  1. Yes, doing resale flat is slight more than the new one, but mainly for dry area. Whether new or old toilet still require to hack, so don't see the diff, unless you are doing overlaying. On Average is about $3K per toilet, (Wall Tiles incl tiles abt $1.5K, Floor w/waterproofing $0.5K, bi-fold door $200, hacking $300, plumbing & install WC, basin, accesories shld not more than $0.5K) Your plumbing is $1,270? Tot mostly contractor charge not more than $700 for 2 toilet + Kitchen? Wow, at that cost, your toilet must look very nice liao. Must post photo for us to see leh
  2. about $20 per set dependent on which electronic ballast you choose. Normal set cost about $10 but with electronic ballast is about $30 per set
  3. Complete set just need to connect wire within the housing. Usually it comes with normal ballast, but you can request for electronic ballast if you want to. Cost is much higher. Advantage is your tube has very long life span. Usual tube last about a year but my last house with electronic ballast had not even change a single tube for the past 5 years. It worth the cost if you are using it everyday.
  4. Yes, quite normal to do that. You need to check if your contractor is using loose set or complete set. Loose set are bit and pieces of the fluorescent connected together and place above the ceiling. I won't advise using loose set as the cables are still exposed though you cannot see it. Need to take cautious when replace lights. Besides the loose set tube is resting directly on the false ceiling. Some heat still generating out of the tube (Though is claim to be cool) your ceiling if not painted properly will leave a yellowish mark after some time. I'll advise you to use complete set instead that come with a metal housing; safer and position should be placed tube facing up so that the tube do not touch the false ceiling at all
  5. Laminate Flooring is general a float floor system which mean the laminated timber tiles are placed on top of your floor only. The only method to hold the pcs together is the design of the groove which join up the another pc with the protrusion. For a small area like bedroom is ok. Your ID is right if your area is too big. After laying, initially is ok. But after sometime, when you have often walk on it, the joints were pushed forward and backward without you know. This is what your ID mean by shifted and eventually causing a pop up if certain pc is "squeezed" too tight.

  11. For system 3 air con, most brand is about $2K unless you are going for invertor, then the cost will be close to $3K or more. System 4 air con can never be any lower than $3K even the normal type. Air con pipe for HDB cannot be concealled.

  15. No. If your L-box and false ceiling is new, then you need to use water base sealer. It is good for you to ensure toilet and kitchen ceiling is painted with oil sealer.
  16. There are 2 types of sealer in the market. 1 is oil base the other is water base. Oil base is good for wet area like toilets and kitchen but for the few days after painting, it smells......You need to use sealer before painting especially on new wall and ceiling and area that new plaster is applied. This is a protection to the wall and finishing paint. This item usually included as part of the painting process (They need at least 3 coat of paint ma, 1 sealer or undercoat and 2 to finish). So your 1st ID should not charge you. As to your second ID's comment, you need to do at least a undercoat on area where already have paint and sealer on area that are newly plastered. His "don't need" is too vague.
  17. Perhaps I can give my hear see opinion here. Do agree that econoy is booming especially the property market. For 1 good reason that when everybody rushing to buy properties, pushing price going up, ended up buyer have to pay alot of hard cash. At the end of the Property sales, they will not have that much hard cash to pay for renovation liao. This means, the renovation budget will be tight and in return squeezing the renovator. To the renovator, for so much work, yet so little budget, they will have to keep silent and work harder; maybe previously, the do 1 job and earn K sum but now need to do 2 job to get K sum. That's why it appears that they are hard up. Though economy blooming, it is practically over a few sector of the economy but not every sector. Given the best blooming time, there will still be beggar around. It is how we decode it.
  18. hmmm....Black Galaxy.......Nice piece. It is very solid and durable. Very hard material and should not be scatch easily. But advise to maintain it as dry as possible. Though water mark will disappear after sometime, but if you take closer look, those shining metallic content will oxidize when come it contact with water for too long and become dull; yellowish like unpolished. Choosing Black galaxy should go for small little sparky spot that spread evenly, not those with big patch of shining metallic content. galaxy are not blue pearl or emerald pearl which the shining metallic content should be bigger and evenly spread

    Yes, it is the bleaching solution we used for bleaching clothes. Any plastic will do. This is to prevent it from evaporating too fast. Seal all the edges with scotch tap or masking tap that's all. Thanks for complimenting. I'm not an expert but in some related trade and have been learning from these expertises.     You cannot judge the granite by the cost.... Depending if the supplier is making alot of profit from it. Frankly, there is no fix market rate to it. Code of granite is the name to the similar granite when there are also granite with proper names like black galaxy, blue pearl, emarld pearl, etc. The price of granite differ by mainly following reason: a. Place of origin - the freight cost is part of the costing b. Purity of granite - known as the granite grade. Some granite got more impurities that other though same code. Those with alot of iron content normally are the cheapest cos the iron content will rust internally after some time and stain surface. c. Even from same country of origin, like india, it depend on where it was extracted from; some maybe from very inland so cost higher. d. The teachnique used to process the granite. German and Italy skill were the high tech but cost more. The finishing product is more precise and tolerent is much lesser than those manually cut. e. The handling and stock adminstration. This means that the manufacturer did spend some time to pick and arrange pieces from the same cut out and mark them accordingly. Those mix and match from all over do not give a continunity flow of design. There are mainly 2 type of product in the market - Slab cut or pre cut. Slab cut are those come in very big pc (2m X 3m) and trim to size that you needed, price very expensive, normally used for special table top and special wall feature. Pre-cut are those already cut to size, cheaper in price, mostly mix and match, usually use for floor tiles There are more reason to the pricing a granite technically. But above contribute the major factor to costing. Technically, it doesn't mean china granite is low grade than india granite but much dependent on the area where it comes from. There are some cheap granite in the market reason mainly due to return stock from major project. Return stock usually cutting alignment, chip edges and corners, colour mis-match, too much impurities etc. Expensive stock may not because of just reach and it is fresh but concern by the above reason Shall we go thru the time machine and back to 1 year ago?.......hehehe. But always good to learn something new. Spread the info around for those needed

If you feel that the price is high, just look for more quote before confirming since you have the time. See more so that you have a good feel of the quote and understand if there is any hidden cost.     I didn't know that there is so many "only 1" contractors in Singapore. Any experience contractor will know what to do with stain seeping into the granite or marble; this is a cheap and common solution. 1. Spread over cotton wool over the stained area. 2. Buy breaching solution which we use to wash our clothes 3. Pour over the breaching solution on the cotton till wet 4. Cover the wet cotton with plastic and tape around the corner 5. Leave it for 3 days and do nothing to it. 6. On the third day.......like magic, everything gone and stain is on the cotton....... Try it very effective and cost you less than $2. Only stain that hardly can remove is rust stain. Once rust seep into the granite, the mineral in the granite will oxidize by the rust and it become pernament. Thanks me....hehehe another lobang pitca.....Contractor cannot ask for $$$$$ anymore Hi ralph, is the stain you refer look brownish? If it is so, I think you have to settle it immediately. The brown stain is due to water spilling over saw dust and seep into the granite. Try my method immediately and may clear most of the stain but not 100%. When delay for too long, that's it. Oil stain can be removed with bleaching solution la... Try my method
