  2. Hey thanks for the info! I will only have one rain shower in MBR toilet, not for the common toilet. BTW for water pipes, why need to ask citygas to run? Can ask your contractor/ID mah - only gas pipe needs to ask citygas right? What do you mean your block doesn't have citygas?? Erm you are staying in HDB or private? So for cooking how, have to use LPG? Ya I also heard this before - why instant heater cannot use for rainshower? Is it because of the water pressure no enough? Hey this sounds like those 3-star hotels I always stay when going to nearby countries for short trips! Did you try to switch on the heater a few mins before using? Cuz someone explained to me before, if you did not heat up the whole storage inside the heater, then it will flow out with cool water, as the water level goes down, the flame will heat up the last part of the water and you will experience hot water. As the tank becomes almost empty, the lever opens and cool water flows in, hence you will experience cool water again, until the last part of the storage where the flame heats up and becomes hot again...the cycle continues. Erm, did I make sense there ah?? Hehe...anyway was told that if got switched on prior to bathing will prevent this...
  3. Erm, doesn't matter whether swissotel has how many ballrooms or whatever sizes, but the fact is that they have more than ONE ballroom then I dun like liao. For 20 pax per table, its nothing special nowadays - every hotel can do it because everyone has something called the 'crescent' table which can be put together to form a 'mega top'. With the table cloth over it, nobody can tell if its a one-piece table or formed with crescent tables. Such 20-pax table was actually started by ritz carlton, not swissotel. Back in 2005 during my wedding at marriott, I had alot of problems trying to get them to make this big table for my 'red' table because they never tried it before; I believe a wedding is a marriage of two families, so I do not want two red tables, just one big table. In the end marriott give it a try and it was great! Now marriott is selling it as well, in the same way I did it with them, hehe... Actually hor, for me I believe the moment you choose to hold your wedding at hotel you shouldn't be too fussy with food. Another issue is that the catering sales always like to sell their in-house restaurant; I always want to ask, if on my wedding day, do they close their restaurant and the chefs all come over? If not how sure am I that my wedding dinner is cooked by the same chef in the restaurant? All bluff people one lor... I held my wedding at marriott, though everyone tells me the food is no good. In the end, nobody complained anyway, because I put up a good 'show' for my wifey and everyone forgotten about the good food...hehe...hotels are all about ambience lah, don't worry too much about the food, it won't too bad one lah... GCW is good lah, if your wifey likes it then do give it some thoughts. You know lah, women...hehe...

  5. Wow so many replies liao, but I will just keep to my own post and your first post... Ok, for 40 tables, I believe goodwood park and shangri-la is out - GW is too small while shang is too big. Yes shang definitely can put in the partition to cater to your smaller group, not sure about you, but I won't want to have a 'half' ballroom. Not sure about intercon though, I believe they do not have a big ballroom also? Do check it out. Which comes to the next issue: Do choose a hotel that only have ONE ballroom and only ONE mega function per night. This is impt to me because I ever walked into a wrong wedding before (my friend's son's wedding), which was at swissotel. They can have like two weddings, one mega function and a few D&D ALL AT THE SAME TIME, because the convention hall is **** big. I am sure you have old folks and do not want them to get confused. Exclusivity is another thing: I do not like to be just "one of the many events" at the hotel for that night. Pan Pac, grand corp and oriental I believe can cater, but I would choose pan pac, although they are not cheap. Grand corp is ok, their big glass window overlooking onto the garden is nice but everyone knows about it lah, so no surprise liao. Oriental would be most NOT recommended, because very bad service there. If you are those with special ideas on lighting, music, or maybe you want to do something special for your spouse, this is not the place. They often screw up on the AV, like no sound on the video, wrong music, etc. Are you ok with 12-pax per table? If so then can consider sheraton and conrad, they are the only hotels with 12-pax tables, very nice and posh, but make sure your old folks are ok with that. More pricey ones would be fullerton, nice ballroom walk-down staircase, highly recommended. Avoid ritz carlton even though you got alot of money; they cater to corporate events more and do not like to have weddings unless you are some rich and famous VVIPs.
  6. No need, its just nice for the standard flooring height, which is 40mm. Any marble/homo/ceramic/timber/laminate flooring should be able to adhere to this standard flooring height. Erm if your ID tells you that you need to shorten the base of your doors, I bet he had done the flooring wrongly liao...too high...
  7. I want to know about the pros and cons of gas heater too, although abit late lah, last friday citygas people just came up to install. For those who are using it already, anyone having rain shower? I want to install rain shower but the guy warn me that only storage heater above 15L will have enough pressure for the rain shower. Also, about the heat; rather than worry about scalding someone, I worry that it might not be hot enough? Cuz HDB gave me hot/cold water at every tap, so wondering if two persons are bathing at both toilets and someone is using the tap for hot water, will the gas heater be sufficient cater to all these? It seemed rather small size...
  8. Oh are we talking about a rental of $2.5k and above per month? If not why the agent did not collect any comm from the tenant that he brought in?? There is no co-broke, only one agent right? Providing the furniture list is a common task for the landlord; I did it myself last time also, just to be sure that everything is accounted for. Like I said, if you felt your agent really didn't do anything, then don't pay. Providing the standard agreement is NOTHING; I can also provide to you leh, are you going to pay me comm?? Hehe... Does your tenant has a copy of the agreement? If so can photocopy mah, hehe. Or you can download the standard agreement from the web and sign it again with the tenant. Lastly, what GST are you talking about? For the comm? Did the agent gives you any tax invoice yet? If so, then please tell your agent to go eat **** because in this case, the general rule applies and you only pay 5%. Go check it out on the GST website; its all clearly stated.

