by 10-20%... -

You will be surprised, I am sure alot of them are very young. While being exposed to more stuff is a good thing, but if this is the way our youths are thinking, it is really left with little to desire.
