  1. hihi i also din follow up too closely...in the end i declined the offer. act i called them and they said "it wld b done nicely etc" but logical thinking tells me sure will hv exposed trunking. mainly also im stil unconvinced abt how much i wil utilise this in the next 1-2 years. so jus wait till later la.
  2. since he holding ur 50%, suggest u let him do the work but hold on the final payment, shd be the final 20% or so. tell him that shd b paid only when handover. thats when u can start counting the costs with him.
  3. i wld jus share my experience on a serta. anyw its my wife choice as she prefers soft mattress. i was act more keen on simmons (back support more impt) but stil gave in to her. but i got a really good surprise on our serta. its soft but there is also a good firmness abt it....so it didnt turn out that soft after all. and while simmons or sealy users will say the good abt their spring system. i can add that the serta pocketed spring is effective as we no longer feel each other toss n turn anymore. somemore mine is only a queen size. we had another cheapo mattress in our guestroom, which sometimes we take our afternoon naps. its here that we discovered the toss n turn problem.
  4. i wld suggest u talk to ur fren abt ur experience and see wat he says. mayb e "style" of tis contractor is like tat... anyw ya i thk many pple go thru this prob during reno...feeling of stuck and scare to offend contractor...i thk a balance of firmness has to b struck....i did yell at my contractor before, it helped but i prob wont recommend such behavior at every contractor out there..

  6. i jus caution buyers to avoid taking the int free instalment because that wld mean paying UPFRONT your purchase. of cos, you can subsequently cancel with the bank but with their pattern, its not gonna b easy. anyw i got fr them a sofa in mar09 and guess what, when my mum wanted to get one in aug09, we def did not go back there haha!
  7. seriously unreasonable..its a private party, what licence? yes they def have the right n its a public place but c'mon, zero in ur efforts on piracy and im sure it will b more fruitful...EXAMPLE: Windows OS.
  8. i looked for 3 months...from jun 08 and signed OTP in Sep08...act that time the lehman not busted yet so prices were also high (4 room tampines 315k + 25k)...but i went ahead cos knowing how "artificial" the valuation method and system is, hdb prices is not going to drop. on hindsight, i was happy w my purchase. latest prices ringing ard my area for like units is 390K. my advice to you is gone are the days of buying first hdb can earn money. if u come across one that is ideal and meet ur expectations (eg. low renovation required, shd b no prob to live for at least 5-10 yrs), u can lock in alr.
  9. and lastly pls correct me if i am wrong...jaskel help to clean up the mess so the $2670 owner can move in. the $2670 owner choose to honour his contract and pay up the balance. then in fact, the money is for jaskel's effort rite? does it belong to AS? No? then what distribution to talk about?
  10. seriously all of you rather suffer in silence and air your grievances in forums instead of going to the police? act wat are you all afraid of or waiting for? even if cant get back your moneys, at least dun let the old bugger go scot-free.
  11. act i wont recommend Liang Food. I took their $285 - 30pax buffet ($9.50 each). i was real glad that i had only 20+ guests, cos the food was hardly enough. do be advised that their dishes portion will only be HALF of the standard buffet tray. After the event, i emailed them to feedback but it was not replied at all. will not patronise them again.
  12. i thk u asking $50 is very fair..but your tenant is one **** of a kiasu...like many pple who know...must make sure get full money's worth and more... u shd voice out aft u rec ur latest bil...if cannot resolve then give back him/her the $50 and revoke the offer
  13. try adding a carpet or shaggy rug to your living area...tat wil surely help..
  14. ive been to GZ few times..my view is its not worth the hassle...shipping is a big headache. and if u shop at the wholesale centers, you wil never get a good price for a single item purchase. the ones worth are the ones that you can self carry like lamps, art pieces, decorative items etc.
  15. u r exploiting a loophole..the new contract is de facto an extension, the subject is the same, the parties are the same, everything else is the same...so the agent is due his/her commission as all of you agreed in the original contract.. whether the agent did any work or is worth that commission is too late for you to comment now....you can either play hardball with him/her (at the risk of a formal claim from him/her company) or negotiate a smaller amount to close the issue..

  17. i went there 3 times but din even buy one item. (1) to look see during our very initial furnishing shopping (2) wanted to confirm one sofa but in the end the lack of assurance on warranty issues made us give it up (3) decided to give one more chance as looking for cheap guestroom furniture. but gimmicks all over....wanted to buy one queen bedframe (transport $50) and queen mattress (another transport $40)..yup transport is charged per item...
  18. quite a good quote to be honest...mine cost almost 30k and without so much carpentry... the only thing u need to note is electricity is still not full charge yet...usually ard 1.5 - 2K. my other comment is your tv facing not ideal...it will be very glaring from the sun (during the day) and from the corridor lights at night....my mum's house is also corridor unit like yours..

  21. Based on the ones i know, the usual rates are as below. I learnt it the hard way, so just let me forewarn u abit...was also a first-timer...approach reno cannot be like buying goods off the shelf, price is one thing but the more impt is the serviceability of the contractor, durability, workmanship, integrity. This industry is very very grey...black sheep will give u fantastic prices for u to sign up then the nightmare begins...good luck... 1. Redo both MBR and common toilet (i.e. change of toilet bowl, retile or overlay, installation of shower screen) -> easily 5k 2. Change of Window (glass panel and grille) -> 2k 3. Shifting of existing hob (including making a new hob top) + installation of a new chimney style hood. 4. making a storeroom by partitioning 5. making a L-box in living room 6. Repaint the whole house -> 1.5k 7. rewiring the house -> 2k 8. Change of main door gate (wrought iron or aluminium) -> aluminimium less than $200 have
  22. an experienced contractor wil b able to see if can overlay by checking the base tiles for hollow-ness etc...mine went for overlay...and the HDB when approving your reno permit will also review can overlay anot....but seriously if u r staying for long term, i will suggest hack and re-lay for 100% ease of mind... cheers...
