  3. Both EC and EM (central area bishan AMK etc) can have for 800k. Who will buy HDB EM for that kind of money with limited future increase in price (old flat somemore) where they can have EC with good up price when they reach 10 years?

I understand from my agent that the govt is trying to prevent resale price from dropping too fast because the current situation is that buyer see valuation will automatically ask to reduce the amount and then the next round of valuation will reflect this drop but buyer will still ask for cut and it goes on.. so if take away COV, buyer will have to discuss on the actual price itself...instead of straight away discount..

    I will never leave an MNC to join a SME... Cos the next leave from SME is sole proprietor liao..keke.. I think in long term, it is best to stay in MNC cos if anything happen and kena sack, SME are still willing to take you in for the MNC experience..

    The longer you are with the company, the more money you get and then you become a target for cost cutting.. maybe we should start to reject pay increment after a certain amount...keke btw...it is no joke to lose your job when you are above 40 years old...cos all new employers can kind of guess you did not leave willingly...and they will wonder why..and then they will rather not take the risk of spending big money on you..

  10. usually those agents who work as a big team can afford many viewing as they exchange info..if the agent work alone kind, what he do is see ad and call.. like that wait until cow come home..my view is that only sign exclusive for buying agent if he can prove that he have big network of agents to exchange info..

  20. There are so many agents out there who all seemed to be the best among the best. Can you share what are the criteria you look for before engaging one? 1. Years of experiences 2. Top producers 3. No of units sold/bought 4. Personel feeling (I like, i take/ dont like, dont disturb) 5. See the look (go for handsome/pretty type) 6. Others (Fengshui master say so)
  21. i think only use agent for buying cos you want him or her to act as your advisor.. if you use the correct experienced, honest, want to build up his reputation type of agent, he can help see thing that you don,t see..like fresh paint over certain area to hide water leakage, poor location etc For selling, my personel view is if you are selling high value flat like EM that goes into the 800k then as I am poor, i am willing to entertain many calls and arrangement myself cos the commission to pay at current 1.5% is 12k..
  22. Thats the risk of getting anything from internet especially from oversea..cos really got no avenue to complain or getting any money back..
