How much commission your agent is charging you is stated clearly in the HDB checklist and commission letter your agent done for you. If the bank loan you applied was referred by him, he can earn at least $900 referral fee from the bank. If your agent is hard working and honest, just pay him 1% each if he is handling both your selling and buying. If next place the seller also need extra month to stay, you can either choose to accept his term or dont buy lor.

I dont know what is the reason for you to change sink and hob. A little suggestion for you; source for a good size sink (currently using Suter sink), a good hob (i recommend Rinnai RB-3CG or RB-2CG), quartz from CaesarStone or SilesStone on a good solid build cabinet with quality laminate, good trimming and full blum system. It can last you a long long time.

The seller of my resale flat stay somewhere else; the resale flat is rented out to foreign workers. How much commission your housing agent charge you will depend on your nego skill. The range is usually 1-2% for selling and 1-2% for buying. I will be paying my agent $9,844 for his commission.

You are right! I went back to look at the OTP, the delay submission was stated as 80 days but not the extension. Perhaps some miscommunication between my agent and me. Will check with him on the extension soon. No worries.

Do not overuse the floor cleaner, too mcuh doesn't mean more clean. Some time too much can feel sticky too. -
I am not taking chances with my WC; I will go for 1 or 2 tick(s) instead. Quite sure if you need 2 flushes using a 3 ticks confirm use more water than i use 1 flush with 1 or 2 tick(s). Make sense?

Usually the hole is cut in factory using heavy duty machine cutter, i dont think there is any portable cutter able to do that. You can try call your solid top provider to see if they offer such service. It is not a cheap service, maybe no one will do it due to the fact that they need to completely remove the solid top and transport it back to their factory. The damage done to your kitchen cabinet and the backsplash who is bearing the responsibility?

I can tell you it is NOT a easy thing. Not troublesome for me, my housing agent is doing all the works for me, coordinate between all parties, advising me what to expect when going for 1st appointment and what fee i have to pay at which stage (floor plan of my resale, valuation report of my resale, conservancy fee... etc); it is troublesome for him. That is what the commission i'll be paying him is use for; make him work for it. Depend on how easy to sell my roof (reasonable amount of COV, prime location, high floor, unblock view), that Saturday 12 groups of buyer came to see my roof, Sunday another 6 groups and 1 of the group signed the OTP the next day, agreed to allow up to 90 days delay submission to hdb for 1st appointment (my agent estimated a 3 months period for me to find my ideal resale) and another 6-8 extension for 2nd appointment due to no worker for renovation during the CNY period. About the same time i managed to find a resale at the area i want and the seller is willing to accept contra and best of all, is willing to give me the house key early for renovation purposes. When i was hunting for my resale, my agent make known that i am doing contra, meaning there might be delay and extension involve, some sellers dont like it and will reject my offer. My 1st appointment is set at mid Jan, 14 days after 1st appointment at early Feb i will sign a indemnity form and get the house key to my resale flat for renovation survey, actual renovation will start on 2nd week of Feb, completion in maximum of 6 weeks.

I am doing contra for selling my roof and buying one from resale market, my housing agent is doing all the coordination works between hdb, the buyer's agent of my flat and seller's agent of my resale flat. My 1st appointment is mid of Jan, just before CNY. 14 days after the 1st appointment, the seller of my resale flat has agreed to let me have to house key for renovation purposes. The actual renovation should start on 2nd week of Feb, should end by middle of March. After i shift into resale flat, then i will hand over the house key of my flat to the buyer. All has been written clearly and agreed upon in the OTP.

I was quoted $14,000 by an ID on tiling for my 3rooms flat based on $3 psf 600X600 homogeneous tile. Hacking, make good, haulage and construction of a wall using hollow block another $10,000. White powder coat aluminum windows and grille $4,500. Stupid technical designer with 20 years experience can suggest solid top for flooring. Also claimed a 3rooms flat must use 12 tons of sand for renovation. I dont wish to reveal which ID company; I'm sure you know who you are if you visit RT. -
TS current 40w ring light can only provide 40w brightness. If he change the light fixture to E27 type and use Philips Tornado Spiral 24w energy saving bulb, he can get 125w of brightness.

Crack is the characteristic of cement screed... I had my living, dining and 3 bedrooms flooring done in cement screed 8 years ago with stainless steel strips inlay for a minimalist look and feel. I waited 6 years to get all the cracks to settle and no more new crack appearing, then i applied 2 thick layers of clear lacquer to seal off all the cracks, it acts as waterproof layer too. -

Color temperature of 4000K is quite similar to daylight of Philips. I dont understand why you must use the smiley. To you i will use the facepalm action. -

King size bed, 8 seater dining table & chairs, big kitchen with island in a 3rooms hdb flat? Basically 3i or 3NG is long and narrow with the 4 rooms side by side and next to each other with or without a small storeroom in the middle on 1 side. To achieve your requirement, you need to hack off the master bedroom and combine it with your kitchen, your living area will be shorten leaving the most part to be your dining area, the common bedroom together with your storeroom and maybe part of your original master bedroom will be your bedroom. This kind of layout is do-able but it will be very difficult to sell off in future. You have no choice, 3i or 3NG build in mid 70's to mid 80's comes with small bathroom. You want big bathroom, can consider 4A1 build around YR2000 but tell you 1st, the kitchen is small.

Any water heater (electric or gas) basically only 2 water pipes connected, 1 incoming cold water and 1 outgoing hot water. Water pressure depend on your property management, you may not have any say in it.
