2Nd Viewing Before Putting Option Fee. What To Check?

Hi , my fiance and I are looking to buy a resale 4room flat. We've made an appt to go for a 2nd viewing before paying the option fee.

Am wondering what should I look out for? Like aircon and stuff? And for example, if the aircons are not working, are the sellers obliged to fix it before the sales?

Nope. For resale, the condition is simply what you see is what you get.

The seller is only obligated to remove illegal modification done to the house. Hdb inspector would perform checking for these.

You should look out for loanshark traces.

How about if stuffs are working before you pay. And when everything is done and it stops working? Just have to fix it yourself?

Before you sign, toilet can flush.

After you sign, toilet cannot flush?

When buy resale, most ppl will be worry about ah long problem.

Stuff break down, still can use $$ to solve it (like buy a new one or repair it)

Ah long problem, is a long term war issue.

As what forgotten has mention early "For resale, the condition is simply what you see is what you get."

Even our world class shopping centre, ION's toilet bowls couldn't be flushed properly yesterday, let alone the resale hdbs where owners have been staying for years LOL.

Yesterday, ION suffered from low water supply problem and had to close down all 8 toilets! No water to flush toilet bowl :P

Something wrong on the ION building planning

How many time water pipe leak?

waste pipe leak?

Now.. even better.. low water supply.. toilet also cannot flush.

Buying resale, basically is just to buy 4 walls and one roof. Don't expect much. Systems working or not, still can fix them after ownership transfer.

Pay attention to "hidden problems" esp those "sealed" up ones.

how about :

a) crack lines on walls or wall tiles crack

b) ceiling can see one hole

c) full height window glass broken ( crack line seen )

etc etc ???

==> not sure on the wall. But wall titles, buyer take it.

b) ceiling can see one hole

==> HDB officer will ask the seller to fix it.

U buying resale not new HDB.

U can't expect everything brand new or still in very mint condition.

broken window glass.. this one i don't know.

My resale unit window glass didn't broken.. :sport-smiley-004:
