    can use normal downlights for display cabinet? my ID suggest using LED cos not so hot, but LED bulbs are pretty expensive...

    bought a cellini calypso+bedframe+mattress package last Sunday. still undecided about Futura console yet. today, viewed our display cabinet/wall proposal today already! simple/neat design, just the way we like it. hope that our choice of white laminate will turn out nice! chosen paint colour today too! now counting down to our second appointment in < a months time! next up : to shop for light fixtures

How do you all management renovation works payment? 1. how/when to pay 'commencement payment'? during keys handover to the contractor time? upon confirmation of drawings? materials? 2. how/when to pay 'progress payment'? is it when work is completed, then you pay? 3. how/when to pay 'completion payment'? is it after all defects inspection? 4. if part of our works are delayed, can i opt to pay for that item's 'commencement payment' only upon commencement? sorry to ask so many questions. i am only used to managing huge building projects previously in my work capacity (where they have a clear system of payment), so do not want to be like using 'bull knife to kill chicken' (cos mine is really a small reno job), but don't want to be shortchanged too (cos i worry after paying upfront, the service level may drop). TIA!
  7. - me - me cos all joint account (even email password i also have; and i have free access to his iphone/sms) - what home computer password? no password. - ?? should be using husband's name when we get the key to our first home. when we were dating, his home allowance and my work salary used for dating expenses; his NS pay and an equivalent amount of my salary went into our joint account - which we later use for our wedding expenses. so even now, we don't have any separate bank accounts. it helps that we are both sensible spenders.

  9. clerk of works, i would say is very impt cos he will serve as the pair of eyes on site as the Architect cannot be on the job everyday; you certainly cannot trust contractors fully. as for QS, it depends. do you know the function of QS? if Architect can provide QS services in terms of contractural advice and costing/estimate advice, then you need not engage QS. the advantage of getting QS is that most architect are concern on design matters; most wanted award-winning design hence if you have an independent QS, he/she can provide an impartial advice on cost matters. after the project had ended, the architect can concentrate on defects rectification process, leaving the QS to close the final accounts. also depends on how big is your project and procurement method. if you using traditional BQ projects, QS is highly recommended. if you doing design and build or Lump sum contracts, you can do away with QS services if your project is small, but you must be on-the-ball on keeping an eye on your budget. what is your architect's concern? additional fee incurred? jmho. (fyi, i'm not a house owner, but was from the construction industry, so my views are as such. )

  12. my latest surprise was the dad bringing the kids out for breakfast and letting me sleep in late on a lazy weekend morning; just when i thought the kids had starved, surprised to even find lunch in the oven for me. our usual 'romantic getaway' nowadays is sneaking into the kitchen to enjoy magnum icecream without the kids swamping over us and fighting for our attention.....and the dessert treat.

  14. this type of money don't save. go for student care. when the dad is around, she can don't attend student care for that day (although there is no fees deduction). if no one around, who knows who will tailed her back to your place? despite all precautions given, an 8 yo is still an 8 yo - cannot fight strangers or be fully prepared for unexpected attacks.

    hi jaskel, thank you for your response!! can i ask a silly question....so all downlight fittings are more or less the same size??? i thought downlight fittings are square or circle shape and standard type unlike those ceiling light fittings.
  18. I didn't want to renovate our new place initially cos of the hassle of sourcing and dealing with ID/contractors; besides ours is a simple move-in condition flat. Hubby however wanted very much to do at least something to our new place especially the bombshelter. So after 5mths of waiting for our first appointment, and 1 mth before getting our keys, and a few nights of 'heated/intensive discussion', we compromised to only do up the living room only after I managed to get someone to recommend me her ID (the other contractor that someone else recommended me never returned my call) who is willing to do our small job. Now that we are newbies to this, we hope that forummers here can guide us and give us advice along the way. Thanks in advance! My first query will be, does a normal quote includes supply of light fittings and switches? I thought they don't cos the ID won't know our requirements but my husband thought that it should be all in and at least they should give a budget for that item when quoting us a figure. So the practice is do you guys usually source your own fittings/switches for the contractor to install, or your ID will source for you??? TIA!
  19. my id quoted for supply and install of lighting points and labour to install lights. does that mean that i have to source for my own light fittings? what is the usual practice? if i am to sourch for my own light fittings, where should i go to? is it standard size? TIA!

  23. if you had used the above argument with HDB, they will tell you that you are not obliged to take their housing loan and is free to take up bank loan. bank loan also need upfront certain % payment in cash (i think). if we want to use their concessionary interest rate, we dont have other rights to bargain with them. i had already given up talking reason with them as they will use their policy rule book to talk to you.
