  1. totally understand how you feel. many times the other party's response will make or break a deal. just like there was this potential contractor i shortlisted. i asked him to meet up a second time due to some changes i had and also to finalize some details. i even had the deposit ready. he was soooo reluctant to meet and his face was black the whole time and kept asking why we had to meet, why not just use whatsapp or email. he didnt know i actually wanted to confirm him. his attitude was so shocking and im glad i didnt give him my project. and i wonder how many businesses these people actually missed just because of their attitude.

  5. hey d3n, since someone brought it up, can i just ask what tim wong's group buy is? because i simply just whatsapped him my floorplan and he gave me a quote. do i need to use whatever group buy thing? :-/ thanks for being so helpful so far! you're super duper knowledgeable. i also settled the forwarder with mike, looking forward to buy all my bulky stuff haha.

  9. wait, dont really understand how they can make the same mistake twice. if they wanted to leave it at the void deck its common sense they leave it at an area SHELTERED from rain & sun. and if you're not aware of the timeline who is? your contractor is the main con, hes supposed to oversee the whole thing. if he couldnt i believe you'd be more than willing to oversee it on his behalf so long as you were informed. but this is just irresponsible on so many levels - did not inform timeline, leaving stuff at void deck, refusing to compensate *shakes head*
  10. came across plenty who never came back with a quote. i would think that those are the ones who are not ready to take up your project for whatever reason eg. too challenging/unconventional but are too prideful to admit. normally they will tell you when they can give you a quote eg. 3 days, 1 week or whatever. you can remind them if you want to, but i normally wont.
  11. i dont have anyone to recommend yet since i've yet to collect my keys. but i have confirmed one, an ID. i wouldnt recommend him as of now since i dont know what working with him or the workmanship is like so maybe after my reno lol. most would be willing to meet and give you a quote without them coming to your place. i only have come across 1 contractor whom i would say is inflexible because they insist on quoting at my house. honestly i wouldnt bother looking for these contractors (who insist on looking for them only when i've collected my keys) because first of all, i want to meet them first to see what the quotation is like, and also to see if we have the chemistry. so only the shortlisted ones get to come to my new place. i would recommend reading tblogs, not from this section but from the tblog subforum, genuine homeowners who documented their journey from beginning to end. if you like what you're seeing you could ask them for their contractors/IDs contact. else maybe look through contact the firms there.
  12. how dare they? no black & white for eg how much tile is needed, how much has been bought etc? dont think they're so thoughtful to buy from their own pocket. nx time make sure they order the tiles in your presence.
  13. i received a quote whereby it says we can return leftover tiles to the supplier at 70% of the purchase price. its already stated in the quotation but i suppose there will be dishonest people who do that. moral of the story, check with the supplier or yr contractor/ID about this and never let them take away your leftover tiles.
  14. mine's also a 3 room BTO, due to collect keys soon. spoke to 20 contractors & IDs and heres what i can estimate : 1. no idea for this as my flooring is already done but usually its ard 4.50/psf for homogenous tiles? 2. top & bottom kitchen usually between 110/130pfr. more expensive ones might come with internal colored PVC or blum/excel hinges. table top normal quartz standard series around 110-120psf, by acrylic i think u mean solid surface? im usually quoted around 90/psf. 3. no idea abt asking them to provide toilet accessories but installation itself shd b around 120 to install a storage heater or 2 instant heaters, 120 to install all other toilet accessories. 4. what is it for? 5. for lighting pt it shd b between 30-45 each, installation of light depends on what kind. normal ceiling light shd be 10-12 each. 6. painting for 3 room BTO im quoted around 1200 + additional 200-300 for the doors, frames, pipe etc. so will come up to ard $1500. if you think its too ex i would also recommending outsourcing, find yr own painter. 7. tv console between 150-300 pfr. finally, toilet bowl can be removed. shdnt be a prob to cover up but its better you ask yr contractor/ID or HDB.
  15. ah ok, so you didnt have any meetups before. because for me, apart from price, chemistry & rapport is also v important. since i want to buy lots of things from taobao, there are actually a few who're not agreeable because they either think the stuff will be of bad quality or they want you to buy from shops that they can earn commission from. or some just say everything cannot, or their prices are really ex. at least if you meetup once you can get a rough quote or decide whether or not you want to meet them again. even the famous mr. k set aside time to meet me despite him being very busy, this i really appreciate. but i guess all of us do things differently, and resale will be more straightforward since the unit is already there. anyway i LOVE your home so so much! any reason why you didnt document your reno journey from start to end? i actually didnt even know about your thread until @spooky commented and brought yr thread to the first page lol
  16. actual site measurements are a must but i only wanted to meet the shortlisted ones at my place. thats why i wanted to meet up first before i can decide whether i want to shortlist them? or how do you do even shortlist a person, just based on reviews and pics? so far i must have met around 20, 12 contractors and 8 IDs, they just said for BTO the actual thing will of course be smaller and there will be beams. then when the time comes they will go onsite to measure and do price adjustments if the actual measurement is indeed smaller. some even straightaway just minus out 5-10cm before quoting. but yeah like you said, certain plans will have to be forgoed or readjusted when the time comes, or topped up with more money.
  17. i cannot comprehend their "rule" about looking for them only when i have collected my keys because they will then have to make a trip down and measure each wall individually to quote. may be more accurate but its actually a waste of time also. oh well, will see how it goes. yeah im looking for contractor actually. initially that was what did, i met 12 and their prices are not necessarily cheaper. i was even rejected by one because the uncle contractor said my "taste" too "european" and they only do simple reno.
  18. its really nice and suits your home! i love all the danish/european designer furniture but can only afford replicas from taobao lol unfortunately J&E dont want to get back to me, maybe because im only due to key collection in a few months. but i want to start reno immediately after collecting my keys so i think it will be too late. im also staying very near their office and asked for a short meetup but they refused. too bad then lol

  22. the $2 one was a contractor, really tempted to buy my own tiles from taobao and just pay for the labor lol. how much do you have to top up approx for 1 toilet?
  23. woah the hexagon tiles are $4+ psf?? so ex! most of the quotes i receive for overlaying they only give like $2-3 ones. the max i saw was $3.50. so need to top up!
