Good job, 'loli'!! This should be the way to weed out those dishonest agents..... I really hate agents on a general note. That's why some owners who advertised says "No agents please". Some owners really dun want to deal with any agents, not even the buyer's agents. They only want to deal with buyers directly. There are alot of tricks played by agents. this is a screwed up industry. And honestly those so called successful agents who claimed to earn 5 figure a month, i'm very sure they are all doing tricks to get the sales. So i dun respect agents at all. -

the thing about paying the seller's agent 1% is crap.... how can the same agent represent both parties? i never pay my seller's agent at all, and i do not have my own agent. i just push my way through the seller's agent's head that i'n not paying him anything. he LL, also have to accept my terms. crap from the real estate market. -

Hood is not necessary lah..... tell you the truth, 95% of owners buy it coz it looks nice only..... Hood is quite useless to suck in smoke. and another, when the hood suck in the smoke, where will the smoke go to? it will get get push out into the kitchen.... so what's the diff? the filter in the hood is not doing any good in cleaning the smoke. my advise: Do not buy Hoods......

no such thing as non licensed agent acting under company to transact buying/selling of flats. this applies to insurance agents and financial planners as well. no licence, cannot represent anyone to buy/sell houses. simple as that. looks like this company is a hooligan company also. how can they allow someone no licence to buy/sell houses? lucky they never meet me yet.... i sure make them drop pants with legal issues.... to get licence, agents must go thru tests and knowing propery laws and transactions. no way a non-licence guy is allowed to represent clients.

dun worry a thing abt this. 1st point: this agent is not even licensed. he's not authorised to sell or buy on clients' behalf. he got no licence, he's operating illegally as a agent. he got no power to demand anything. 2nd point: you and seller already mutually agreed not to proceed with the sale on black and white at HDB office. So there is no back-fire of any kind. In fact, you and seller can counter sue this agent for operating as an agent without licence and he's conning you into believing that he's a licenced agent. you and seller got upper hand on this case. F**K this non-licenced agent up.

its normal to move in without the complete furnishings.... most ppl do that, in fact, ALL ppl do that. its practically not possible to wait until all things are deliverd before you move in, if you have a specifc date to move in....... dun be too fussy over this. u first time move house ar?

sounds reasonable Yr "Baron" WC is those 2 piece type, right? so it will cost maybe $150-$160, without installation? Typical contractor will charge you supply of WC and installation of WC is about $350. Your wash basin is those normal one, right? not those square 'designer' basins, right. one normal basin maybe cost you $50-$70 each, without installation. Typical contractor will charge you supply of normal basin and installation is about $120-$130 so u do the sums. $350 + $240 = $590 so u paying $430 is quite cheap........

today's newspaper just published an article about the misunderstanding of invertor air cons. some forummers here gave wrong explanations about invertors. The newspaper explains from the NEA POV is that invertors are ONLY good if it is used partially, NOT when its fully used. that means if you use all the split units (fully loaded) at the same time, the cost of electricity is the SAME as non-invertors. It will only save electricity if you used the air cons in 1 or 2 rooms (partially) regularly. So, we need to get our facts right. Some forummers explained the other way, which NEA and newspaper explained that it is wrong explanation. And also, using R22 gas is never a problem. R22 will only end around 2015. Now is only 2008. we got another 7 or 8 yrs more to go.... in reality, no one use the same air con system for 7 or 8 yrs. the chances that we will change the system. so, its ok to use R22 now.

