Quite true in some sense for private resale buying: Must really do the homework to estimate the "market valuation" of the one you are buying. The URA web is a good & "neutral" guideline. A 6-month moving average value is good enough. "Sensitive" locations like Geylang/balestier, be careful, not all financial institutions willing to lent 80% ....... Paid the 1%(1% resale, 5% new) & cannot loan the require amt then 1% gone. -
No loan therefore needs no valuation report lah. However, to activate CPF amount for residential, need to submit form. Yr friend's cash or OA must be par par, can be-friend.

The "time-bar" issue causes much confusion. The key is "MOP". MOP varies with different mortgage loan sources, and also the time( cut off date : 1 March 2009) the resale bought. 1. Say bought resale before 1 Mar 2009, bank loan. MOP=1yr, Must stay for 1 yr. Cannot buy private pty also. Can buy pte only after 1. Then can rent whole HDB out with HDB permission. This is my case, MOP = end dec 2010. 2. After 1/3/10, resale, MOP=3yr, bank loan, MOP=5yr, HDB loan. Bankloan so much cheaper than HDB, why take HDB yet kena 5yr.? 3. If you have pte, can buy resale any time MOP = 3 (pte loan)& 5(hdb loan), must stay at hdb for 5yr!. Correct? -

Must understand, smell spreads(not conduction or convection)from denser to thinner "space" though a process called "disffussion". Cut a potato in U-shaped, put salt water in, put the whole potato in a bowl of plain water, after some time, the plain water becomes salty. You can "overide" the smell which u don't want by spraying some "air-reflesher" with smell you prefer - but not soving the root cause. The air mixed with 2 smells with the one you prefer being the predominant. Ppls put vinegar is for this purpose. Vinegar is citric acid which "burns" your lung's cells in long run without yr notice. Charco by whether wood or bamboo, or drying agent like Hippo, absorbe the smell particles, but will reach saturation soon & eventually loss their fuction. A more "practical" way is to have ceiling fan installed & open windows/door, by "forced" mixing of air, smell will get alway slow (to other ppls' house!). That was why I installed 2 x 56 inches KDK ceiling fans (hall & dining). Another more "fine" way is to get a $3,700 "water-based" vacuum cleaner. Add drops of perfum you like into the water container, switch on the motor, move the cleaner. "bad" air in, "nice" air out ! Recently just bought one, fantastic!. -

Last yr while selling, asked exclusive agent to arrange for a Valuation, she told me bank would charge $600! So I did not go ahead. There was one time, the buyer did bring a valuator for valuation after OTP signed, but I wasn't around. I did not check how much he paid. Agent did mention the valuation cost, usually charge to the loan mortgage one takes. -

- Rule of thumb: legal fee $3,000 for all transactions. Want to save the $500? Take your time & effort calling here & there. - If take bankload, legal feee = subsidied =$0 but actually charged toward the interest you'll be paying. - Mortgage fees, can mean "many mortgage-related fees" - application fee, valuation fee(for buyer), early redemption fee, etc..., this fee usually "transparent" to applicant. Already charged to somewhere in the package. - Valuation fee, if applicant takes loan package, it is usually "free" for private property. - Rule of thumb: Valuation report: $600 for private property, if no mortgage package taken. - Same lawyer for both buyer & seller - can happen in many situations, especially when one party does not have a preference of choice, which is more of the cases. I used buyer's bank lawyer last yr when I sold my condo which has been fully redeemed, so buyer "has more say" when he took the mortgage loan package. -

Price now up abt 3 % as compared to mid June when I went.. After some study of view/sunlight/geomancy/orientation, I found this stack blk 468 is the best(though behind is muslim ceremetery), #05-27 is a penthhouse, total flr area =1851sqf, price then was 1,655,100, therefore 1655100/1851=$894psf. This stack is at "highest point" in the Siglap hill, you you notice. I like district D15/D16. -
My "standard" took me 3hr+ to troubleshoot a 3 rm unit, can you? I'm was in power electronic trade, eveyday dealed with big cables. Kena electric shocks > hundred times, one time in korea, shocked and fainted, carried to hospital. Did testing at site, so hot till 68 deg sprinkle burst all water spread to live panels, you could image what happened next.

