  1. Nothing wrong with whether Chinese or English speaking. I speak Teochew, Mandarin & English at home. My 2 kids also know how to speak these. Main points are: - Always "follow" one who can lead. A good schooling environment will nuture/encourage a young heart to excel, absorbe new knowledge, and always wanted to "move ahead". The schoolmates around him/her are important factor to "move" him/her either "up or down". I'm saying malay is no good in academic study. With too many around, will "pull" down the "standard". Hope not offending any malay who read this. - Young minds are like a spong, absorbe inputs fast but without filtering, as parents, need to do "filtering" for them. Watching TV serial programme is a waste of time. Must cultivate kids with READING habit which is the key to learning. I bring 2 of them to public library bi-monthly since young. Now, everyday, they reading straits times. Sometimes read Shin Ming Daily. Some kids born with "auto-pilot" skill, some needs closed supervision, identify their needs and apply the required. Not easy as parents, especially after a day's hardwork.....
  2. Feel sorry to "correct" you on one of yr thinking: - Non-superstitous people, like me(haha!), read & believe in feng shui. Though I'm a baptised Presbyterian Christian who believed in one God.   9. Relocating a FCU is not like moving table. You failed to understand what I've said "consealed", pipes, trucking....after that still need to "make good" to location where FCU originally sit.   13. Just to express some experience here: 1. If ppl gives me "an inch", I will make sure to pay him "1 feet". "Ren qing" can't be measured/pay/buy in monetary term. I owed my mil too much... 2. Previously (1st 5-rm), mil even put little padlocks over those widow grilles with cable ties. That was when my 2 kids were young. I used to open grilles for watering the cacti, sccullent & hydroponic plants(morning sun).eventually, gave up the "hobby" temporary( almost 12 years!). Found these grilles very obstructing! 3. She even got "arm strong" padlock for the gate.. sigh.... Found very troublesome everytime in & out my own house. There were so many keys get herself confused, always. I just make sure hang one set at back of main door, at all time, for everybody to escape for just in case. One good thing, she seldoms close main door - at least same tune. 4. After shifted to condo, luckily no window grilles, however, still see the "arm-strong" sigh...main door remained open. See my plants again. 5. I did false ceiling & those "boxes" with PLC downlight to counter the visual effects, beam become not obvious, except the one in Kitchen which I cannot do ANYTHING.   17. - Very likely airrcon man's check will land you nowhere, except paying him service charge. - FCUs built with motor fan, coil with fins, electronic board for RC and temperature control, filter, mechanical moving damper... - The copper pipe where coolant flow from & to compressor & FCUs can get corroded and leaks, and those joints at FCUs & Compressor, expand & contract over time, always cause minor leakage & coolant evaporate over time. - Compressor sholud be of non-inverter type (9 yr old?)only either "on" or "off", wear out very fast, up to 10 yr lifespan. - Insulation material also "harden" already, implying no effective insultaion, will see heavy condensation. Having written so much, conclusion: die die must change - now is the right time.

Loan 200k, 30 yr, 2.2%, monthly=$759 - Want to pay this amount for 30 yrs? Now how old? 5. Property tax, 1st @4% at annual valuation, 2nd @10% -5rm hdb annual valuation now at 90,000, 4% = 3600 per yr, 10% = 9k per yr. -1270sft, 4yr old @ bedok reservoir @ 150,000,4%=6000 per yr.(must stay there to have 4%) 6. Make sure bank wants to lend you 500k. 7. Have u included the stamp duty of condo? 8. 5% (cash) +15%(cash or cpf)+Stamp(3% of condo-5400)(cash or cpf)+....... 9. 15% needs to be paid within 14 days for "ready built" condo 10. 15% needs to be paid within 6-8 wk. 11. If cannot loan the money required & cancel the "buying", 5% bye bye. Any more?
  20. I'm looking for a "retiring" place actually, can do planting & counting stars at night. But now "a bit" early to make the decision. May be 4~6 years later to move in. Parents alway sacrify for their children. I'll not do a "strike" without reason/s.
  21. In fact, I found "too many choices to choose from" in buying. Quite typical scenerior: - Children's(primarily level) schooling/safety/travel time come first. I've "over" this phase, part of reasons I sold away the private unit last year, near RSS to a coupler who has children in RSS. - Children's (sec/jc level) public transport/travel time issue. I'm now located. I need not to fetch them as frequent as before. - Next phase will be a "retiring" place, parks, reservoirs, garden, seasides, can do planting yet counting stars at night. Hopefully monthly maintenance fee can be as low as possible.
  22. 1. Serve him a written notice, counter sign by both to void TA. Ask all out within how many days?? Any clause to support?.Bring muscular men with you for private nego...remember the rule of thumb: "He who shout louder will get it first". 2. Bear in mind, you are fully responsible for "anything wrong" , if the >5 subtenants theft, modest, drunken, noise....cause to neighbours.... & reported to HDB, you will kena letter...

You must realise one thing: Police handles only "criminal" natural of happenings, & once police take record meaning they "open a new case", they have to do something in order to "close the case". There can not have too many "outstanding" cases remained unsolved reflected in the monthly report, so, as far as they could, just "verbally advise", & don't open a new case. 2. This situation renders TA void automatically, don't tell me you have no TA signed. 3. Then "settle in private" lor - nego for new terms, if fails, threaten lah. Ask reporters to take pictures & interview them why they do this.
  24. - Not really knowing your situations, but I guess: - U want to include yr parents' name in the Joint or Common tenacy, so to make use of their CPF to pay instalment or partial? In eye of law, bankruptcy has no "legal title" to own anything = cannot put their names in Joint or Common tenacy, but can put them as occupiers. - Can't use occupiers' cpf account to pay loan. - Cash shortage? to do downpayment/instalment? Banks can "help" you by sucking your blood. - Self emplyed? Bankers supper scary of this category of people, & lend no blood for you to suck. - How to help, don't buy BTO lor !