its ok not having full height window and u do the platform. not weird at all. with a platform, yr living hall wont be empty. and the best part is with a platform, u dun need to buy furniture or chairs. ppl can just sit on the platform itself, or on some big pillows or beanbags........ -

yup, u should take down the sliding doors and extend yr tiling all the way and level the floors. no kerb. having the sliding doors are old fashioned and by taking out, it makes the hall bigger and more comfortable. another way is to do a platform on yr balcony. it will make a cozy place for ppl to relax there. put some potted plants next to the windows. it will cool down the home. -
my advise to you is to go for contractor if you have your own home concept in mind..... contractor can all the same things as what IDs can do.... last time, there were no such thing as IDs.... all are contractors.... how do they do all the house renovations? IMHO, IDs are just a fancy name....... if you ask for more technical explanations, u dun get the full answers. Contractors usually can tell u the technical parts. what i notice in most IDs is that all the homes that they do, the homes all end up looking alike.... why? because the ID will always want to follow his own idea/concept. so, imagine, you and your neighbor's home done by the same ID. I can bet you that both homes will look alike in concept or colours! you want that? and another thing, those so-called 3D designs produced by IDs, what's the use of them actually? just to see the colours or the concepts? you dun need to see 3D drawings just to see how the colours will look like. just use abit of imagination or creativity, you can already know how the home will look like. Common sense in colour co-ordination can already tell you certain colours dun go together. Dun need 3D drawing to tell you that. And we are paying $1000-$2000 for all these 3D drawings? These drawings are probably done by some NAFA fresh grad hired part-time by these IDs. i know many home owners go for IDs coz they want 'face'..... if ppl ask them who do their reno. they can proudly mentioned the ID company.... so feel "shiok" lah....... typical singaporean thinking........ but the home may end up looking really weird or bad quality workmanship or the owners kena 'chopped' by the ID by the prices. another thing, most flats are only like 90sqm to 120sqm...... so small, want to use ID for what? how much can you do in a 90sqm space? IDs will always tell you to hack this wall, hack that wall...... use some common sense, we all know can hack this and hack that.

Power Dekor Laminated Flooring

Hi Air, my platform size is 12 ft x 5.5 ft. so that's 66 sq ft area. my contractor is quoting $1100 for it, doing up the platform and using Power Dekor lamination. I called up Supreme and asked for their quote, based on the same sq ft area. their price is $950. it's close to $1100 also. Not much difference. there is a minimum charge and since my platform is not big. i think i'm getting the minimum charge. since got not much price difference, i will ask my contractor to do for me, and i will squeeze him for other things FOC...... hee... (i'm very gan.....) as long as Power Dekor is similar in their product quality against other companies in the market, i dun mind using them. -
hi, anyone know anything abt this company's laminated quality? Power Dekor The lamination are manufactured in China with German technology. How is this company compared to Supreme or other suppliers? My contractor is quoting me laminated platform size 12 ft x 5.5 ft for $1100, using this Power Dekor.

i'm looking for bathroom stuff, switches, maybe lightings...... which shops are open today? its Good Friday, but its really not a big hoiliday.... i tried calling Poh Joo, Hoe Kee (Main Building), Choo Chiang (Head Office), but no one picked up........ who has phone numbers of Choo Chiang (other branches)? any other shops to recommend?

no need to do all these lah..... i'm not been disrepectful but i dun see any point in doing all these. first of all, there is no one standard procedures or rules to follow..... it shows something is not right and you can only depend on hearsay or the FS master. What if the FS master is a fake? 2nd, i have other friends who done so much of this stuff, but in the end, you know what happen? 1 friend kena retrenched and no work for 3-4 years, 1 friend lose business, force sell the flat, force sell 6 month old new car...... etc etc i have seen it all...... all these stuff doesnt work. If you are good, you are good. If you are bad, nothing will turn you around..... In fact, my friends who dun bother or never do such things, they are prospering much more than those who bother about such things. So where's the logic of superstition? Worst of all, the more you find out about such superstition, the more fear you bring upon yourself only. Why do you want to live in fear?? Better not to know all these, and nothing will take control of your life. -
when u are at the shop, just ask the salesperson to turn the sink upside down and u look at the under side.... in fact u can turn it yrself, if u are daring. you are doing anything wrong. you are the customer, and got the right to inspect the item fully before buying.

for kitchen stainless sink, must buy the one that is one piece. one solid piece is better than 2 piece. there are many that are 2 piece join or weld together..... no good... turn the sink upside down and look at the bowl. if its 2 pc, u will see 2 seperate pc joined together.......
