most contractors are open to you using your own contacts for individual works. based on what i understand, carpentry is one of the area where a contractor makes the least in terms of %. bros please feel free to correct me if i am wrong as this is what i heard. however, if you were to go with your own carpenter, do note that it is best for measurements to be taken only after ceiling works and flooring have been completed to get an accurate measurement and fabrication of carpentry will take at minimum 2 weeks, sometimes 3. What you need to do is to arrange with your contractor on when your carpenter should come down to take measurements and you must let your contractor know when carpentry will be delivered. Both you and your contractor need to work hand in hand to ensure a smooth renovation if you were to source for your own contacts. during the lead time, remaining works such as painting and electrical works (installation of switches and lights) and installation of your sanitary fittings can continue. Its best that painting works can be completed before carpentry arrives. I am not sure why, but usually contractors will do one round of cleaning up before the carpentry is installed. maybe its to reduce the mess and need for subsequent touch up.

Blum is really solid. I have friends place using blum. We tested the large drawers based on blum's videos. Put super heavy pots and pans and open close open close. Its really solid. Some tracks when we put heavy things and you open, the drawer won't be able to open smoothly. The tracks already can't operate properly under the weight. I have also seen the hydraulic legs that prop open those dishwashing racks. Normals one can spoil anytime from six months to a year. But blum ones are really very solid. They use different kind of legs. Hahaha. I really like blum tracks. But sadly, I will not be able to get them now.

The effect of the lighting tgt with the railing is really good. I like the design of the box for the powerpoints along the railings -
I think 1 at a time would be most respectful to the ID. If I am ID, I go to the house and see other IDs around, I wont voice out any ideas or concerns I have on the spot. Also I will get the feeling that you are not sincere in dealing w me and getting my quote as a reference. I ever encountered a situation whereby contractor for carpentry and contractor for window come up tgt. Both of them are measuring different things and both of them got questions or inputs for me. So who go first? End up the window contractor sian and just left saying he will email me the quotation. Can you handle? Actually not my fault. Is the window contractor ownself come early.

even though our renovation works were facing delays, we proceeded with shopping for our home appliances. i have no preference when it came to buy kitchen appliances but my wife wanted a fridge that came with a water dispenser. she also wanted a fridge that was conventional and not the new inverted design where the freezer is at the bottom. Also, it must be 2 doors that opens to one side only. so far, we have only come across one such fridge which is the samsung RT5982 which comes in 3 sizes. the smallest doesn't have a water dispenser. the price of the medium and the large was about $100. hence we decided to go for the large one. i was also told that the medium one is made in china/thailand and the large one is made in korea. since samsung is from korea, it only makes perfect sense that they should come from korea. maybe the salesman just wanted me to part with an additional $100. for washing machines, we chose the samsung WD90 combo mainly because i like the color and my wife loves the cool eco bubble. from what i understood, only the 9kg/6kg combo comes in grey, which matches the scheme for our kitchen. not sure if 2 of us can fully utilise the washing machine, but im hoping it lasts till we have kids. when i bought the washing machine, i thought i hit the jackpot with the best deal in town. but it seems like someone else beat me to it. -
lol. the wave effect will occur when the laminates have not been properly installed or the wood panels are not straight. when light shines onto these laminates, as they are bended, the light reflects in a wavy manner. thats the wave effect if i am not wrong. gloss laminates make it easier to see fingerprints, oil stains and light reflection but easy to clean. matt laminate if kena oil, will be more difficult to clean off.

LPG tanks are quite heavy when filled. Will the carpentry be able to take the weight of the tank? My worry is that the wood will bend under the weight of the tank and affect the sliding tracks.

The replacement of all my water pipes left gaping holes in the already finished false ceiling. This would be touched up after the remaining windows were replaced as I had wanted to box up the aircon compressor hole (this hole only exists for older flats in case BTO-ers are wondering). As I found out much later, contrary to the excuse my ID gave me, I could box up the area first and change the windows later. Either way, the window installation wouldnt damage the box up. At this point, the relationship between my ID and I was very tensed. We were 4weeks away from my appliances being delivered which is also 3weeks from the agreed handover date. The carpentry details had already been discussed and agreed but at this point, with much of the works outstanding (debris not cleared, vinyl flooring, painting and marble floor polishing not done, Windows not replaced), I was skeptical that he could deliver on time. I was sick and tired of the delays and insisted that the ID keep me updated. He promised that these outstanding works would be completed by the time the carpentry arrived, about a week later. During the week, not a single work was done. On Friday when I called, he even had the cheek to tell me that my windows would be installed the next day with the ceiling guys coming over to do the box up and cover the hole left by the plumbers. I requested to meet him immediately. Firstly, changing of Windows is a noisy work that cannot be done on a weekend. Secondly, changing windows requires a hdb permit and the permit was not even applied. How to install??? Needless to say he tried to brush me off saying he was busy and such. But I had enough of his nonsense and insisted to meet him. When we met, there were raised voices, table slamming and thats when we decided to drop him. He agreed to refund us the outstanding amounts up to where works were stopped. But it took us 3whole weeks and another ultimatum before he repaid us in full. -

Since my last update, alot has happened. It has indeed been a stressful and trying time. I have since dropped my ID and switched to using a contractor instead. After the aircon and electrical works were completed, my works were put on hold as we needed to have our windows changed before tiling around the window could be completed. My MBR aircon trunking also could not be run as a part of the trunking area had no tiles. Ceiling works also could not start as the aircon trunking works in the MBR had not been completed. The window installation was constantly being delayed and it was not until I issued an ultimatum to my ID 3 weeks later, that my windows were finally installed. Even then, he only arranged for the bathroom windows to be replaced. Imagine my frustration when I found out. After the installation, our works resumed with the remaining tiling works and aircon trunking completed. Plumbing and ceiling works were up next. Guess what, the plumber 'refused' to show up. Not once, not twice, but 3 times in a row. I wonder if any plumber was arranged to turn up at all. By then, the ceiling guys had completed work on my false ceiling and it wasn't until I insisted on using my own plumber and my ID absorb the cost (2 times what was quoted) that his plumber surprisingly shows up and replaced all my piping. I wonder if it happened by chance. The ID has also finally decided to get his guys to cover up my flooring. -
If im not wrong. The procedure would be1. Hacking 2. Wet works 3. Aircon trunking, electrical wiring and piping 4. Ceiling works 5. Painting 6. Flooring 7. Carpentry and touching up. Flooring in this case would refer to overlaying of vinyl. If u were laying tiles, it would be considered as part of your wet works. Cement screeding included. At least this is how my works were done.

Yes. We got our Magnum wc from heritage. We thought the price was reasonable. But I wonder why they tried to charge me gst when the price tag already states 'w/ gst' and give me some reason such as new rules etc. Luckily I didnt buy it and insisted that they sell me the wc at the price I was quoted. just FYI, the salesgirl who served me and the one who billed me were 2 different persons, which MIGHT explain. Overall, shopping at heritage was still a pleasant experience. But I'm not going there on a weekend. Just too crowded -

Actually think u should get quote for air con from reliable aircon man than gain city. Sometimes its cheaper and gain city servicing and installation is outsource to third party contractor.

Lol. Its also my first time using front load washing machine. What I meant is that the salesman told me that washer plus dryer combined, the dryer is not as lasting as the standalone dryer. Hmm. Not sure if u get what I mean. So sorry for any confusion.
