  1. Lawyers do provide quotation on their fees of which some gave a range. Depending on complexity, some cases may be charged higher. It is not uncommon to charge legal fees between $2500 to $3500.
  2. In addtion to what Casper has advised, you can go to LHS Electronic Enterprise Sim Lim Tower #02-27 or call Tel: 62932242 to look for Robert Lee. He is quite an expert and will be able to answer your queries. Better to speak to him face to face at the shop as he has quite a lot of business even on weekdays. When I was there, he advised two Malay guys not to change a cable that they brought to show as a sample. He helped them repair the cable and connections rather than try to make a profit by selling them new stuff. Looks quite honest to me. There were also a few contractors that asked him for advice on cabling. Hence, I think he is a useful resource for you to check. Cheers!

  5. I engaged an electrician to build electrical points for me. Charged me $280 (I didn't nego with him) for two power point (one in front of the wall and one behind the wall) and a switch outside the toilet for the fan. Promised to give me MK brand. In the end, gave me some dunno from where brand that is hard to plug in and unplug. Each time I unplug from the powerpoint, I have to hold the powerpoint or else the powerpoint seem like it will also unplug from the wall. The swich also produce a clark sound when I switch on and it is near impossible to plug in a 2 pin plug with the help of a screw driver (test pen). Very poor quality powerpoints. The switch at the toilet wasn't installed but combined with my water heater. Whenever, I switched on the water heater, the switch to the fan is also switched on. When he came to do the installation, most of the tools were provided by me because he didn't bring his along. At the end of the day, he still dare to comment that I am very well equipped like machiam electrician. This guy was highly recommended by a friend's friend. I didn't want to argue with him and just took his nonsense since he was recommended by a friend. Will blacklist him and not call him back for service in future.
  6. Before I started rebuilding my house, I have sourced for many builders and architects to quote. So far, the quotes are in the region of $200 psf onwards, depending on how you calculate "psf". Most would include all areas including void, ledge, car pouch, etc... The actual useful space is actually lesser and therefore the psf is higher. Hence, it is helpful to know how built in is computed. There are some fixed cost involved in construction and $400K is a very competitive quote even if the builder just build the structure, plaster the wall and help you to install tiles, sanitary wares and lightings. I have neighbours who got very cheap quotes and in the end, the contractor took his money and ran away. Get a performance bond to save guard your interests when the quote given is very low. Cheers!
  7. Generally, I would take the total construction cost divided by the extra area created to compute the cost psf. In this case, a simple estimate is $400K divide by 2200 sf = $182 psf. You still have to take into account other cost such as submission fees, professional fees, etc...

  12. Recently, I was at Hoe Kee, Jln Besar to shop for bathroom accessories such as WC, basin, mixer, shower items, water heater, etc... I shortlisted this place to check out their prices and products because some forumers strongly recommend them. After picking the items that I will consider buying, the sales manager didn't even want to give me a breakdown of the quotation and don't want to let me have the quotation. Maybe I didn't look like a genuine customer to them. Whenever the brand that I wanted wasn't available, the sales manager will say that the brand I wanted is lousy and unreliable. The brand I wanted provides 10 years warranty and the brand Hoe Kee carries, only provide 3 years warranty. At the end, the sales Manager only kept pestering me to put a deposit for the items chosen. I was quite taken aback when the sales manager refuse to let me have the quotation. Hence I decided not to consider buying any items from them. Just sharing my experience.
  13. Wouldn't your TV screen be very oily? My mum also like the idea of having a TV installed near the cooking area such that she can watch TV while she cooks. I got a TV in my kitchen perviously and the cooking area is a distance from the TV screen. So far, she is happy with the arrangement of having the TV but the TV only lasted for 3 years. Anyway, I think this is already good enough.

  15. Have not heard about Yang City. You may want to consider changing the whole roof rather than repairing it. Quite often, owners find that the roof continues to leak after the repairs.
  16. Just add 1% to the price you are selling and give the 1% to the agent. In that way, the agent can do all the running and paper work for you and you still receive the price that you are asking for. Since the buyer is the one that brought the agent along and wish for the agent to service him, let him pay for the commission.
  17. Just to add on with what Merydith had commented. Parquet tend to have smaller strips compared with timber strips/ bamboo flooring. I have seen bamboo flooring used outdoor too. They looked just like wood and even when heavy objects such as flower pots are placed on them, there is no dent. If you wish to install bamboo flooring for your interior of the house, you may want to consider doing the outdoor bamboo flooring materials so that it can tahan heavy duty usage. I think outdoor bamboo flooring material cost about $25/ ft. You can google and check out with bamboo flooring suppliers in the market for price and material comparison.

  19. Thanks for the suggestion. Will be providing her with a Masterbed room. Will leave it to her whether she wish to open the door or close the door because there is a walk in wardrobe before the toilet and I may put a door at the WIW area to give her more privacy. Hence, I think she can even leave the toilet door open as long as she close the WIW entrance door. Found an exhaust fan that is 16". I think should be able to feel the air flow already. The windows also have height of 400mm and quite a good size length (I think it is about 600mm to 650mm. Besides that, the ceiling is quite high, I think it is about 3 metres and the toilet is also quite a good size. I think this should suffice in terms of giving her sufficient air in the toilet.   20. My grandma has heart problem and she may die if there is a lack of oxygen. Hence, the ventilation and airflow have to be very good.
  21. Market seem to be slowing down for now. Can wait a while longer to observe before committing. Besides that, there is a stream of condos being built and will be put up in the market. Government is also releasing more land. I feel that the market price is very high now. Hence, it will be good to go in when there is a correction. Cheers.

  23. Does anyone know of KDK exhaust fan that has length and breath of 400mm or slightly bigger? The 12" type only has 350mm length and breath.
