Estimated Budget For 5rm Resale Reno

Hi All,

I am getting my keys soon to a 5rm 115sqm resale unit. I'm about to start my process of looking for a ID or contractor to do up my unit. However I do not want to spend too much. Therefore can you help to estimated what is the reasonable budget I should set for the following work so I know the ID or contractor is not trying to "chop carrot". I'm thinking of looking for contractors as I think they will be cheaper. Is that true?

Hacking

- Flooring for living room, kitchen, 2 x toilet

- Wall tiles for kitchen, 2 x toilet

- existing kitchen cabinet

- existing 2 x toilet bowls & sink

Carpentry

- 1 x wall feature & TV console for living room

- 1 x full height wardrobe with pole systems in MBR

- 1 x full height wardrobe with pole systems in Bed RM 3

- 1 x shoe cabinet

- Kitchen cabinet with 1 tower unit with build in oven

Flooring

- Homo tiles for living

- Ceramic tiles for 2 x toilet & Kitchen

- Overlay laminate for 3 x Bed RMs

Wall

- Plastering for kitchen wall

- Ceramic tiles for 2 x toilet

Others

- Relocated toilet entrance for MBR toilet

- Tempered glass shower screen for 2 x toilet

- L-box for living room

- other misc stuff like lighting points, toilet bowl installation, etc.

agreed, resale needs hacking, rewiring work, water pipes might probably need some work too. So a little troublesome.

thanks for the reply. i'm thinking of only pure renovation cost. additional stuff like aircon, lamps, toilet bowls, sinks, etc are not factor in. was thinking if can squeeze in $30k for that kind of work.

anyone did similar reno on any resale units?

Try to mininise your carpentry works as it cost more especially any features walls, beams, etc....

Actually to be honest, if you have minimum hacking and re-tiling work your budget would be fine. Try to cut down on false ceiling work too. I agree with h4happy typical carpentry work can come up to near or more than 10k as built-in wardrobes do cost quite abit, kitchen cabinets unfortunately that can't be removed unless the previous owner has something really nice, feature wall as well, you might want to paint the side of your wall in a different bolder colour and paste some decals to accentuate it. Cause wallpapering a wall can cost as much as a feature wall too.

Just some thoughts but 30k should get you there. the rest of the other homely 'needs' would set you anywhere from 20k upwards. Again depends on what you want and the brands you buy. :) good luck!

i gain nothing from the referral. my home reno just done up and i'm happy with the contractor. Of course, we all must learn how to manage and talk to these contractors. then only we will get the most out of our budget.
