  2. hi new! surprised to see u still awake at this hour! yeah actually alot of ID ask me this question - is the room necessary n will my walkway look small...?? even got one ID wanna quarrel with me liao... haha.. originally, that place is to let people have dinner.. but i jus feel it is really a waste of space + not enough light + no wind to eat there.. not comfy.. when uncle make my room, he measure for me to make the walkway to have at least 1.2m -- the result, walkway still ok.. (update pic later) my house is really ugly layout -- it is a big challenge for me but i most welcome suggestions!

Finally, this is my floor plan of my dreamhouse... it has the worst layout one can ever imagine... alot of wastage and weird odd corners.. this house is just 9yrs old, i really wonder why the designers nowadays can design a house to be in such a layout.. Anyway, I already bought the house -- so I got to crack my brains to revamp it.... I have restructured most areas and alot of hacking works to be done... I went to many many IDs (30 plus) to quote me. Quotes were as high as $70K. Averagely also quoted me $50K. Finding a house is not easy, renovating ain't easy either. It really wasn't, I am sure those who gone through it would know what I mean... During the quotation stage, it was really tough. Even went to source for direct quotes from tilers, plumbers, eletrician and etc... Well, can't save much... Here's the original floor plan: Here's the MODIFIED floor plan -- modify n modify n modify at least until version 10 liao... Things to do: 1)Masonary All floor & wall tiles in the whole house hack & replaced with homo tiles Alteration of toilet entrance Construct a new room Hack kitchen walls to create open concept 2) Plubming-Whole house piping including hot water point for 2 toilet 3) Painting 4) Plastering for wall affected with hacking / building a new room 5) Almost whole house false-ceilings / LBOX (Living/dining, 3 bedrooms, 2 toilets and kitchen) 6) Change whole house iron grilles 7) Install alot of new lighting points 8) Full height feature wall with TV console for living & master room 9) Full height bedhead for master room 10) Walk in wardrobe 11) Change Bedroom doors to veneer 12) Install glass sliding door @ kitchen and shower screen for 2 toilets 13) Vanity cabinet c/w mirror with storage and light pelmet 14) Kitchen cabinet 15) Shoe cabinet.. The list goes on with several minor items... The damages have yet to be confirmed ^_^

  9. i used to be using ariston, i dun think i have leakage, but the heating up is very slow... n, sometimes, the water suddenly hot, suddenly cold... is this normal for all storage heater... is city gas heater better??
  10. i have a fan with lights and i dun think it affects the fan speed... if u want strong winds, go for bigger blades?
  11. before i buy from gaincity, i went to allbest n courts. all told me gaincity giving extended warranty is a gimmick... they will force u to sign up a service contract costing $800+, if not, they will void the extended warranty.. i have since asked gain city, they told me it is up to me to take up the service contract anot... my extended warranty will not be void even if i dun take up the service contract.. just to take note on this if u going to buy from GC. also, check out their : (this is another company's version) To supply and install the air-conditioners in surface mount with standard one roll of G23 copper pipe, 1/2” thick Class “O” thermaflex insulation for indoor unit and Class “1” black rubber insulation for outdoor unit, 16mm pvc pipe, pvc trunking and cable. i am going to confirm with GC their standard package...

  14. if i am not wrong, panasonic do not have system 4 for the latest model? if u intend to buy from gaincity, go to the marina square branch, service is very good...
  15. if u study closely, most of the laminate brands are relatively new and all actually singapore companines... so u must consider on the after sales support...i am not selling for supreme, but my friends who use supreme praises it for good after sales support...
  16. i tink alumix is more for its branding name... ikea one -- seems cheap but if u do the sum, to add in the doors, it is no longer cheap... if u been to their showroom in tampines, u will see the one on display, the shelving already warp... the wood part is not so lasting and take note the pole can get rusty... also, u need to drill holes in the floor and the ceiling...after taking all these into consideration, not very worth...
  17. no dun go to ID to supply LED..will b vvvv. expensive.. go to sim lim tower.. one MR16 3W cost about $25 only.. can advise how to DIY LED?? cus i thought must get it installed via electrician
  18. hi limck i also approached baroque... i must say they are very prompt in giving quotation and layout plan... but end up never take from them due to pricing... anyway i will take photos and upload it... actually considering to install LED instead of downlights.... ALOT of cost savings + no UV+ no heat!! only thing is the price...

  20. hi vomit i understand... i cannot tolerate cracked tiles... so far ah soon done my house which i stayed in for 5yrs, no problem... sometimes contractors just to save a little, causes us so much problem later on.... really hate that.. for paint job, some areas u need to have 'sealer'.. my previous house, cus of HDB structure, alot of my neighbours have cracks lines on the wall and dampness... so contractors will tell u to put a layer of sealer before u paint the house.. it usually cost about $200-300 depends on how big is ur house... so sometimes, the building structure also matters... for paint, easy, specify the brand of paint and be present to see if they are painting... best is, put a layer of sealer...
  21. fyi, uncle must chase chase chase... if not, he think u can wait one... but must chase reasonably also ... my house started in august so now, 70% done so far.. left false ceiling n carpentry i think...
  22. hi lim yes, in fact the lighting shop people tell me the good thing about cove lighting is: 1) The t8 is cheap n good 2) lighting does not directly shine onto u, --> less UV and less glaring 3) bright enuff to reach newspaper n stuff.. of course when u got guest or etc, must have downlights...u got ur reno ID already? u can come n see mine, i think the cove n etc coming up to install on saturday... wat r the things u doing? mine also alot of ID price can't meet...
