Aisay... so I shall pester him to fly to Simei to fix my wall liao! hahaha MmMm When my reno was going on, he made it a point to come to my place every day. I came everyday (cos I was on "block leave" then) so I know he came every day to make sure things were alright. there were days when he would go at 7 or 8 just to check even though the workers had left. Towards my moving day and when everything was in a mess, so pressed for time, he spent almost the entire day there watching. Even I felt embarrassed then as I know he had other places to rush to. So he really is responsible just EXTREMELY busy.

He really doesn't have time to relax and talk. So Sunday when he switches off his phone I think he really deserves the break. YAY tomorrow select tiles!! Where? at Sin Lek Eunos there? if you all can't see what you like there... just go to Hafary or the LSH... he can also collect from those places one. You just rem to get the model number of the tile for him and tell him where you want it so that he can calculate the number of tiles. hehe nvm nvm.. add a little bit more ok one. Remember to ask for freebies when the reno is going on ok? Dun pai seh. If the thing is going to cost you he will tell you.

Sigh I'm so angry with myself. I typed my reply here to you four times and each time my browser went mad... now's my fifth.... I tot of these two.. which one is it? *likely to be the second one cos it seems more logical* As for the cabinets they work out to be $163 per foot run. $70-$90 cabinets are very cheap. $100 ones are reasonable I guess. I consider anything above $130 to be expensive. That said, however, I have to remind you that in your case you are only doing up your kitchen. Very often for us who reno our entire house, the contractors can charge us cheaper for some items to cover for cost for others and throw in a few freebies too. So for your case, it's common for them to mark up more. To make up for that.... maybe you can hint for them to throw in some freebies? like the hob and hood? And the cabinet base free? as for the soft-closing thing, I saw my contractor do it. He fixed up the cabinets with the normal hinges. Then the next day he put some thingie over them and TADA soft closing effect. As for the drawers they had special tracks that had the soft closing effect. But I reckon they aren't so expensive cos they are brandless and he does that for EVERYONE! As for the tiles.. You might want to get smaller tiles which are lighter. OH ya I think the tile you chose should be 300X450 which is 1 ft X 1 1/2 ft. That seems to be the more common size. Cos for overlaying there is a risk of the tiles sliding and bigger tiles (600 x900) will make the risk higher. Knock on the tiles to hear for hollow sounds. If you have many tiles that sound hollow then you might want to re-consider overlaying since the tiles might pop. As for laminate quality... mmmm I really didn't bother about this. BUT it does make a diff though. But it also depends on which ones you choose. I chose the glossy white ones and for most brands gloss laminates have this wave effect when looked at from the side. Apparently some good quality ones wun. But if you are good at taking care of your kitchen then I think it's ok. What about your LG solid top? How much are they charging you? Personally my parents and I think that handles are a bad idea.. haha cos they tend to hook on to your clothing from time to time.. or in my mom case, she bumps her hips against them old people clumsier. So our kitchen is handleless. Honestly after doing some calculations.. I think 14k is ok. only if workmanship is ok. you need to check their current projects ok?

Both of mine are Barons. One-piece toilet bowls from Eestilo at Sims Ave. The sink + bowl cost me $259. I dunno about the other brand BUT I think the service from Baron was quite good. There was a slight paint defect about the size of 20 cent coin at an obscure place but my dad refused to accept it... Eestilo called Baron and Baron delivered the following day.

heh I so blur just saw this post of yours. I think you guys have the right concept.. I always think that MBR toilets should look more exclusive cos it's inside, meant for the occupants of the Master Bedroom... And the common toilet should have a splash of brightness to it. hehe So I really love your MBR toilet!! I like the green and white tiles for the common bath but I always preferred to have the colour tiles placed vertically. haha I'm not sure why also. WAH you're well trained le. Actually toilet is the best place to put on makeup but I'm always doing mine in the room. I'd sit on the floor in front of the full length mirror. I'm so much lazier lor. You're good! I think out of the 3.. the first one is a real headache cos that one really needs you to do some footwork. As for the last one you can slowly do that.. no hurry...

haha I think I'm silly cos I still cannot visualise your kitchen. Anyway I drew out a draft of what I roughly think... but in my picture your worktop can only be 28 ft. mm So your list of items goes like this? Dismantling of kitchen cabinets Hacking of half height wall Making good of wall and floor where hacked wall used to be. Overlaying of wall tiles in kitchen (I assume replacing = putting new on top of old) Overlaying of floor tiles in kitchen and yard area (est'd 100 square feet) Kitchen cabinet base (?) 55 ft cabinets (wall and base) Lamitak finishing w ABS trimming 38 ft solid surface worktop (LG) Tempered glass backing at hob area Installing of additional points X 5 Replacement of old points Changing existing lighting Installation of 4 lighting points into existing false ceiling Painting of ceiling and yard walls labour for installing hob, hood and oven Haulage I did similiar things but my kitchen cabinet is only 21ft long with a 19ft worktop and mine costs 5k. But my materials (in comparison) are not as good quality (in terms of the brand). For eg, your worktop probably costs $90-100 per foot while mine is at best $70 per foot. Why don't you take a look at the individual pricing for the cabinets? Meaning the total price of the cabinets divided by 55 ft to find how much it cost per feet. $100-$140 should be ok. An outrageous price would be $250 per foot (which my colleague got ripped off for recently). Personally... that is quite a bit of carpentry there at 55ft even and 14k does seem possible. 19k and all that you're getting extra is the soft closing thing is not worth it I think. Why not talk the first guy into getting you the soft closing thing at the same price? My contractor does the soft closing thing for everyone without question and his cabinets are about $100 per foot. I will PM you his contact but he does seem to be rather busy lately. Btw the tile thing... So $3psf and $4psf is ok. Just remember to keep to the budget when you choose the tiles. Oh yes... the piping thing... if you don't change the position of your sink then no need. BUt if you do then you might as well just change the pipes. Lastly, because you aren't renovating your entire house.. it is normal for contractors to quote you more than those who do...

