Are you sure these sites are "great"? They say do this and do that, don't do this and don't do that. This direction is good, that direction is no good. Never explain its "logic" is one big question, or, even with minor explanation, always associate it to qi, energy flow lah, magnetic lines lah, offend this and offend that. Explain = no explain = hit around the bush=never hit the point!

1. When it is under HDB's regulations, MOP remains at 5 yrs. Once obtained strata title, MOP not in force. Say, now 6yr-old, must stay 4 yr. 2. When become private, all can buy. Personally regard this as "not so worth" to buy, simply there are better options out there. L99 private ownership exchange hand quite frequently, like changing cloth. Maintenance fee keeps increasing, common property(facilities) get aging and depreciate, buyers always like "NEW", unless no choice. Rule of thumb for L99 private, sell away before 10 yr old, unless intend to stay for long long. -

You've 6 months' "grace" period to "dispose" yr current 4rm. You should find out your exact "period" first. 6 months is calculated as such from "completion" date of 5rm, to resale application submission of yr current 4rm. Appeal based on: 1. 1.5 months "extended" stay by 5rm seller, hdb asks you to seetle yourself among 2 of u. 2. Sell to PR only to have "better" price? HDB asks u to fly kite alone. Add: After completion of 5rm, you would have received letter from hdb to "remind" u to dispose yr 4 rm within 6 months from date of completion of 5rm. From marketing to OTP sign could take you, say 2 months, resale application till completion(4 rm)would take you further 4 months. (May be now 3 months or less) -

Ordinary glass sent for "heat treatment" becomes tempered glass. All glass has refraction index which is defined as speed of light travels in vacuum/speed of light tavel in glass. Light speed in glass is slower than in travel in vacuum. Go to swimming pool & see the object at bottom of the pool - seen & actual are in different locations. Because pool is very much "thicker" than the thickness of tempered glass, so the effect is quite obvious. No way to know if it is normal or tempered glass, unless break it! -

Don't know the resale valuation bodies got conspire with HDB or not. Or "give face" to HDB's policy, purposely "down" the new valuation of houses. Hougang EM kena? What I know of pte banks now "tightening the belt" purposely and down the valuation price to sing the same song with gov. Baywater, ground floor one unit owner refinance - valuation = $100k less that unit next door just sold. -

Wow lau, by reading the thread header and content - 15ft "in front" of main door. Indeed rather "far away" from main door, in today's residential area. Must understand what this "qi" is all about, retain the good ones, bad ones let go. What are good, what are bad? How to retain? How to let go? Anyone ?, don't shy shy le, just share your thoughts. I guess all of us like to know "What" is it and its importance in fs context.

MCB shouldn't trip in heavy thunder. During heavy thunder storm, atmospheric pressure low(except during summer), conductance of electricity supply lines become "unstable". Always having high "spikes" riding on top 50Hz sinusoidal, so any devices which have low impedance with respect to ground, tend to have earth leakage current which trip the incoming mcb. Get an approved electrician to locate the trouble.

Difficult to provide insight le, don't know where & how to start, it would be long story to convince you. Let start from wu xing, we all know that: 木生火,火生土,土生金,金生水,水生木 木克土, 土克水,水克火,火克金,金克木 and 造化之機,不可無生,亦不可無制。無生則發育無由,無制則亢而為害。必須生中有制,制中有生,方能運行不息,相返相成. Here 克=制。 Below is what I wrote to one of the forumers, applicable here: "Qi" in a house is a very "cheem" thing to me, still learning, dare not to make conclusive comments. However, instead of using the word "qi", I think it is more appropriate being replaced by "feel". Different ppls having different "feel" to a same environmental setting. The "feel" would therefore be subjective to individuals' values/beliefs. Ying yang comes first follow by wu xing to explain the relationship(survival, interaction, etc) in this universe, by ancient human. The basic concept of wu xing is to classify all objects(living or non-living)on earth, into 5 elements (wu xing)[ The way of classification has been an argument]. Example South = fire=red, west=water=black, "up, and growing" = wood.....,so on and so for... Wu xing has "ke" 克and "sheng" 生functions. Object A "ke" object B, but "sheng" object C, etc This is where the fundamental of TCM based upon. Imagine we put a human(an object) in a setting(a house, with many objects), some objects "ke" some , but at the same time "sheng" some (very much like a habitat, self regulate and the "strongest" one at last, remain or "win"). "House audit" , in term of geomancy, is actually a study of surrounding objects' "ke" & "sheng" characteristics and re-arrange them in such a way no "ke" to human, but all the "sheng" to this human. You should consider yourself lucky that I explain this to you - I took many years to comprehen this "basic" principle, as I was somehow or rather being misled by some books. Ok, if must speak, up to now, I believed the "qi" within house is the "resultant" of objects' wu xing characteristics. The is no such thing as "no qi", "little qi" within a house. It is rather more logical to be expressed as the "qi" is more "ke" natures than the "sheng" natures to the human. Examples: 1. Color- affect human's mood & mental, therefore temper, "good" color "sheng" to human A since he likes this "good" color, but this "good" color may be a "ke" to human B, stay in same house, who doesn't like this color. 2. Furniture type, lighting type, arrangement of table/chair,....etc may suit A but not suit B. Suit= like="sheng", no suit =dislike="ke" So on and so for. So, I would say, a house with good fs is one that suits occupants' tastes = they likes. This explains also why young couples feel uneasy(therefore can't get along well, after prolong time, short time still can "tahan" or tolorate) to stay with "old" parents' house whereby lighting, furniture type, color,...etc not suiting the young couple's tastes. To go further, discuss with all occupants, take furniture as example -found out the "common" like and buy that and put in house - everybody "sheng" - now got it? All human subject to gravitional force, whether a beam or ceiling, or a lighting are the same - could anytime give way and fall down. Just try what we can to avoid the "direct" object(lighting), if no choice (beam), have to leave it to "heaven". Ok?

