  1. Just bought the 1 x sensa 5 at RM567 and 1 x V touch @ RM463, 3 x wall fan @ RM 190 each, 1 x exhuast fan @ RM92 and 1 x stand fan @ rm145, paid GST @ S$53.00. Total damage RM 1837 + S$53.00, if buy in singapore, sensa 5 cost around S$500 and ceiling fan around S$136...not too sure about others. Took me less than 3 hours to drive in, collect the stuffs and drive back ti singapore.

Hey, bro, that's what i did too...after i sold my hdb house last year, was desperately looking for another unit, as the agent that sold our house was not doing his job....go guan yin temple and ask....no direct answer from guan yin....ask many time also like that....we see it as guan yin want us to cool down and plan again....it drag for a few months and yet we cannot find our dream home....give up the old agent and get another one, within a month, i got my bank loan approved and bought our dream home and yes....this coming friday is our completion date..... Talking about Feng shui, my own experience, my old house did not do any feng shui, after i moved in less than 6 months, i got retrenched....but still dun believe in feng shui....hold on till a few years later, really cannot tahan liao, get a FSM and look see our house, he wanted me to do a major reno again cos the reno i did previously was very bad in view of FS, but that time pocket already kosong.....manage only to do some critical repair....then things start to get ok.....but did not get better cos i start to believe FS that do wonders for me....so start to believe whatever the FSM said...what happened then no need to say ..until lately....i met up with one of my friend, we had kopi and ask him about some feng shui matter, he quote me one word...."朋友,一切靠自己" So FS or no FS, up to individual, but i think i have no ground to gamble further....

Goodrich is a company that supply wallpaper to all contractors/dealer/ID...etc....if your ID can supply you the samilar as what you had chosen from goodrich...with a cut of more than 50% in price.....then dun wait...get your ID to do it and make sure with all black and white written.... Even after a few years, those wallpaper start to give way....you can still do a brand new piece as compare what you pay for to goodrich.... Well, your last statement may valid, it is the workmanship they quoted or material without workmanship.... End of the day, your ID may just tell you the stocks for those quoted material are currently out of stocks or no longer in production.

Mine was 5 weeks, using bank loan plus cpf...private lawyer, at first hdb officer say 6 weeks, but we give nice story, so she said if lawyer can do it in time, 4 week also can... , but later lawyer give storey, said seller lawyer cannot make it for 5 weeks, so ask agent to call seller agent and lawyer, yesterday received lawyer letter, date stated is 5 weeks from 1st appt....
  5. The agent is playing "ti cum" games with you....show you 10 units and if 1 got your attention, he ho say liao...that's what my agent did, show me more than 30 units but none meet my spec, when i ask to change location, he disappear....
  6. ya...that remind me when i viewing house last year in ubi area....this prc house....they rented out the whole house but claim they are staying there....but when ask for 2nd viewing...got to specially arrange at a certain timing ......but we end up did not buy cos feng shui master say no good..... another approach for our garment to control the hdb price is to put a fix rate to all type of flat.....if sell above this rate....it will subject to heavy tax.......or implement coe....hehe...you got to bid one first before buying a flat from hdb.....
  7. Not advisable unless you can find back the same supplier who did for you previously....cos in the midst of alteration, part spoil....how....argument expected.....just my 2 cents...

  10. Hi forgotton, you mean you never see the seller when viewing the house... I kiasu type, i want my agent to make sure the owner is around when viewing the flat, i signed the otp in the seller house and demand all particular of the tenant in the house, you won't know it maybe a ah long house.... I drive there to look see now and then to be sure no o$p$ lettering around the block....

Hi berry surprise, I was indeed surprise to read about your encounter with your seller and agent, from those previous earlier posts you wrote, thought things had gone well after found your sweet home... , me no better then you, if have read about my post, the agent denied he had given up looking for us a new flat, reason is he cannot find he right unit that we want, wtf, looking at saturday paper, in pasir ris area, more than 50 ad and he said cannot find, and from my 1st appt to 2nd appt, not a single call from him, eventually we had a faceoff in a coffeeshop together with my fren who intro him to me, F him off with a check issue to the company, he wanted me to transfer the comm to his bank account initially, but i wanted an official invoice... So for your case, i think if you have not sign any agreement with the agent, play with him lah. For the signed agreement for your seller to extend the stay after the 2nd appointment, show him and agent the hdb reply you got and get him to explain why in first place never warn or alert you that it is against hdb rule to extend the stay after the 2nd appointment, since they had make you busy since day 1, do somethings to make them busy back lor...
  12. Ya...we sure hope there is an opportunity to source things out face to face, not our type to deny the comm payment as mentioned earlier, well, if he still want his comm, he should initialte, afterall, he back out first, but if he choose to do the hard way, well, what can i do???
  13. Hi all, Just an update for my case. Though the agent stop to look for the resale flat for us, he still turn up during the 1st appointment and 2nd appointment, but we ignore him totally, only he ask question, we answer, during our 2nd appointment, we did not expect him to turn up but he was there, probably want to collect his comm, but we dun bother him at all, after we sign the document with the hdb officer, we simply walk off, totally ignore him. I wonder now how will he do to get his comm from me, few days past and no phone call or sms from him, maybe he is getting lawyer to send me love letter. Any suggestion/comment is welcome, if he really send a lawyer letter, what should i do?