55ft.... is very very long le mmm but I guess it's possible. Ok let's see. My kitchen measures 19ft on one side. if you're making a full U shape it'll mean another 19ft on the other side and 17ft on the short end? your kitchen very big le... Means your kitchen is roughly about 6m X 5m? My contractor did not bother with whether mine was drawer or cupboard.. do you really need so much cabinets? heh I'm really a little confused cos where will the door for the yard be? and where will the entrance of your kitchen be? And your kitchen doesn't have windows at all? What about common toilet?... I actually did a drawing of what I understand but unable to upload now.. urgh Judging from what you described, the ceiling will be painted and the wall tiles are $4 psf? The floor tiles... it's $3 psf tiles or $3 per piece? you picked one-foot tiles? If it's $3 per piece you and picked the bigger 600X600 tile then you've picked a cheap tile. If it's $3 psf then it's ok. Normal pricing. MmMM If your measurements are as I described and that's really what you want.. then 14k for 110 ft worth of cabinet + 55ft table top is not expensive. It's ok I guess. Since he's going to give you Lamitak which is quite good also. What top is he giving you? Granite? How many power points? Is he also going to include changing the pipes?

mmm you know this door guard thing is a double edge sword. My mommy friend was telling me the other day that her daughter climbed over the door and fell over the other side. It can help protect your child for a while but must watch carefully cos they grow so fast ... Doing up a house is a different thing altogether... nvm nvm.. 3 months isn't long considering how long you've waited already.

He, based on all our 8-characters, told us the days we can move and bring our guanyin in. mm I also thinking about the door sign thing. I saw some shops having custom made ones but I'm not very happy with the designs. haiz I dun have a house number too

Are you saying that the headboard is in leather/PVC but flat? This is the divan set so there's some curved to it. I think I did see some designs but didn't bother about them cos not interested in them. If you want to take those without storage then you can choose between buying the bed with legs or without. He let me choose for mine. For my family, we got all without legs cos we don't want my rabbit to run underneath. I have no idea if it can fit 13" thick mattress. the norm is 12" I think? shouldn't be too much of a diff really. You can call and ask. The number is below. MMMM since you invest in so many good quality things in your house i'm sure you have the Soft closing doors and drawers installed? Those will help prevent babies and toddler's fingers from being trapped ba. As for the nail thing, it happened to my own brother when he was young too but his was trapped under our main door (on the very first day we moved in). Babies' nails are softer ma. And their toes are smaller so they can get trapped in the gap between the door and the floor. So what my friend does now is that she puts some plastic flap thing at the bottom of all the cupboards and doors especially those that her toddler are near most of the time. Wah love the white grey concept lor *for some reason my browser is not loading your toilet stuff* so angry. How long more for completion? estimated?

Pai seh I just saw your reply! The one in the living room cost me $50. The one in my room is $35. The one in the living room is customised. I found the quote and told them how I wanted it. She sent me a draft picture of what I described, I approved, paid and she sent me a clearer picture to confirm before mailing it to me. They are stickers. Very easy to put up though it takes some patience. She gave instructions and a sample for me to try out first.

WAH Gaku... I didn't know yours is so bad! For me, I faxed him my floorplan and items and he gave me my first quote that very night with a drawing of the kitchen. Then two days later I called him to *negotiate* and he gave me a cheaper quote the next day. Then after viewing his works, he gave me a final quotation 2 days after viewing. mmm I really had no idea he dragged yours for so long.. He ah Ya he can be quite busy. But the main bulk of the reno he will finish asap cos he pays his workers by the day. So once he starts he will want to finish the main things fast. After that rectification might take some time but they are mostly minor items... mine took 4 visits over a month. I just badgered him for one more visit soon. haha WHOA No wonder my ears itch today cos there are people talking about me! I'm not very young la... I do hope that ultra-busy contractor of mine gets back to you guys soon. My seller was very stingy but I was surprised that he let me into the flat to view once before 2nd appt. But then the tenants had moved out way before that so maybe that's why he was more willing. Ya to place the dining table at that wall will make it quite inconvenient. What about in the kitchen but with a glass divider? mm but that's extra cost... mm now I know what you mean when you said the placement of the sofa is difficult... urgh
