You are keeping the existing wall tiles in your kitchen and 2 toilets? Isf not, the hacking and installation of wall tiles in these 2 areas are not in your quote.

And also how many rooms is this?

Painting is under one cost usually, how come he break into 2 and combine them for a bigger amount? You might as well get Nippon Paint to do it. For that price, you can get Odourless range ($60 per can)

For carpentry, what does all that Max. XXXXmm L mean??

If it's smaller, do you get discount? If it's bigger, how is the extras calculated?

I can't really comment on the price for some of the proposed carpentry, not sure what's the design like to warrant that amount, like a storage head board display cabinet ($1680??) or the vanity cabinet with mirror ($1200??)

thanks for ur comments. never actually noticed all these small FOC items until u guys have mentioned... actually prior to this quotation, i got another 2 quotation.. and they oso included fees for these items.. that's why i tot it is normal..

as mentioned, i am pressed for timeline.. nov 2nd getting my keys and nov 27th my landlord having his 2nd appt for this flat. so i gotta get everything going real fast... and this reno/contractor firm comes under the recommendation of another "net-friend" whom i know for one year plus... and when compared to the other 2 quotations, i tot he's a safer choice... until i chanced onto this forum.

have to go ahead now lor.. no time to look for another quotation.... met up with him last nite.. and makes further changes to his proposal.. will copy n paste the quotation when i see the revised quotation on this friday, make the first payment.. and go n choose tiles...haiz.. everything chop chop..

the painting cost is spilt into 2 because one is general painting of walls for whole house, the other is for the timber doors, pipings n such.

Shortage of time is one prime factor for unsatisfactory renovation. Be warned!

as other commenters, supplying labour to fix up bathroom accessories should be free and if not, also not this expensive. The carpentry is also very expensive, constitutes almost 2/3 of reno price. And yes hard pressed for time = higher probability of dissatisfaction. Good luckz!

please check how much is the price of the tiles he quoted u... for tiles at wat cost? if not u will see additional cost for your tiles as they will only limit u to certain lousy range

ya, your carpentry very expensive. your kitchen alone cost a bomb! look out for payment terms, and read the fine print. Whatever he quoted you verbally, make sure he put it down in black and white in the re-quote. and best dun let him know you are pressed for time.

renovation price will start to increase so it will be best to find more quotes. Dont get the cheapest nor the most expensive. Get the middle range ones.

Why i say that as in, cheapest will be the material /labour and other misc costs.

Expensive as in earn too much hidden cost.

last but not least is u urself are to be comfortable with the ID or contractor.

One thing to let you know is that nothing is free in this world. As in free air-con, hod and hoob etcetc... they are all add into the cost.

actually we do knw he is more pricer.. but hb thinks if he is able to deliver and the workmanship is there.. shldn't be a issue. better than squeeze him dry n he gave us poor materials and does the job badly.

thanks for helping me compare the kitchen is short.. then the vanity top, we are doing away with it coz some changes in the toilet design oredi.. n he had make the items: chemical washing, protective covering for whole house FOC during the next few meetups on his own initiative..