  16. wa...so serious.....for me, i was thinking whether to clean up the house before handover to the buyer... BTW, when is hdb sending out the 2nd app letter, mine is on the 24 nov, but till todate, no letter from hdb yet...
  17. Wow...sound like you had a good catch.... just curious, what does your agent done or how he assured you your worries will not be worried...especiallly on the waterproofing issues
  18. Super high ceiling??? Is that the top floor? Have you consider the waterproofing issue and how old is the flat. I once view an unit in joo Seng area, top floor, house is big,price is right, but when I look at the ceiling....too many cut and paste lah.....I ask the agent how? He told me can get hdb to do the waterproofing if things get worst...you want to go thru all this? Of course, if yours not a top floor than no worry lor. I am a serious seller too, sold my tpy flat 10k above valuation, so don't worry too much, if you think the price is right and you like the place, then dun wait liao.

  20. Aiya...i 1st timer mah.... Supposed to call you hor, down with diarrhea and fever, now resting at home, will definitely call you when get better. Problem is i trusted him cos is intro by friend lor. Well, if the agency can provide me a good reason for his failure in service, i may not want to drag, i still have to pay end of the day, he had work to earn it.
  21. Wow...you see what will happen, had happened.... Me and my wife sense things are going wrong when the agents arrange only 1 or 2 viewing a week, and eventually no update or feedback from him after we told him to look into other estate..... Maybe i should call him as suggested by others, but why should i, people who i dun know, like yourself, offer your services, while on the other hand, this agents is intro by friend, so this deal is "pau chiak", so why he give such lousy services, only he know. Mine requirements are not too much, not too low floor, whether corridor, corner unit not a maater, but the only issue is the main entrance door facing, it had to follow my feng shui sifu direction, and he know that for people who see feng shui will take a longer time to search for a suitable unit. And maybe you dun belive, though i had given him the facing i want, he can still arrange for viewing which the facing is totally out.... ..... Luckily, we had most of the issue settled, temp accomodatiom and store for our furnitures....etc Thanks for your offer but for the time being, i will let things go by nature and see what happen next.   22. Knowing his service level, i dun think so i will give him another chance to give me further headache. I doubt he is able to do what you had suggested because most of the houses we view are founded by me through newspaper or website, all he need to do is call them up to seek further info and arrange for viewing, if they are not happy with that, then i really no words to say leow...

Me and my wife had been thinking hard this 2 days, quite sure we did not sign any exclusive agreement, and we dun intend to play hard on this agent as he is intro by friend, but still sibei TL kana play out ma.... so just want to find way to give this guy a lesson, if he does not want to continue servivice us, just drop us a msg is good enough, why go disappear and no feedback or update from him. I will still pay him his comm, maybe not full and drag till i found my new home, of course not by him anymore. BTW, he is a senior associate marketing director of the "P" company, with "kelvin **** & associates printed on his namecard, who can i write to? Anyway, this friday is my 1st app, we will see whether he turn up or not.

But,should the agreement still be valid even if i did sign one with them (cannot recall or not too sure whether we had signed it, and also not wish to call him up for clarification), after they went disappear and no feedbacks nor update from them? He did go thruogh with us a long list of do and dun's but we are not sure wether that's an agreement or not sure whether we had signed on it. Definitely there are other agents keen to take up my case which already a few offering their service, but i would like to make sure my previous agent had nothings to claim further beside his comm for selling my flat which he entitile to, as we had verbally agreed to 1% sell and 1% buy, if he has fail his duty for looking a resale flat(which he had and disappear for more than a month), he will have no case for claiming additional comm for selling my flat which we initially agreed at 1%. another question i had is, when paying comm to the agent, should i request for a official receipt with the company name he is representing or just issue a check with his name? What if he can't issue an official receipt, can i don't pay him. Where can i report him to for his fail of duty, or if we are sure we did not sign any agreement with him, we can just ignore him. Appreciate further enlightening..
  25. Hi all bro and sis, Just found this great site on housing issue, need a little bit of advise from you all. Here is my case. I have engage an agent(recommended by friends, can't really remember whether we had sign any agreement with the agent on exclusivity, but verbally, we had agreed on a 15 sell, 1% buy basis) to sell our current flat and at the same time buy another resale flat. This agent was rather aggresive in selling off my flat and he did it in less than a month, OTP signed and 5K deposit received. Now waiting for 1st appointment. Now when come to looking for the resale flat, me and my wife done most of the seraching and inform him to make appoint for us, after viewing about 10 units of resale flats, we still not able to find our dream home. Then we decided to change our location to other estate which had more sellers as compare to the one we are looking at, it was then the agents went missing and we did not hear from him for more than a month, we know he is still active in selling cos saw his advertisement in strait time. My doubts now is what can i do with this type of agents with un professionality in serving their clients, he did not advise us on anythings, only we ask he tell us, there are so many issues like bank loan and cpf....etc.....so many traps waiting for us to fall in if we did not see it clearly, we nearly commit a 5 rooms flat but luckily my wife dun like it. My wife and i had discussed and we decided to still pay him the comm for selling, but are we still tie on to him on the buying? It had crossed my mind that i want to refuse to pay him any comm, if he think he deserve, go get a lawyer to sue me......but it will like become him if i do that and for that couple of thousand.....not worth lor.....but still a bit TL for being playout by such people. Any suggestion what other option we have, we planned to look for another agents after our 2nd appointment. Thanks
