  2. Recently, my chinese col just turned from PR to citizen(A). Then happily went to apply for the recent BTO at SengKang. While another col(B), truly Singapore citizen went to apply boon lay BTO. B was swearing to A, "lim pek have to serve my country for 12 years(NS + reservist) well u(B) never sweat or bleed for Singapore can apply for new hdb". And also, A has property in China.... how HDB is going to check?
  3. My numbers are back in 2008... wonder if it has increased over the years. 1. 12mm thick glassn panel for railing - $4,900 + $850 (concrete support for glass panels) - did not ask. 2. I ask him to quote for wrought iron coz later i find not so safe if kids wanna use it as support - $3,200 - i was quoted 2800. 3. Rewiring for whole house - $3,900 (not sure how many lighting/power pts im given) - about there, but eventually decided to keep the wiring and added few points, spent 1200. 4. Whole house painting + plastering +oil sealer - $4,250 (but was later told he quoted wrongly & be adjusting upwards, not sure by how much) - painting alone 1800, he is charging u 2450 for plastering and oil sealer, consider reasonable. 5. Kitchen cabinet (41 ft) - $4,100 - i got 90 pfr, or top and bottom 180. Spent 3600.
  4. No need to guess, drop by IMM 3rd floor, bring along your floor plan, walk in to the shops and tell them what you want. You will know how much it cost in a few days or few weeks time. Get at least 10 quotations to compare...... as long as you have the time and energy. Good luck ya.
  5. Really a long list. 50k, yes and no answer. u need to consider the below: 1) Id or contractor? 2) Needs and wants? 3) Material use? Take for example choosing a tile for $2 psf and $4 psf does make a lot of diff. One toilet, hacking + wall tiles + floor tiles cost about 3k to 4k.... your 3 toilets already take up at least 10k not inclusive of shower screen, pan, basin and other accessories. Think about what u need first.

  7. so funny...... Common sense will tell u bank will not approve this kind of loan. Reno loan from bank need supporting document from ID firm, your quotation 12k u will get 12k. u have few options: 1) ask your ID to help u. Eveything back and white nicely done to the bank for reno loan of 20k. No need to explain further u should know what to do. 2) take a personal loan of 8k 3) loan from relative 8k 4) Ah long.
  8. coms... smelly smelly few thousands dollars not few thousands cents. You r paying for professional service so it is just right that they compensate u for their mistakes. Get all document from HDB, the evidence of agent mistakes, with that inform your agent u r not satisfied with his service and demand to cut his coms (u decide), if he agrees, get back and white from him otherwise u will shoot him, submit all evidence to his agency and CEA.
  9. Better give HDB a call on your case. My bet is u might end up with less cash if u take HDB loan. 50% cash proceeds and levy don't mix, so it should be 40k cash proceeds. That's just my understanding, call HDB.
  10. Since you liked the house and already OTP, application got cancelled because of your less than competent agent then seek damages from your agent. Cut his coms to compensate for your time loss, disruption to your plan, stress etc etc......
  11. TS, u r buying a resale unit, it is buy "as is". As long as whatever stated in evaluation report is intact, like built-in wardrobe is there not missing. Can't really pick on wear and tear cos u r buying resale not new.

  13. This kind of agent, I will say to them u can sell it to others. They are trying to push the price higher, if u bite whatever **** they said then they win. If you have other options, move on.

Assuming u need not take any loan for your replacement flat, then u will get the difference after the following have been minus off: 1) off set your existing loan 2) fund return to CPF plus interest 3) pay off replacement flat 4) stamp fees Remaining is yours.
  15. Take bank loan. Bank loan rates are lower now compare to CPF @ 2.6%.

  18. Can, as long as combine income below 8k and have not taken any concession loan with HDB or buy new flat from HDB. You are allowed to take 2 times concession loan with HDB.
  19. 1) I'm paying 130 plus this year, last year was 200 plus. 2) 80 plus 3) depends on your usage. Good luck to your search for EM.
  20. I'm at st 41. On top of those already mentioned, u can try taman jurong food centre. We frequent there almost every weekend, find the food there nice and cheap and alot to choose from.

  22. I got to agree with yr col. pay only when both signatures are on OTP. It can be very complicated if the ex-wife refused to sign. Even if eventually she signed it will take quite a long time. Can u wait? Better verify the claimed made by your agent on the jugde will signed on behalf. How? When?