You missed the PRs siblings(same parent) who can buy hdb resale at age of 21, then balak kunpong and keep the flat in Singapore for rental yield. Singaporean singles allowed only at age 35 to buy at open market, but the single can "join hand with parents"- but if the father or mother have taken twice the hdb loan, then they MUST get bank loan, or "join hand with bro & sist" - all 21 & about. Some "unfairness" to Singaporeans and the BIG HOLES are favouable toward PRs. Don't understand why the scholars are myopia till so jialat. I think MND's MBT & MHA's WKS should review HDB's eligibility home schemes TOGETHER, one for all & all for one. -

My jaw drop! All building got beams & pillars, no such thing as "more" in past & "less" now, all factored in. Only cosmetic issue. "hidden" beams do not mean the beams no longer there, same for pillars. For visual pleasance and mental peace as to "unsighted" and immovable objects within house, either - Cover them up with something more pleasant to naked eyes. If can't do anything to the objects, - Close your eye, or - Let imagination run wild. Or sell away. No more and no less.

What's this Leong SH talking about! He is actually comparing "Public scheme" vs "citizen/PR siblings scheme". -Former (singaporean)needs "parent"+applicant , or, applicant+"siblings", above 21 yr old - Latter (Prs) need applicant+siblings, above 21 yr old, provided parents not permanently staying in S'pore AND parents not SC or PR. Actually, these 2 scheme are on "par" to each other. However, questions/problems: PR siblings can choose to leave Singapore right after purchasing resale and leave it for years for appreciation or even for rental -HDB doing any tracking/followup? -Making sure no "rich" PRs sibling "misuse" this scheme. - Should there be more "conditions" to be added to this citizen/PR sibling scheme" to prevent from "misuse". like: Ban them from renting out beside own stay? Agreed that, this scheme can be easily "misused" by PRs siblings and make "less chance" for singaporeans who are genuinely need the house. Give some time, say, till end of this year, see what MBT says about this. If not mentioned, will do a strong "feedback". Ok?

Actually we should give thank to HDB who regulates and setup the "valuation system" quite well and neutral in some sense, otherwise it will be quite "messy", like what is happening in private resale where no VR is required during selling = that's to say buyer has to somehow settle the VR himself to secure mortgage loan, as loan subject to certain % of the "valuation price". Each valuation to pte unit cost about some $600, if no loan taken. Each bank has their own pool of evaluator... - VR is good for both buyer & seller, so less "arguments" over price. But has created the COV issue. The COV issue is actually an insult to HDB or its valuation bodies in one way or another. - For HDB resale, most of the situation, is VR done before selling. If buyer wants to "revalue", he should absorb the cost. Report takes a week or so to be "baked". - If the seller is confident & mkt-well informed, he needs not to make any VR, like me in 1997, & the interest buyer needs to get one arrranged by himself or agent with the consent of seller (to open door for evaluator to see see look look & take pictures). - VR lasts for 3 months. - So long as the validity is within the resale submission date, then it is ok. - Buyer needs VR to secure mortgage loan, unless he needs no loan. Cleared?
