Actually this might be difficult due to the plumbing especially for the sanitary pipes, because even if they cover it with tiles, there would be an issue with smell and moisture, i am of course assuming you are living in a condo or hdb, but if you are living in a landed property then it might be of a different issue

You have any picture of how it looks? When you say the grout haze you mean that the grouts is also affected?

Previously my granite floorings had become dull over the years of usage but after using the HCL89, it had managed to repolish my granite tiles to their original lustre. I think those black stains you refer to might be mould

I had similar issue with smell, i tried using mint leaves, seemed to have helped, smell went away after 2-3 days