The picture posted by therat is a "2-pole MCB". To my understanding, HDB unit's Distribution Board installed with all the "1 pole" MCBs. The "2-pole MCB" picture looks very much the same as ELCB. Leakage current usually set at 10mA, those in hospital's ICU set a 5mA, the patients cannot tahan the sudden electric shock - may die! Single-pole mcb come with "thermal trip" function, it trips when the built-in bi-metallic strip senses overheate = overcurrent.. From the way you described: Raining....be careful September is coming, I have "Sept sydrome"- my ex-job, singtel started to call me when it rained with lightning strikes, many base stns' electrical power tripped due to poor grounding(dirty-earthed).

Look like an earth leakage trip instead of overload trip. Basically, you need a megger tester which generates 1KV or 2KV. Actually 1KV is enough, 2KV may accidentally spoil your device. 1. Unplug electrical device (lighting exceptional - most of the time is the ballast which has partial breakdown insulation wiring that partial short to chasis or earth), measured (3 pin plug)'s earth-live, & earth-netruel. If find readings less than 5k ohm, then that device gives problem. 2. Lighting more complicated - need to dismantle whatever cover, untill you see the L, N, E points of the individual, isolate the 3 wires out to make that lighting as "standalone". Inject 1K volt between E-L,& E-N , if readings < 5k ohm, that device give you proble. Again many years back, took me abt 3 hr + to narrow down & identified one ballast's leakage. Suggest you start from devices with 3-pin plugs first. Normal ohm meter also able to do the job, but not so accurate hor.

Sharp observation ! Remember: Rule 1: "Golden goose" cannot forever keeps hatching "golden eggs". Rule 2: High risk = high gain, reverse is also true: high gain = high risk. Rule 3: S'poreans are Kiasu & Kiasi = want the "gain", don't want the "risk". When is my turn? That was why got all these high COV things lah. -

A few "super long" roads in s'pore, serangoon is one of those. Gov is doing some painting work upfront, like sale man selling a product, talk about those "good" points, hide away those "bad" points. Our econ model is "exporting", our 2 export "absorbers" eurozone & us kena badly injured - take quite some time to recover. China pty recently drop 68%, HK's "super pricier" house sale kena "dead in the womb" being investigated. Upfront seem good & bright, behind...sigh, like restaurant & kitchen - swee swee in front, back got rats & .......run here & there. Seeing is believing. Don’t make promise when you’re in joy. Don’t reply when you’re sad. Don’t take decision when you’re angry. Think twice…..Act wise.

Now, I hardly see household having round dining table. My eldest bro has one but only abt 3.5ft dia. "Round" is good-no beginning no ending, signifies good & long standing relationship. This corner-terace seems "long" - same as those in Thomson's Sin Chew Walk. Look like will be quite stuffy in living & Kitchen. A friend of mine has one "long" in sin chew walk, knock down wall betwn wet & dry kichen. Sliding doors between living & pato. Tall ceiling of 2nd flr fixed with transparent windows (use bamboo stick to open & close! They forgot to use rc contriol)

Ah Tee/Ah Muay, heard of hougang 3rd "stone", 2nd "stone".....?, whole stretch upper serangoon till Ponggol point all stayed the Teochew ppl. I'm 100% Teochew, When I was a boy, I & my late mother always frequent the mkts along "Lim Tua Tou Rd" &. That time, all ppls use "underground water", the mkts stall owners used udg water to do many things....endless. It reminded me those roads named after "fruit trees". I ever plucked rbt there. The land behind serangoon sc got quite a few rambutan trees then. May be able to find some "wells" in the shophouses. Payalebar Methodist Girl shifted, Police stn also shift, sigh.. too many things changed, now Minton comes in....

Think far far, see slow slow, act quick quick. URA/HDB seemed not worked in "same tune" with immigration Dept caused a "lack in supply". Now quick quick release land and build BTO, will take 3-4 years for these houses to be ready, price will have correction then hor.
