A little side note. You may consider to not use the drainage provided with the sink. Check with your plumber regarding the quality and installation. Conventional type may prove to be more lasting.

Electrical is always costly. If you are planning to stay there for decades, make sure 13A points are sufficient. Anyway $200+ a point is VERY costly, better confirm what is he providing? Cat 7 cable? Concealed etc? Anyway, my electrical cost me $6k plus.

It is a common traits among IDs and contractors. To a certain extend, other then sms/What App, we also need to be their PA/secretary and constantly ask and remind them now and then. Trust me, it will go a long way in the reno, reducing the chances of rework or wrong work.

Congrats on getting your own loft and starting the blog. There is no con about having no 3D. Most 3D cost money and delay the reno. Imagine waiting 2 weeks just for drawings which you may not like afterall. Some need deposit to start 3D only to realize not the right ID and forfeit the deposit. So brace up and enjoy the journey.

Yes, you are right. You need a converter. Cost is approx. $1 up. I got mine at $1.50. Picture as below. This extra effort is worth considering the amount saved from getting lighting from TB/Tmall. Pendant/ceiling/LED/down light have no problem what you mentioned. Direct joining the wires omitted any plug issues.

Not kitchen or dinner. This lighting is not using LED, it is using a bulb call R7S It generate a lot of heat and using high watt. 100 watt if I am not mistaken. If you are using for foyer, think 35cm is good enough, any bigger might become a center piece and pale the reno of the house.

Piping cannot be conceal, I agreed but wiring cannot be concealed.......seriously I doubt so. Regardless of BTO or resale. It is just a matter of want or dont want to do. Concealing involves simple drilling, patching and painting. Kinda much more work compare to trunking. I guess someone took the easy way out here in your case.

I have the 48cm x 3 and 60cm x 1. Brightness depends on the bulb use and not so much on the size of the lighting.

Edison bulbs are very nice. Use them for special occasion or gatherings else normal daily usage may be a tad to costly in the long run. For this kitchen tap, I suggest to mount on the kitchen top due to the size, weight and the using method and not on the sink The swinging and pulling acting will exert force on the mounting. Most stainless steel sink max thickness 1.2mm. Such thickness may not be able to tolerate the daily use and abuse if you use a sink mount sink. Also inform your ID/Contractor to take note of the height of the tap when planning for carpentry. -
To me, it is a very good choice. The clean, sleek and simplicity look speaks volume. Further to that, changing the bulbs is a breeze and the cleaning is a walk in the park. I like so much so that I have 4 of them. One for the living, one for dining and 2 for the bedrooms.

To a certain extend, lighting sold locally may not all have the safety sticker as well. Touch wood, in case of fire, I guess there will be nothing much left to back the claim of having or not having the sticker.
