1) I was looking at HDB around TPY area initially, but prices keep increasing and many seller are asking COV like $80 to $100 k, so i change my mind to search for Condo. Then found this apartment at Kembangan. Can anyone advice whether this is a good location to buy? as in conveniency? --> location is very subject. --> HDB @ TPY is that kind of price. Why don't u look at other area? 2) This apartment is freehold, current price about $720psf, is the price worth it? --> what is the last few transaction psf? 3) I'm working in north, not sure travelling from Kembangan to north will be a headache? I drive. --> I don't drive. So don't know 4) I'm totally inexperienced, can anyone tell me what are the things to look out for when i source for condo and any things to pay attention when closing the deal? --> question too wide until don't know how to answer

$1/mth rental. That's crazy Don't let my seller read this. They request to extend 3 mth stay and we charge them market rate. They agree. 3mth for 1st appointment 6 wk for 2nd appointment 3 mth for extend stay I need to wait for 8 mths , hahaha BTW, check with you. During the extend stay, can the seller don't close the PUB account during 2nd appointment? Wait until they shift out then close? Can or not?

I understand. Come across a legal firm also darm (don't know what to say). Hence I conclude Legal firm from Bank panel does not mean they are good. However after this, I realize my 1st lawyer is pro and good. Hence we decide to use her back when we sold our property. BTW, you direct dealing/talking to the lawyer in charge or just a business manager from the legal firm? -

ask ur lawyer. The late charges should not bring forward to the new owner. The previous owner should settle it. Inform your maintenance office. When seller selling the property. They need to show receipt that they had pay the maintenance fee, etc So that whatever balance will be pro-rated into your account. Your lawyer should have a letter indicate the amount had deduced for the property tax, maintenance fee, etc. -

unless you can proof(agent, paper advertisement,etc) that u had been trying to sell ur old flat during that 6 mth but no one offer. Then HDB might can extend another 3 mth max. But subject to HDB approval. -

no chance to revoke the sale. 1. Seller has sign on the OTP 2. Seller has bank in the CHQ and receive the cash. But, when the seller sign on the Blank OTP. Did the seller know the selling price? Is the seller agree on the price? U should feedback to the agent company for letting ur father to sign on a blank OTP form. And of course ur friend since the agent is ur friend's friend.

for bank loan, some bank give 1 yr free fire insurance and it is auto renew. If u don't want, remember to inform the fire insurance company, don't renew it. -

CPF deduction only happen on the 2nd appointment 1st appointment basically is check the doc and etc. -
if u still have the sms @ the inbox and sentbox. U can connect to ur HP sw and print out. Now, almost all the HP come with a sw CD.

does the seller inform the agent that the CHQ bounced? Had the buyer exercise the OTP within 2 wks? For my understanding, If CHQ bounce. Deal Off. If buyer didn't exercise the OTP within 2 wks time frame. Deal Off. What is the agent doing? -

If the combined income exceed 8k, cannot buy direct HDB unit from HDB. Only can buy resale HDB unit, NO grant. NO HDB loan. Only Bank Loan. -
