    To those who are asking me for the quotation of my reno, i feel it's not relevant to share it cos everyone's concept, design and needs are different. Unless you are intending to renovate your place exactly like what i have if not there is nothing to compare. To be frank, i don't even have a finalized quotation even now as we have made a lot of changes along the way. We decide to proceed with the reno first. Like what my ID said, if you appreciate design then you will not talk about cost or discount. There is a price to pay if you want to be different. A lot of the interesting reno i've seen in magazine cost around 70 - 90k to do so mine is no different.

    I have encountered a very lousy ID who not only don't do his job well but cannot plan. Please do not engage this ID Tony Liew. My kitchen wall near the window has no tiles and the whole reno sucks. Please be careful not to engage him. He started his own company located in Jurong East.

    Hi guy, My bath room toilet basin sink drain leakage so need a reliable, cheap and good plumber to replace it. I don't mind engage part timer handyman but workmanship must be good and price reasonable. Please PM me if you do have one to recommend.

    I just came back from Ikea and spotlight.. I noticed that there is quite a huge difference over the quote i got from a curtain shop and the price of Ikea and spotlight.. And I think both of them offer installation services.. I think Ikea curtain and blind quality is so so but spotlight is not bad.. Now I kinda of think that it is really not worth spending nearly 3k for my EM when I can get similar for ard 1k.. Somemore I hear that curtain shop have quite a significant markup (at least 100% sometime 200%) Is that true?

    Hi Intend to engage painter to conduct painting to my parents' flat (will be occupied during works). There are spalling concrete, plaster crack, nail holes in the flat. Will the painter conduct repair prior to the painting works? Would greatly appreciate advice as to which would be a better interior paint to adopt in terms of durability, coverage and price - Dulux All or Nippon Odour-less Premium All-in-1; and recommendations of responsible painter.     LHWH, yes, I will do that. The resale flat that we bought is 15 years old, waiting for my ID to revert back. I will note down and speak to the plumber before we start work. At this moment, i am lurking around still, no action as we will only get our keys end July. Looking forward to the rest of your carpentary, I am sure all will be good, since the carpenter is experienced and from him stopping work and wait for the electrician to complete his job, he should be a man who values his workmanship.

    Hi ALL, Designing your dream house is fun. But why make it sound so stressful? Why do defects happen? I hope my post does not offend anyone who is still pursuing his or her ideal place. We do not mean harm and we sincerely offers our advance apologies if we upset anyone. We can tell you our perspectives and i shall name IDs as DESIGNERS [cause we can all design, and YES we can] and contractors as BUILDERS [cause they simply build according to our visions] Homeowners often approaches designers like us who has a lot of "rough" ideas and tend to express their own creativities. Or rather trying to speak to contractors who may appear to look like they know a lot but actually they do have limitation to your creative makings. Down the road, you would experience miscommunications and at times, the renovation works tend to go unsmooth and defects starts to surface. And by human nature, contractors and IDs are the ones who take the blames. I hate to say the harsh truth. Homeowners should also admit their faults too. Let’s decipher down to bits of knowing your professionals A lot of posts tackle one common issue? Which IDs are good and which are not good? The truth is, everyone is GOOD. They are players with their own styles. And each has its own design flairs. i do not think it is fair to judge them based on their faults at work, and also those slight delays that incurred. Homeowners must understand that each clientele’s project is different and it’s never a “one size fit all” policy. Each houses designed and built has its own problems. Some problems may be due to budget allocations set by each homeowners, and/or the different configurations of a house; layouts. [Even though HDB flats all look the same to you. But in the eye of designers, they are not quite the same]. Homeowners should listen to professional players in the industry, cause they know a lot more than you do, which is why the whole idea of engaging designers. Always listen to the professionals. When they say your design can’t be feasible, so be it. Designers are always there to help you solve your mental blockages. Designers are there to have fun with you. No one in this industry should be judged by his or her own faults or miscommunications. Just picture this, everyone always have a bad day at his or her workplaces or homes. For IDs and contractors, it is perhaps one of the bad days that do not go smoothly. And the one comment from your forum posts could accumulate to them losing their confidences in the field. You may also find that designers behave like salesman. Here’s the thing: you make us do that! And then we behave like one! [Lol] Home owners always approaches me and my design partners one common favor, “ show me your portfolio and your past projects, and also how much you offering for your services and we discuss if we want to engage u” Professional designers will never reply to your questions like these. We will feel offended, seriously. In my case, how do I react to the favor: “Show me your floor plan layout and then Let's have fun designing ” [And we then smile with joy ☺] and also that is how my design partners reacts too. We draw ideas on first meetings. We stitched your ideas and trying to see if we can help to combine your interests. Of course if we are reliable enough, we propose our design intent and our inputs to your months of troubleshooting and also your months of researching tons of ID websites and design platforms. And if you don’t like our design, there are always others out there who can accommodate your requests. A master architect once spoke: “Architects are pretty much high-class whores. We can turn down projects the way they can turn down some clients, but we've both got to say yes to someone if we want to stay in business.” And we admit we are your whores and I always told my partners and friends in the industry, “Designing an interior is like experiencing a fling with a random girl next door, it ended a short while and it is fun!” Stop being so stressed and lets have fun together. No worries. Problems are always there but with common understandings, we can overcome. When talking to builders, be confident that you know your own stuffs. Many of my clients approach me to say they have their own builders. That is good news for us but worrying at the same time. Can you both talk the same frequencies? Engage your own builders if you really know your stuffs, seriously. If you are not confident, leave it to designers to do the talking. We would like to encourage homeowners to have fun! Cause to me, designing is fun! Don’t make things complicated, even though it is much to our human nature.

    Entrance to kitchen (seen from inside kitchen)... the frames are empty now, as the glass panels will be installed later. Subway tiles and black hood up.     Some updates on furnishing. furniture hunting is very fun!! Some of the sofas that we shortlisted while looking around.. we wanted something more mid-century with wooden or thin legs. love the turquoise one but it was sold out at Like That One. The hair pin leg sofa is from Second Charm but a customised piece so we were not able to have a 'test sit'.. finally we chose our sofa from Comfort Furniture as we like the ergonomics and the shape. We also customisied the fabric color. should be here by end july. bought these laundry baskets from taobao and selected Limed-wood for our blinds in living room - that's the top one. good thing it is waterproof so would be easier to clean. More on carpentry.... our common toilet vanity cabinet. the black handles are the same laminate material as TV console. we like kompac but it seems more expensive so our ID proposed these woody laminates for a similar effect. Our MBR toilet vanity cabinet and mirror and huge sink.

    hi, anyone knows of the best way to prevent heat going into the house thru the windows without sacrificing the light? anyone knows of any contractor that can install low e glass or something similar? any suggestions would be most welcomed. Thanks.

    Hi all, would like to check did anyone did this conversion before and the cost for it? Alternative, would like to get quotes from contractors here for: Changing of squatting pan to pedestal pan including piping modification. Construct of drain pipe in toilet as there is none. Changing / overlay of floor tiles to non-slip type for toilet. Changing of metal door to bi-fold door for toilet. The house is a 3rm type old HDB. The toilet floor is leveled. It separated from the bathroom so only the toilet is converting.
