  1. never get HLE before getting a flat. That deposit is for lesson pay
  2. listen to ur agent. Don't extend the OTP as for the 1k deposit, forfeit it. As u will not know whether your next buyer is when and what is the price. I guess the husband may be jobless. With 1 person income. There is a limit on the home loan.
  3. tell them. If they keen exercise the OTP first. what if the husband citizenship was delay? extend another 2 more week 2 more weeks , another 2 more weeks. How many 2 more wks your have? What if they face doc issue and decide not to go ahead? who will be paying the time you had lost. What if by then, you can't able to fetch the price. How? For the commission, you need to check with ur agent. I know some agent consider once OTP sign, they will get their commission regardless it complete or not. Once OTP expire, you are free to re-market again and fore fitting the deposit BTW, ur agent not honesty on the seller condition.
  4. Bank has 3 type 1. SOB 2. SIBOR 3. Board rate 1 & 2 is more transparent and base on market rate 3 one basically is up to the bank to adjust.
  5. if the wall is shifted illegal, HDB will tell the seller to revoke back to the HDB original. If u plan to shift a wall, remember to ask the contractor to show you the HDB approval and keep it safe.

  9. shifting off wall, need HDB approval. Unless the flat owner and contractor didn't get HDB approval, then it is illegal. many yrs back, a couple brought a unit and knock down a wall, plan to shift that wall. Who know their contractor does not get HDB approval, before the knock. And so happen, that wall is 1 of the bone of the HDB block. unit below wall crack. Level 1 wall crack. Whole HDB block evacuate, wait for HDB PE to check and do the necessary correction.
  10. When u sign the OTP, don't know is after 1st appointment or before. HDB will sent ppl down to inspect the unit. Ensure the seller does not do any illegal modification. If the office spot any, they will ask the seller to revoke back or else the transaction cannot complete. But had cases, like the office miss out. Then when the buyer want to sell the unit few yrs later. Another office spot that and request the flat owner to change even the modification is not done by them.

  13. For resale, the TOP list is Ah Long. If ah Long issue is clear, then for house condition is depend on whether you want to do 100% reno, abit reno, 1/2 reno. Very much depend on you. some ppl concern about location. As they plan to reno to their own taste. some ppl looking for min reno, location not important some ppl don't want to do flooring, so floor is important. some ppl want high floor, the rest not that important some ppl want NS facing, the rest not that important some ppl want near to good school, the rest not that important the list can go on and on... i don't know which one you fall in Very hard to give checklist. basically the checklist is you.   14. It is not a common practice think this way OTP w/o a date. Buyer gain time to shop around. And if they find a cheaper house and don't want to exercise ur OTP. U had nothing to say While Seller got hold on it. Don't know when to sell, when to move. Seller got control by the buyer. Ask what u had mention.. headache. Tell ur agent to put a date. INSIST. But take note, understand the agent will still collect commission from seller b'coz they did find you a buyer. I'm not agent, better ask another agent for 2nd opinion.

  21. u mean if the buyer engage a agent telling him. They want to buy a private property they need to pay the agent comm? It's not correct For private property, standard market practise is buyer 0%. Seller 2% (this can be neg)