Am curious as to what the agent threaten to tell the tenant (who cares what he tells the agency???); eg is he going to tell the tenant not to rent your unit because you are not willing to pay commission? Anyway, have you signed anything to say that you agree to pay the agent's commission? If not then f care him lor, especially if you had already rented the place to the tenant and collected your deposit. Remember if he brings the tenant here, he also collects commission from the tenant - its not as though he worked for nothing. Underlying principle is that you should pay the agent if he had helped you in any way; if not, and you didn't sign anything, don't pay. Period.

You gotta give more details like how many pax (roughly) you expecting, you want ambience vs good food (I realised that these two don't usually mix), price, convenience to get cabs/public transport, etc. And obviously can't see everyone in one day lah, they will need to bring you around to see the place and explain their package to you. Each session usually takes about an hour and after listening to 1st few you will be confused liao...information overload!! BTW how come Merchant Court and Mariott is not in your category? I think these two are worth to consider too...

Obviously the owner, after hearing all the "good news" about property price rising and such, they just want to try their luck by asking for $688k, but unknowingly they are actually jacking up the market unrealistically, putting everyone into deep ****, which eventually the tables will turn around to work against them as well.

  13. Is your flat standard or premium? If there is no tiles given by HDB, you can rewire the SCV points and hide the wiring under your tiles. Its a small issue lah... Otherwise, wait till you get the keys first then plan your layout lor...
  14. Based on what you are saying then you can have the aircon and citygas do their works together, THEN get the contractor to come in for the rest of the stuff. IMO its better to have the gas pipe up in place before the contractor starts to measure, so that he can get accurate dimensions, where to cut the openings for the gas pipes and so on.
  15. What has the aircon got to do with gas heater? But anyway, for your reference, aircon trunking was the very first thing that was done before I even do any works, then installation of gas heater only after the electrical, flooring and wet works are done. Painting is just before the carpentry works start.
  16. May I ask what were the reasons given to HDB when appealing to sell before 5 yrs occupancy? Anyway, now property prices are so crazy I really won't want to be buying lor. Wait until the bubble burst first then say...which I believe will be soon...

  20. I would write little notes of sweet nothings (what sweet nothings cannot tell you all lahh!) and secretly hides them into her daily necessities, eg handbags, handphone cases, laptops, work files, etc. So as she goes through her usual routine everyday, she can be surprised by all the notes.
  21. Like Devilas said, the exhibitions are a good place to start with. And once you had chosen a theme/s you like, you can visit actual places of such theme/s to get the real ideas. Eg if you felt that you like Balinese, I would suggest that you visit some Indonesian resturants, bars/pubs, etc - maybe can even go Bali itself?? You like modern, maybe can go to hotels, boutiques, etc. Like for wifey and me, we club quite abit, so we always visit chic clubbing places like Zouk, MOS, Butter Factory and those outlets at Clarke Quay to get ideas.
  22. Ya the kitchen wall, but that's the one causing alot of problems because there is a structural overhung above and about five concealed switches, including the doorbell. I am also hacking away the door of my MBR and re-built another wall, but that was approved on the spot.

  24. Sorry to hear about your experience. Do not want to burst your bubble, but I have a feeling that your friend might be getting a refurbished set replacement instead of a new one. Well just hope that it does not get spoilt lor... Meanwhile, not all the level one shops are bad lah - I had good experience with Merdeka, although of course the usual price-haggling is a must lor. Song Brothers is also a reputable chain, with one outlet located at level one. Parallel import sets, refurbished sets and high prices are very common in sim lim square; thus caveat emptor. Usually you can get a variety of prices +/- 15% to 20% max, if a shop offer you too low also must beware. No harm to ask more questions like whether GST included, warranty, etc. Check the box if it had been opened before and if its sealed make sure the model/serial number is correct. Always ask for the make/model of the item to be typed clearly in the invoice and ask about their return policy. Everything must be in black and white, even freebies also must show in the invoice, reflected as $0. Just my two cents' worth, sharing some experience after dealing with all the sim lim ah bengs, kana carrot/smoke/screwed a few times and now became smarter...
