  2. Mine consider a bit high compare to other due to material provided but as for the above, maybe just doing the hacking only, that's why is expensive. Lol...can help u coordinate the rest of house owners on how to dismantle carpentry works and hacking.

  4. Different condos have different rules and regulations on the renovation. U need to get the copy of the renovation requirement first to understand what are the Do's and Don'ts. These issues can raised up during AGM as things can be changed. As I'm known of, some condos ground floor do not allow trellis or awning or polycarbonate to be built due to facade under the by-law, but due to some issues(pot falling down, etc..), residents on the ground floor built their own polycarbonate, and overturn the by-law. Some condos' Penthouse have the regulation of building of awning/polycarbonate etc... not more than 2m from the roof terrace.

  8. ah...carpentry of course they can't do it well yet, at least for so far i've seem the work by China workers' carpenter, really not that good. Think I had commented somewhere in the forum regards on china carpenter. Only feel that they do cement screed is better, and also seem and compared with malaysian. I believe there are ID/contractors do agree with me on them doing cement screed.
  9. $7K are the average pricing for renovate of 2 bathrooms, especially only 2 bathrooms and nothing else. If not wrong, tiles are included right?
  10. Safety issues, don't think hollow block is allow. And how to plaster the exterior part? Don't think any tiler will risk their life to do that.
  11. U can use alum. sheet to seal the exterior just like the old unit installed the air con. As for interior u can use water resistance plasterboard to seal it.
  12. Renovation is already split into different sub-cons. It was the coordinating of who come first, do what, how to go bout it and who need to come back again after the others had completed, etc...that are the issues and why most house owners prefer to engage an ID/contractor to oversee everything. If mishaps happen(touch wood), who is responsible for it also.

  15. Stucco wall aka lime stone plastering, demand is low for residential so pricing wise is a bit expensive, ard $80-140/sqm and only 2 companies that I known of doing it. It can be done is kitchen wall, not much issues.

  19. Ya just show to the ID/contractor that going to renovate your place is he/she understand not first before doing, if not in future it may cause a problem.
  20. Me no expert, just have some little knowledge to share around. Cement screed have its pros and cons on doing it. A lot of time, it still depend on the house owners themselves on what they really want to achieve for their dream house. Those who going for industrial looking theme will mostly consider using cement screed for their walls and floors, cost effective and blend in the theme easily. As anglebutterfly wanted a cement looking but not glossy finishing, then cement screeding may not be that ideal at all. Pros - Cheaper cost than laying laminate flooring or even the cheapest tiles. - No grout lines. - Raw effect Cons - Hairlines cracks or crack lines will appear very fast. - Lesser strength than tiles - Porous - Need to reapply eproxy coating over the years - Bacterial grow Singapore is still not a good place to do cement screed as too hot and humid. Crack lines appear very fast and if not seal proper it will become porous and good for bacterial grows. Another point to take note is the moisture rate that it will affect the carpentry works in the house is much faster than other material. Still unable to find a person who can do a good cement screed in Singapore, and China guys is better than Malaysian doing cement screed. Just my little pov on cement screed.
  21. There is ideal case on how to run the air-con piping but still need to be on-site with the air-con guy then can really make it work. What u have now is the most safest type of laying the trunking which of course a bit too long and too ugly. If just to see from floorplann I will plan it in such a way that the middle bedroom air-con to be above the door. All the piping from the 2 bedroom and living to run it outside of the middle bedroom and box it up to make it look nicer, then all into MBR. Look like there is a partition wall built up just to place the air-con. Air-con unit is ard 12", need a min. clearance space of 2" to the ceiling for servicing in future. total 14", water drainage pipe to flow down to your Master bath will take ard 3-4" down from the living room air-con, so the door frames from the ceiling down if have 20" will able to do the ideal plan of the layout.
